Hi, I am not quite sure about the availability as when i asked with a broker he told that the project is sold out. but you can look in the resale market or with some other brokers in the area... i was advised a basic price of Rs 4000 per sqft.

I visited Last week there. They are saying that the builder has start giving possession letter to Residents of Block-A and Block B,C will be released late March or in April 2015.

Hi Guys, Currently there is a news flying about GDA has refused to provide the Shipra Group permission to withdraw the facilities, because the residents of these complexes have not been provided deeds of declaration by the builder, as required under the Uttar Pradesh Apartments Act of 2010.
@ Jain, Unless, there is a DoD, the GDA and the apartment owner have no information about what services the owners are to be provided and for how long. "In such circumstances, how can the builder convince the GDA that the builder had the right to stop providing any amenities at any particular period.

Hi Parveen, In my point of view ,Futuristic project design with separate service area, entrance lobby for each block, open space & special expandable parking designed to fulfill future requirements. This project has no car parking on ground level i.e more space on ground level hence more space for landscaping & safety. These are some best known features of this project.

Q: I had booked a villa in Paramount Golf Foreste in Mar 2011,this builder is a big time cheat and his only motive is to extract extra money on one pretext or other from property owners. The possession of my unit was supposed to be handed over in Feb 2014 and has been delayed by nearly 1 year. After an inordinate delay of 1 year I received a letter a few days back informing me that builder is planning to offer possession very soon, no fixed date has been mentioned in the letter. The biggest shock was the illegal demands raised by the builder before offering possession. 01) Builder is asking for advance maintenance charges of Rs 87000/- for 2 years. The demand for two years ( the demand should be for maximum one year) is totally illegal and unethical and never mentioned in the allotment letter and agreement. 02) Builder has re imposed a interest amount of Rs. 10000/- which was waived off. 03) Builder has raised a demand of Rs. 90000/- (Rs. Ninety Thousand only) for 6 KVa mandatory power load which was never mentioned in the original agreement. Builder is charging Rs 35000/- (Thirty Five Thousand only) for electric meter connection charges. 04) Builder has raised a demand of Rs. 3000/- (Rs. Three Thousand only) (subsidized rates) for a personal name plate which was never mentioned in the original agreement. This name plate would not cost more than a few hundred rupees is we purchase it directly from the market. 05) Builder has raised a demand of Rs. 2000/- ( Rs.Two Thousand only) for landscaping of villa which was never mentioned in the original agreement. Biggest joke is that in the name of landscaping builder has planted a tree and few flower shrubs in front of the unit. 06) Builder removed the outer boundary wall and assured a natural hedge will be provided outside the unit (which is nowhere to be seen and arm twisted the property owners to accept this change by giving a option quit or accept. Will builder like to answer the question how much money he saved through this change. 07) A demand of Rs. 15000/- ( Rs. Fifteen Thousand ) has been raised for ONT Box security ( what are these charges about ?) and these charges were never mentioned in the agreement. 08) A demand for Rs. 15000/- ( Rs. Fifteen Thousand only) has been raised towards legal and documentation charges which was not mentioned at the time of agreement. 09) A charge of Rs 12000/- ( Rs. Twelve Thousand only) has been levied by the builder as two years advance club usage charges which is against the agreement and unethical. The biggest fraud purported by the builder M/S Paramount Villa , despite delaying the project , they have avoided the penalty clause in the demand letter which clearly shows the ulterior motive of the builder. I request all property owners to resist the illegal charges demanded by the builder. I also seek advice from other group members how to deal with the situation?

Hi Mr Pankaj, In my point of view, if you think these are un necessary payments for you, then kindly have a very close check to your agreement & payment plan paper. It is advisable to do these checks by consulting an lawyer. Then if you found out really there has been some mistakes in payment plan , then send a letter to builder regarding this or consult with builder in person.
Hi Mr Sharma, If builder is demanding money for unnecessary construction or unnecessary charge. Yes you can knock the legal door but first make sure each & every legal paper has been cross verified by lawyer . Better is to discuss with builder regarding this in person . Consult with legal adviser .

Hi Mr Gupta, In my opinion , you have to cross check your payment structure & deed with a legal advisor. Yes, Shri Laxmi Celebration Residency is a delay project by more than a year. Its earlier date of possession was December 2017 but due to some reason, this project get delayed and as per UP RERA website, its current possession date is December 2019. As the construction work is full pace. Yes, they have also modified the flat sizes, 2 BHK are now available from 552 - 708 sq.ft (carpet area) for 2 BHK and 746 - 895 sq.ft (carpet area) for 3 BHK. A 2 BHK will cost you Rs.60.70L - 78.66L onward while for a 3 BHK, you have to pay around Rs.82.93L - 96.84L onward. Stamp duty and registration charges extra.

Yes, Shri Laxmi Celebration Residency is a UP RERA Registered project and its RERA registration number is UPRERAPRJ1676. As far as local body is concerned, GDA has approved it and almost all the leading banks are funding it.

The office will be supplied with every single high tech modern facility & amenities. A few elderly couples are living alone as their youngsters live abroad or far from them. Maintenance of their homes and security is a primary issue. Hi Pranab, Kaushambi, Vaishali, Indirapuram and Raj Nagar Extension are the 4 most flourishing property markets of this region. These localities also started as the affordable ones but as the demands increase, so do the prices. These are quite developed and residential projects have already become active. This is why developers are also coming up with premium projects targeted at the HNI customers. Localities where the prices have not undergone much change over the last one year are Vaishali, Vasundhara and Raj Nagar Extension.

@Rahul, There is no doubt about the locality of NH24, Ghaziabad. Very well developed locality in terms of infrastructure and transport. All the basic facilities such as schools/colleges, malls/markets, bank/ATMs, bus stop, railway station are all within the walkable distance. Excellent connectivity to Delhi/NCR by metro and bus. Q: Booked in 2009. Tower 56. Been following up regularly but to no avail. Decided to ask for refund in the beginning of his year 2016 as advised by their officials. Post the request, they have stopped all interactions. What is the way out now?

Good evening Issue a notice to refund the booking amount within the given time, if builder still didn't turn up then file a suit for recovery of money. You will have to pay the court fee on the claimed amount.
Yes, i am agree with Awar.....Send the notice by RPAD. It is better if you engage a lawyer, he/she can guide you properly and that notice also shall have a better effect.

Q: Builder not responding and not even paying EMI

Hi Rohit, Yes, Primerose Ryne is an ongoing project and it will take one more year to finish the construction work. Construction work is not in progress. I had a word with the developer and as per them, the possession date will be June-July 2018.
But as per the Ryne representatives, they do not have sufficient fund thus stopped construction. Even it is a under construction project and do not have RERA approval. I still have doubt whether they will deliver it by June-July 2018 or not. Because lots of work is still pending.

Hello Nitin, Are you looking for 2 BHK or 3 BHK flat in Mahek Eco City Villas? What is your budget? But be careful as this builder has very bad reputation in NCR region. Have you booked you flat in Phase-1 or 2? As both projects are getting delayed by 2-4 years. Both phase-1 and 2 are UPRERA approved and their registration number is UPRERAPRJ7140 and UPRERAPRJ6085 respectively. So, you must have to wait as the UPRERA Authority will have given some deadline and if they are unable to give the possession on the given deadline then builder has to pay the penalty.Have you booked you flat in Phase-1 or 2?
