Yes Ayesha, the approvals from Noida authority and other concerned authorities are all in place. The project is located quite comfortable with easy access to major areas. Pari chowk is around 9 kms away and the nearby project is the Eco village from super tech builders.

Well the Bhumi Pujan for the project has happened and the construction work will commence in June 2014.. the project takes 3 years to complete and the builder will sign an agreement of 3 years starting from June 2014..

Ok...one more doubt that i have is which all banks are giving loans for the project and what percentage???
The broker was telling me that bank of baroda, HDFC,ICICI and Axis are funding the home loan. SBI it seems gives out loan only for under construction project and once construction starts in this project too they will apply for loans.

Before taking your flat possession ask for the Completion and occupancy certificate. Occupancy Certificate indicates that the building has followed all the norms required for construction of a building and legally approved. If your builder is not providing Occupancy certificate, then you may have to face the trouble in the future. Your electricity and power may be stopped by the local body and building can be demolished in absence of Occupancy Certificate.Before taking your flat possession ask for the Completion and occupancy certificate. Hi Kshitij!! A project get delay due to legal approvals and fund crisis. If there is any legal issue with the land, then it is very difficult to get any approvals. So, according to me, do all your due diligence before buying property anywhere in India for a hassle free living.
Hi Anil!! Even i am interested in a 2BHK flat in 1189 sq-ft. in Ratan Pearls, Sector-16, Noida Extension, Noida and inquired about this project. As per their sales guy, they have all the required approvals from GNIDA and HDFC, Axis, ICICI, DHFL, PNB Housing Fin Ltd. etc. are funding this project. Subvention Scheme or 10:80:10 is approved by Tata Capital.

Hello Kulshreshtha, Did you discuss with the builder in this matter? What is he saying? Ask for the receipt copy of the amount paid to the builder for maintenance and security. If your society is formed then raised the issue with the secretary of the society and ask for the detailed information. Q: I have booked flat in Himalaya Tanishq, Flat no Z-4 and was promised that the possession will be given in Jan 2016. In aug 2016 they asked to come and take possession but the completion certificate was not available. After that everytime they said that will be done in a month or 2. In Jan 2018 they asked for remaining money but did not mentioned about possession, when asked that whether flat is ready for possession. office personnel, Mr. Harish misbehaves and threatens.

It is as simple as that now you have given all money now where you will go? Every thing except pre booking or pre-sales is so pathetic. Now they do not care about your situation! There are many mixed reviews against this builder and this project. Many people are talking about the said amenities are not fulfilled by the builder and many others saying locality is not good for family living.
