It has some very interesting and great projects coming up, by established companies. Almost all the big companies have properties in Hyderabad. Currently Mahindra Lifespaces Ashvita is the talk of Hitec City, prime locale, great price and high capital appreciation is expected. The best part is Mahindra Lifespaces have an NRI corner especially for Non-resident Indians looking to invest in India, they would be a safe and the best bet in this scenario.

Latest Answer: Its really a nice place, and we don’t face many such issues, but there are few bad roads here, like the Road no. 10 which is really uneven and badly maintained. I generally avoid taking this road, because it is not well constructed. A friend of mine was driving on this road and his car got stuck here during the rains.
Q:
Hi! I am an IT professional and I want to check if this place is well connected to the IT hubs around.
Latest Answer: Yes! I have also heard in the news that since the metro cannot be extended to places like Miyapur, Gachibowli, Financial District, Rayadurg, and ISB areas, they are going to extend the Light Rail Transit System to these areas. This makes the connectivity much stronger than what it already is. Apparently the secretary of Municipal Administration and Urban Development, metropolitan commissioner of Hyderabad Metropolitan Development Authority and secretary of Information Technology and Communications have already given it a nod and since the process has been picking up pace, it looks like it will be completed by the end of this year.
Q:

Q:
I heard there are major encroachment problems in the Ghasmandi playground in Ranigunj, Secunderabad. I want to know if the corporation is going to be doing something about it.
Latest Answer: What I would like to know is whose fault is this. Because at the moment the residents are just blaming the corporation, who in turn are refusing to take responsibility for this. According to them, the municipality has been doing regular inspection rounds. They gave the reason that the playground was never used that’s why the encroachments happened. But still that’s not a proper reason. I mean, you cant encroach on any land, whether it is in use or not!
Q:

Q:
Hello. I am actually new to the city and was wondering which locality has the best real estate potential? I've heard a lot about Kukatpally, can someone please give me info about this locality? How good is connectivity here and infrastructure facilities? Thanks!
Latest Answer: Kukatpally has great potential. Even now invstors get returns of 8 to 14% on their investment. That's brilliant considering real estate prices usually keep fluctuating. But this locality has shown a steady increase of prices between last year and this year. Major IT hubs like Hitech city and Kukatpally are really close by so that's another reason why demand for residential property here has increased. The Kukatpally flyover is super useful to reach Hitech city in no time. This and the fact that this locality is located on Mumbai highway has interested Mahindra spaces to take on the Ashwita project on the Kukatpally - hitech city road, where 5 residential towers are to be developed on 9 acres of land. Although I think for mid-segment housing, people generally prefer Gachibowli. But still, villas are a sell out in Kukatpally. Good luck!
Q:
Has the ecotourism project at Kondapur been scrapped yet? If not, will it cause civic issues for the people of Hyderabad?
Latest Answer: The ecotourism project was definitely a major obstacle that Kondapur had to overcome. Not only was the project scrapped, but criminal action was taken against all those developers, IAS officers, IFS officers and even the current state pollution board! Serves them right for trying to make money off the property value at Kondapur. Just the fact that there is a huge forest stretch at Kondapur is a huge boon because Hyderabad has been getting very congested lately and facing many population problems. I read here http://www.commonfloor.com/guide/hyderabad-realty-gachibowli-and-kondapur-ideal-destinations-33327.html that Kondapur is a great place to live in though. It's quite well developed, not as polluted as the other parts of the city and some areas in Kondapur are completely clean and sanitary.
Q:
I heard DLF is selling land in Hyderabad. Is this true? Is there any particular reason behind this? Guys please discuss, is it smart to invest in another DLF project?
Latest Answer: Hey ive heard that they are selling it to the local builder My Home group. I think they are selling it off to reduce their outstanding debt of Rs 18,500 crores. The DLF group initially was in a debt of Rs 23,000 croroes till a few years back. Thank god that has gone down a lot. They are hoping to lower it down to Rs 17,500 crore by the end of this fiscal year. I think they started selling all their non-core assets from last years.
Q:
Hey how nice is Nanakramguda as a locality? Are there going to be government expenditures invested in providing civic facilities for Nanakramguda?
Latest Answer: Right now the Greater Hyderabad Municipal Corporation and the roads department have been fighting over gantries (entry and exit gates) in certain areas of the city. The roads and buildings officials are super hesitant to hand over the hands to the civic authorities for them to develop it. But now, the civic authorities have taken it upon themselves to fix gantries in 14 roads and Nanankramguda road is one of them. They also have plans of constructing elaborate footpaths for about one km, landscaping, greenery development on median, BT recarpeting up to 1 km and if needed, road marking paints and street lighting. This will go a long way in improving the civic facilities of the locality!
Q:
Hearing a lot of buzz about TATA capital and Shriram Properties. What’s happening guys?? Anything noteworthy?
Latest Answer: I also heard a lot about Shriram Property. I think it is good one.
Also Pashmina Developers is a good real estate developer in Mumbai and Bangalore.
Thanks
Q:
I remember that in 2012, Jubilee Hills didn't do too well in the real estate market. What is the current situation? Have there been developmental changes?
Latest Answer: At the time not many investors were looking at Hyderabad because there was a lot of political unrest. Now that there is assured political stability, the real estate market value has increased by 30% in the last one year which is even more than other tier-1 cities like Bangalore and Chennai. Another good thing is that property rates are 60 to 50% cheaper than these southern cities. Even in terms of occupancy rates, Hyderabad is doing very well. But road no 36 in Jubilee Hills and Himayath Nagar and Road No.1 in Banjara Hills are the only localities in Hyderabad that still seem to have vacancy for offices. I think this will also pick up soon, now that the new budget for 2014 has a lot of money allocated for infrastructure development.
Q:
Do you think it's a good idea for me to invest in Tellapur right now because of the upcoming infrastructural projects in the locality? Will real estate be positively affected?
Latest Answer: Hey have you heard that the technocity project is going to be restructured now? There are plans to revive it. This will definitely boost the realty market of Tellapur and investing here for long term is a very good idea. HUDA is going to look into all legal, financial and technical issues regarding this project and wil ensure that it will be developed.
Q:
Hi I was interested in the Lanco Hills Apartments for my whole family. Want some insights on the amenities, pricing and locality, thanks.
Latest Answer: Hello. Most of what information I was going to provide to you has already been touched upon by various posters here. As a different direction, I will bring to your notice the many amenties provided at Lanco Hills Apartments. There are too many, starting with a spacious garden and swimming pool, play area for kids, club house, cafeteria, lubrary, gym, tennis court, basketball court, squash court, volleyball court, meditation hall, jacuzzi and indoor games. Apart from this, there is also availability of maintenance staff, 24 hour power backup, security, intercom, wi-fi, bank or atm services too.
Q:
What sort of locality is Kukatpally? Is it clean and safe with minimum number of civic issues? And is the hitech flyover still creating traffic problems?
Latest Answer: I actually wouldn't choose to live in Kukatpally. Only because I prefer a more quiet environment. There are just soo many people there! The streets are always crowded. But that's also a good thing if you're looking at safety. Even at 3 and 4 in the morning you'll find a number of cars on the road all heading to different destinations. The place definitely has some charm about it that attracts so many people to live there. And I've got to admit, infrastructure is also very good. I'm proud that Hyderabad has so many well developed localities like Gachibowli, Hitech city, Miyapur and Kukatpally. But there are other residential localities in Hyd that I think make for a better investment like Shadnagar and Kondapur. But then again, most of these places now all have the same level of development so..that's that.
Q:
Heyyy guys... I'm planning to rent a house in Whisper Valley in Jubilee Hills. Can someone give me some solid details about this place. I'm planning to get my small family, and any info you can give me would be of great help! Thanks
Latest Answer: The 4 BHKS here have an area of about 2800 to 4000 sqft, and the price per sqft is about Rs.12500. So if you're looking to buy a property here, it would cost you somewhere in between Rs.3.50 ato Rs. 5 Crore. As for rent, I think you should easily get it for around Rs. 70k to Rs. 95k per month based on the area of the house and other amenities that come along with the house.
Q:
Hey, is it a good time to invest in Uttamnagar? Isnt there some flyover being constructed there? Guys please discuss.
Latest Answer: Well, I don’t have much to add after these guys, except that I'm definitely seeing this as an excellent investment opportunity. The locality of Uttamnagar is going to see a lot of growth and development pretty soon. This rail over bridge is one of the major ones actually. You can expect a definite capital appreciation in this area in the future. Now its the best time to invest as the market has still not picked up quite well here at the moment so prices are low.
Q:
Hello everybody, I want to relocate with my family to a spacious villa in Banyan Tree Resort Project which is situated in Maheshwaram in Hyderabad. It seems nice but I am not sure if it is a good locality and whether amenities are enough. Can someone supply me information on the same kindly?
Latest Answer: Hello. Since Banyan Tree is located in Maheshwaram you can be sure that there is ample amenities all around as well as inside the gated and guarded community. There is a garden and swimming pool for common use as well as to relax and have a good time. The villas are equipped with Wi-Fi and 24-hour power backup. Other amentities of the property includes a clubhouse, lubrary, tennis court and gym. Overall it is a good place to live in and lifestyle is very upmarket and convenient
Q:
Helo. I am planning to move to the Mehdipatnam area with my wife and 2 kids. I want a 3 BHK preferably. Can someone please brief me about the kind of proprties available here and how the locality is on the whole?
Latest Answer: Hello there. There are various plots as well as propertie and projects available in the Mehdipatnam. They are of many varieties so you will find one that suits you well for sure. I would suggest living closer to the city center, near the PV Narasimha Expressway because this will facilitate the proximity of the commercial hubs for you and also eliminate the part about living in a suburb like Mehdipatnam. Additionally, Mehdipatnam has a lot to offer in terms of shopping, eating, travel and overall living experience. So i think it is a good move to live in Mehdipatnam as there are all amenities available whenever you need.
Q:

Q:
Hi people! I’m moving to Hyderabad for 2 years for a company project. My family will be moving with me. I want to rent out a villa for the 2 years that I’ll be living here. I’d prefer a villa in a gated community instead of an independent house, and my preferred location would be around Kondapur, Hitec city, Madhapur, and Gachibowli. It’ll be great if you can get me started on the prices around these areas and few details of the area too. Thanks for your help in advance!
Latest Answer: You know I agree with him. Getting a villa for rent for less than Rs. 40,000 in the area d by you would be sort of a miracle. If a higher rent isn’t a problem for you, then you will find beautiful and spacious homes to stay in in these areas.I know of the cyber meadows villas in Kondapur, you can find a huge 6 BHK villa here for around Rs.50,000 - 55,000, you will also find 4 Bhk villas in at Indu Fortune fields for Rs. 40,000 to Rs. 50,000. Villas in Gachibowli would come out to be more expensive. I suggest you keep your research restricted to Kondapur, madhapur and surrounding areas, you will find a good place to spend your 2 years in Hyderabad.
Q:
I have been living and working in east Hyderabad for three years and I really don’t like the apartment given to me by my company. I want to relocate to a better place which is preferably a villa with all amenities. I heard by word of mouth about Shwetha Aryan properties but would like more info on it. How is the locality? What are the amenities provided? What is the pricing like?
Latest Answer: I am planning to buy an apartment in Shweta Aryan Kompally.. how much it will cost including all the hidden charges?
Q:
Hey, I recently heard that Adlabs Imagica, the entertainment park might start one in Hyderabad in the Adibatla region. Is this true? If yes, do you think this would increase the presence of Adibatla in the eyes of realtors?
Latest Answer: Wow, that’s a wonderful news. When it comes to going out for a small outing or picnic, Hyderabad doesn’t really have options. There is no doubt that these could be great for not just Adibatla, but for surrounding areas too. I don’t know how much the residential projects would benefit from this, but I must say this is a great news for the upcoming and ongoing commercial projects in and around the area.
Q:
Any upcoming IT developments in Hyderabad? This Telengana issue seems to be sorted now, so I was hoping the sector here would see some growth. What do you guys think?
Latest Answer: Yes, he is right. There is going to be as many as 40,000 jobs created from this whole IT expansion. The main project of this expansion plan is the ITIR (Information Technology Investment Region). In fact Google is planning to create their own township project, stretching over 20 acres in Kolapet. I think with all these number of different projects, Hyderabad can overtake Bangalore even as the IT capital of India. Its good that the Telengana issue got sorted out, so now these development processes can finally start.
Q:
Hi, I have saved up quite some money and want to invest in residential properties. But I’m confused because of the multiple types of properties available these days in Hyderabad. Can anyone give me suggestions about what kind of properties should I invest in? And what is trending these days?
Latest Answer: I agree with what you said about the advantage that comes with purchasing villas, but when it comes to investment in premium areas in Hyderabad, I think investing in apartments would be more beneficial. If you perform a research of the properties in Hyderabad, you would see that most of the villa projects are situated in secluded areas, and the ones that are in prime locations are very expensive. If your budget is restricted, you should definitely look for investing in apartments at gated communities. They come with the advantage of hassle free living, great social life and interaction, availability of amenities within the community, and most importantly can fetch you easy rents in future.
Q:
Hi guys! I wanted to buy a premium apartment somewhere between Gachibowli and Narsingi. I’ve noticed that Rajapushpa Atria is being constructed in a similar location. Can anyone inform me more about this housing project?
Latest Answer: hey, did you know that this luxury apartment project has around 10 towers. These towers have 15 stories here. I came to know that the built up area of this newly coming project is starting from 1350 square feet. It comprises of 2 to 4 bedroom units actually.
Q:
Hello, I live with my wife in a rented apartment near Hafeezpet and I wish to buy a 2 BHK in either an independent house or multi story building in silpa park, kondapur. It’ll be great if you could help me with details about buying such houses in silpa park and any additional information about the area will be much appreciated. Thank you!
Latest Answer: I totally agree with what is said above. I live in silpa park, and I would say that silpa park has the advantages of a private and quiet life and at the same time a very controlled chirpiness of a gated community. It is like a township in itself with houses of all variants scattered around the area. If you take a stroll around the place, you would find many 2BHKs up for sale at very attractive prices. The only problem I have faced so far is the temporary water shortage in summers, apart from that investing here is a good deal, and can rea excellent rent also in case you want to rent out your property.
Q:
Hey, I’ve been hearing a bit about these TOGCs. Can anyone explain what they are, and what is their relation with Hyderabad real estate. I’m asking because I’m planning to invest in this market.
Latest Answer: Hey I think it includes a lot more than just Shamshabad and Gachibowli. The localities of Patancheru, Ghatkesar, Pedda Amberpet, Keesara and Gundla Pochampally have also been included in the lost of the major TOGCs of the city. In case you’re looking out for localities to invest in, I’d suggest that you check out any of these areas. I myself am planning to invest in some property in Patancheru. If you’re interested, then I can let you know more about it.
Q:
I’m planning to buy a residential apartment in Begumpet. I’ve received some negative feedback regarding this locality. Can someone please educate me further?
Latest Answer: It will reduce traffic congestion on NH-9 between Ameerpet and Sanathnagar or Kukatpally and on SP Road between Rajiv Circle and Greenlands flyover. Honestly speaking, its a blessing for all of us living in Begumpet, and also in neighbourhoods like Brahmanvadi, Nature Cure Hospital area, Indira Gandhi Puram and Renuka Nagar
Q:

Latest Answer: Is there any one, either association or individuals who went to consumer forum for completion of amenities and/or damages for delayed construction?
Q:
I’m to be posted shortly to Hyderabad for a fixed period of time, and I’ve heard so much about the traffic congestion. Since I’ll be commuting using my 2-wheeler every day, I need to know more about the problems afflicting road transport in Hyderabad.
Latest Answer: I would love to tell you more about the roads in Hyderabad that are so big they fit in thousands of vehicles with ease, but that would be beside the point. Personally, I live in a more developed part of Hyderabad called Gachibowli. So, I’m fairly alienated from the annoying traffic jams that I so frequently hear of. I do have to travel to nearby Jubilee Hills and Banjara Hills sometimes, and I can tell that though the roads in these localities are big, you’d still have difficulty with the traffic. Along with the number of vehicles, the number of bottlenecks and potholes have grown as well from what I see. The Metro is expected to provide some relief once it’s complete, but we’ll have wait sometime for that to happen.
Q:
I’ve heard a lot about this locality of Secunderabad. How good is it to consider it as a choice for renting a 2 BHK apartment? I want to stay at a place which has that homely feel to it, and not very commercial. Please help. Thanks!
Latest Answer: Yes, the metro rail officials paid them a sum of a whopping Rs 6 cr to get hold of the 6000 sq yards of land to construct the 18m wide metro over head bridge here, provided that it doesnt cause any damage to the temple.
Q:
There is a house in Uppal that I might move into soon. But I have to travel some distance from there to get to work. Can you shed some light on the traffic situation in Uppal and surrounding areas? And what about safety and security?
Latest Answer: The neighbourhood of Uppal is located at strategic locations, because of the many research oriented organizations present. So the residential sectors are scattered throughout the locality, giving you a lot of options. This also reduces congestion and so traffic will not be an issue for you. If you have your own transport, nothing like it. If not, the public transport is great, and soon you can start using the Metro as well. Because of not much of traffic scenes, the residential areas are pretty peaceful and there’s good greenery too. Staying in Uppal would be pleasant!
Q:
I want to buy an apartment on the Outer Ring Road for my family and me. Is the PBEL

Q:
With the construction of the Outer Ring Road, is it wise to buy a residential house on the outer suburbs of Hyderabad?
Latest Answer: If you're actually planning to settle somewhere near the Outer Ring road, I would recommend Mahindra Lifespace's project Ashvita. Its merely 15 minutes away from the Outer Ring road, the better part is that this has Mahindra's trusted name, state of the art amenities and is centrally located between malls, schools, and hospitals. It has its possession date in December 2015 as well. It has a huge clubhouse, with a swimming pool, gym, yoga room and an open terrace. It comes in 2, 3, and 4 BHK options.
