Your office would be so much closer to your home then. It would save a lot of money and time on commuting. Many of the low-lying areas of Kochi have water-logged roads which is making life tough for two wheeler riders and pedestrians. Localities in Kochi such as Chakkalappadam, Mattancherry, Kaloor, North Paramara Road, Fort Kochi, Azad Road, and north and south Ernakulam face constant water-logging issues. A few days of rain, and most parts of the city has knee-deep water. Yes, the pollution level in Kochi is really bad. I recently read a report which said that Kochi is the 24th worst polluted city in the country. These industries are the main problem, they don't adhere to the rules that the government has laid down, and the government don't take any action against them. The Respirable Suspended Particulate Matter (RSPM) is more than the limit it should be, and in areas like MG Road, Kalamassery, and Ernakulam South it is the worst. So many people in the city are falling sick because of the pollution. Many people get astha or some respiratory problem. This is very sad what is happening to our beautiful city.Yes, the pollution level in Kochi is really bad. The builders are pretty reputed in Kochi and this project is in a nice locality. The Smartcity project is only 1.5kms from the area, and Vytilla and Tripunithura are also very close by. You will also find many schools, hospitals and malls close to the project. If you are planning to work at the Smartcity, then you should close your eyes and buy this project. All the major schools and other institutions are being targeted and soon they have promised to keep a lid on this outbreak. Yeah I would say the same about Edapally, and the other thing is, you have to also look at the rental price per square feet. Obviously the rent rates are on the rise, and currently the average rent price per square feet is around 11 Rs. It should be around 10-12 Rs. per square feet, but that is just for the apartments. If you are looking at residential houses, then the rental prices are even more. Hello! I wish Kochi was just as you want it to be. Believe me, I’m in need of peace and calmness just as much as you. But, for the same reason, I would dissuade you from living in Mattancherry. See, it’s close to sea, as per your budget, and really quaint to begin with. But when you actually live there, you might have some undesirable problems. A few years back, the residents of Mattancherry had complained to the local administrators of the lack of a proper water supply and a well-functioning drainage system. I don’t know how far these issues have been solves, but I will say that you need to be extra careful if you’re buying or renting out a house over here.Hello! Q: So I might have to move to Aluva in Kochi but I know nothing about the place. What sort of facilitites are lacking in this locality? Is it a good place to invest?

So there was a time, actually it was just last year, when Aluva was facing acute water shortage and this was a result of high level of salinity in the Periyar river that pupmed water to Aluva. I remember how pissed off people got when the situation didn't get better even after a week! The solution to decrease this salinity, was adding more water from the Bhoothathankettu dam into this river so that there would also be more water content and water supply. But in 2011, I think the situation got very bad because the water levels had receded in the Periyar river like never before. It was very sad for the residents because everyday tasks come to a stand still when there's no water. Forget about Kochi metro rail for a second and think about the Tripunithra railway station. What a waste of the blood and sweat of the builders who constructed it because it is barely ever used and is underutilised. I had to travel 15 kms away to Ernakulum railway station just to catch a train because it never stopped at Tripunithra. Like it wasn't important enough or something! The situation is still like that. That's why this Kochi Metrol Rail project has been extended to Tripunithra. This is the only way that traffic congestion will also decrease in the streets. I personally think that this will affect the real estate sector. Most tier 2 cities in India are at the moment struggling with electricity supply. In fact even some Tier 1 cities. So for Kochi to achieve this will be a big progress. This, along with major job opportunities growing up, more and more people are going to be flocking to this city. So I think now is a very good time for you to invest in the real estate market in Kochi. God knows how much the prices are going to shoot up after Kochi has such a strong electrical network system running through.I personally think that this will affect the real estate sector. So far the Start-up village and Biotech Park in Kalamassery are only providing IT, telecom and biotechnology facilities. The plan is to go beyond that. Six or eight other sectors of development, like electronics, agriculture and tourism, are being considered for expanding this technology zone. So with the growth of the technology innovation zone, we’re all set to see a rapid development in the real estate sector here. Already Kalamassery is one of the prime localities in Kochi. The new municipal solid waste plant in Brahmapuram that was needed to be set up ages ago, is finally going to start isposing off 300 tonnes of waste everyday once the request for qualification and proposal are completed. They're planning on using new technoology techniques in this plant. Other projects are the 'e governance' and 'animal birth control (ABC)' programmes to be launched around September some time. There also plans of implementin new waste collection mechanisms and vehicle tracking management system for waste vehicles. Q: Hai I have to move to Vaduthala but I heard that the road is very narrow and many accidents are caused. Has the Kochi Municipal Corporation extended this road yet?

Even the area's MLA Hibi Eden, has allotted 5 lakhs for this road widening project. The thing is, that junction has so much traffic chaos every morning, and on top of that they go and put a level crossing in this area. It is such a tight situation that even ambulances here get trapped for very long time. It is also very dangerous because many accidents have been happening recently. It is important to remove that railway crossing in this area. And the road should definitely be widened and it is all thanks to the good work of the Ernakulum Residents Welfare Association that the project got its approval. Each beneficiary had paid a subsidised rate of 2,113, for a biogas plant that cost Rs. 6,500 under the Suchitwa Mission. But later, this amount was increased to 10,500 requiring more contribution of funds from ech beneficiary. because of this, many people were withdrawing from the account and the municipal council was left with the responsibility of paying these people their deposits back. I think people's attitude need to change with regard to waste disposal and only then can these sort of projects create an impact. Residents from other localities passing throught this area are also known to dumb waste in canals and water bodies. The municipality now has plans of cleaning the dumbyard and setting up a plastic shredder in the vicinity. These areas will face the risk of inundation during the monsoon and all the drains are badly in need of repair. Most of the drains in Kaloor was damaged as a result of sand and other construction materials being dumped in it as a result of the metro rail project.Now the town will have to undertake a lot of cleaning procedures for these drains. The mayor actually just wrote to the CM about this issue without taking immediate action and this worsened the situation. Oddly enough, the issue of the road is on disputed grounds. The Palachuvadu end of the road comes under the Thrikkakara Municipality and the Vennala end comes under the civic authorities. But both sides are not willing to do anything about this issue. How convenient. The road has been known to actually damage engines and motorists are quite pissed off with with the repair bills. But it seems a proposal worth Rs. 2.72 crore for the maintenance of the road has been forwarded for administrative sanction by the MLA. Hopefully the government will wake up from its slumber and take the initiative to fix such issues.Oddly enough, the issue of the road is on disputed grounds. Q: I might most probably be moving to Thevara but I want to know about the transportation facilities available here. Has the ferry resumed services again?

Reaching the Thevara college junction was super peaceful from Nettoor with the ferry service because it is only 1.5 km away. But if we have to take national highway route in Kundannoor then it is 4 km away plus there is lots of traffic. This really was the quickest way to reach Thevara. Priyadarshini used to conduct 40 services a day and could seat a capacity of 15 people including 3 two wheelers. When the service stopped, there was a temporary boat that made 800 bucks daily but this soon stopped because it couldn't take many passengers and wasn't very well maintained. The new road running parallel to SA Road will connect Thevara and Champakkara, through Thykoodam on NH Bypass. Not too sure what the current status is though about this. Oh by the way, real estate potential of Thevara really won't decrease because this project didn't come through. The metro rail that eventually is going to come up will be great for the locality as this major piece of infrastructure is enough for a number of developmental changes in the locality. KITCO is already preparing for the thermal based power plant to treat non biodegradable waste. With this in check, I really doubt you'll face any difficulty living in Brahmapuram. But the demand is more for fully furnished 2bhk apartments close to IT companies which costs about 50,000 bucks a month that youngsters usually rent on a sharing basis. But you also get rates like 8000 bucks in places like Kadavanthara and Kakkanad or 45000 rs in Marine Drive. The strict building rules have been ammended 3 years ago and because of that 40% of residential homes have not been sold cause of over supply. And the rate of investement in the outskirts of Kochi is only 15 to 20% because of poor infrastructure. Hey so the Edapally flyover project contruction was a pretty huge deal. It costed about 95 crores and was said to be completed sometime next year. We all really needed this work to start desperately because there wasn't a proper road connection from NH 47 to NH 14. The opening of the Lulu Mall earlier on in the year 2013 made it no better and there were many traffic jams. Not to mention accidents. But sadly, even though Delhi Metro authorities said okay to the project report and put L & T group on the job, there were still some hitches. The 2 laner was said to require 179 cents of the land and the 4 lane flyover was supposed to be 450 metres wide. So it ended up becoming very costly and the authorities said that it can be widened some other time. How convenient! Hey so the Edapally flyover project contruction was a pretty huge deal. Ettumannur Ernakulum Road, Hill Palace Road, and Eroor road are other roads that pass through Tripunithra. Even many public transport options are also there. Like autos and buses that will take you anywhere in Kochi. There is also Tripunithra railway station just 3 km from the locality's centre. Along the Salem Kochi Kanyakumari highway, 34 km away from Tripunithra is the Cochin international airport located at Nembussadery. Actually I think I heard differently. Apparently the industrial firms operating in Kalamassery plan on shutting down real soon because of the lack of managerial efficiency, labour and capital. Many of the chemical, fertiliser and manufacturing industries are planning on closing and vacating their commercial spaces so that it can be put into real estate development. This area is soon soleley going to cater for residential housing and that's a good thing because properties here are quite affordable. Also because of the metro rail project and the cyber city project, Kalamassery is sure to witness a lot of growth within the next 5 years! :)Actually I think I heard differently. Hello, there is a lot of improvement needed in Aluva. A bridge needs to be built parallel to Marthanda Varma bridge across the Periyar river. Roads need to be constructed to connect the Government hospital- high school to Aluva Palace. Ok so I think that it would be a good idea to invest in this upcoming project, simply because it has the backing of two major real estate developers of South India. Yeah its such a tragedy. I think 3 people died when that building broke down. I have heard that there was something wrong with the construction, as in the building foundation was not strong enough to hold its own weight. Yeah, right now the GCDA have a total of 66 apartments in different parts of Ernakulum south, Manassery and Kakkanad. And they are finding it really hard to sell these properties off because of the depressing market here. Guys, anybody knows any more about this issue? On a more serious note, you need to keep a track of all the hospitals around here. Sunshine hospital and the sushruta eye hospital are both noteworthy, and both on the Seaport-Airport road. I think that aroor which is in the Alappuzha district of Kerala, is a good suburbs of Kochi. It is actually a seafood related industrial area at the south of kochi. hey, its a good news that you are moving to cheranallur. The locality is really nice here. i have lived here for like a decade or so. the best thing i liked about this locality is its good connectivity to other parts of the city. The ITC Road as well as the Edapally-Panvel Highway intersect each other in this locality, making the development of a good town in this area.
yeah, there are so many big and small shops in this region. You can find some good shopping complexes also. Some of the famous ones in this area are Somaduth, Remya Super Market, SK Traders, Best Bakery and Surya Motors.

Athani is quite good locality in the Kochi area. You see, this area is quite near to the Cochin International Airport in Nedumbassery. This locality is good for residential purposes. KP Nagar is very good locality for residential purposes in my opinion. But then you cannot see any excellent connectivity in this region. Only the VP Marakkar Road connects this region to the Salem Kochi Kanyakumari Highway. Actually, you know, the Puthiyakavu Poothotta road runs parallel to Tripunithura- Vaikom road, connecting Tripunithura with Vaikom temple.
