Hi Himangi, I came to know from news that both housing schemes are suitable for people. People actually preferring both schemes. But major thing is both schemes have some advantages & disadvantages . The concept of housing scheme is aim to provide houses to those EWS or LIG category people. So according to me , this scheme is bringing some major changes in India Real Estate.
Hi Himangi, While maintenance issues routinely plague DDA’s erstwhile dwelling units, the Haryana authority has been quick on the draw to rope in private developers to deal with the prickly problem. In return, the developer would be allowed to develop 4% of the land for commercial purposes.

Q: Due to high demand in housing projects, developers are now cashing in on new & risk free business module.

My comments to replies
Hi Raj, Direct selling is the new trend which is set to create new benchmarks in the residential sector of real estate market in India. Nowadays, real estate developers across housing sector are banking immensely on a business model of direct selling. Via this model, they are openly approaching prospective investors to offer their dedicated services.
Hi Mr Roy, It is expected that direct selling model is reckoned as a tremendously profitable avenue that not only creates a win-win situation for company as well as target customers rather it builds a long lasting trust that eventually helps the company in tapping more customers via referrals.

Hi Mr Akash, Refinancing your home loan essentially means that you pay out your existing home loan before its tenure and replace it with a new one. It is an excellent tool to manage your debt load, reduce your financial stress while saving your money. It also ensures that you are not bound to one financial institution for the entire tenure of the loan.
Hi Guys, I am not against of refinancing home loan.Actually it is very much helpful. But in my point of view, refinancing your mortgage will save you money, but it can also be an expensive affair and one should undertake it only after ensuring that amount you save offsets all the settlement costs. Just be cautious guys.

Q: Saudi businessmen are now interested to invest in real estate market of India including oil, gas & petrochemicals under Make In India Law.
My comments to replies
Hi Lekshmi, Saudi businessmen have a good opportunity to invest in India's vital infrastructure sectors including oil, gas and petrochemicals under the new government's 'Make In India' initiative. The campaign launched by Prime Minister Narendra Modi in September aims at eliminating unnecessary laws and regulations, making bureaucratic procedures easier and shorter thus leading to a transparent, responsive and accountable government.
Hi Lekshmi, In my point of view, this (Deal/Pact) reflects the fact that both countries are developing a broad strategic vision where they are determined to work together closely for the welfare and benefit of their citizens while maintaining peace and stability.

My comments to replies
Hi Subhankar, The Delhi Development Authority has started examining applications of the allottees in the recent draw of its much talked-about housing scheme following allegations of discrepancies in the result. The housing authority, however, said it would not delay the process of final allotment which is slated to start in the second week of this month, when DDA will hold a camp for the successful applicants.
@ Das, Such flats will be allotted to wait-listed applicants. DDA had initially set the tentative date for the draw as November 5, but postponed it to November 17. However, it failed to hold the draw on November 17 after trial runs were unable to wrap up the whole process within two hours.

Q: What to do if real estate market still faces delaying in project? As many as 295 infrastructure sector projects worth Rs 150 crore or more are delayed with total cost overrun of Rs 1,01,436 crore.

My comments to replies
Hi Ankita, As per the 346 Flash Report of August 2014 released by the Ministry of Statistics, out of 720 central sector infrastructure sector projects costing Rs 150 crore and above, 295 projects were delayed. The original cost of the 295 delayed projects is Rs 5,48,838 crore and anticipated cost is Rs 6,50,274 crore, thus leading to a total cost overrun of Rs 1,01,436 crore.
@ Ankita, Delaying in project is a very big issue in India real estate market. That may be a infrastructure project, commercial project, residential project or a simple road project. Main concern is the delaying in project is creating panic attacks among investors & developers & if residential project got delayed then, buyers are facing huge problem as they have to pay large amount to bank as interest .

Hi Prem, Taking up a petition of several persons who had purchased properties from those who obtained multiple plots by furnishing false affidavits in areas developed by Haryana Urban Development Authority (HUDA), the Punjab and Haryana high court issued notice to the state government to file its reply.

Hearing the pleas, the high court clubbed all petitions with the main case and fixed it for further hearing on January 15. Issuing a notice, the court also asked HUDA and the state government to file their replies on the contentions raised by the petitioners.

Q: There is a 30-day deadline has been fixed for approving or rejecting building plans on plots in the range of 100 sq metres and 20,000 sq metres.

My comments to replies
Hi All, In my point of view, the revised bye-laws will serve as a comprehensive singe reference ready reckoner by integrating the building bye-laws notified in 1983 and several changes that have been subsequently notified over the last 31 years.
Hi Guys, I agreed with Mr Roy comment. The authority have clearly defined and specified the powers and competency of professionals and agencies such as engineers, architects and town planners. It also specifies which project needs clearance from Heritage Conservation Committee, Archaeological Survey of India or National Monument Authority. These aim at ending confusion and other agencies unnecessarily trying to play some role in getting such clearances .

hi Guys, How real estate bill will help NRI investors ? Is this bill going to help common man making it advantageous to invest in any real estate property in India ? Kindly discuss.
Hi Mr Praveen P, As per my insight, now with the Real Estate (Regulation & Development) guard dog coming into spot, the NRI purchaser can check the points of interest of the project online and additionally petition for any grievances to the Real Estate Regulatory Authority without needing to go to India. The bill manages the builders to keep 50% of purchaser's venture into an escrow account that need to be utilized only for the development of that project. This implies the builder can't give a monetary reason for deferring the project bringing down the shots of a project delay.
