I heard there were water problems in Bilikere a while ago. Should I not buy a residential house in Vijaya Nagar because of this situation?
Latest Answer: You should consider moving to smart spaces 2 in Bilikere. I saw here http://www.commonfloor.com/smart-spaces-two-mysore/povp-pd0mfg that you won't need to worry about water supply problems there. They practice rain water harvesting and reuse waste and sewage water for irrigating their plants. They also have 24 hour electricty back up. I don't really think the drought at Billikere is solved completely and there still may be a few hitches for finding an adequate source of water supply. But there are schools, colleges and IT sector all located in Vijaynagar so there the neighbourhood is really nice.
Q:
I recently read in the news that Yadavagiri is going to be a prominent locality for investment. But does the locality face any sort of civic issues?
Latest Answer: This is a good locality. It is in close vicinity of many IT centres and well established schools. Definitely has lots of room for improvement but that is true with all of Mysore! Apartment buildings are the most preferred here. I think it's because there are more employees who are bachelors, renting apartments. But there are also a lot of residential projects in the locality. Civic issues will easily be fixed in the near future. But this locality makes a lot of sense to live and invest in.
Q:
I've read in a lot of news articles that Mysore is fast developing and real estate value is going up. Is there potential in investing here?
Latest Answer: Actually last year was pretty bad for Mysore real estate wise. There were a lot of developmental projects to help strenghten the city but to no avail. These projects took place at a very slow pace and did little or nothing to help Mysore's current issues. Mysore is actually suffering from shortage of space. There are a lot of migrants here who prefer 2, 3 bhks but finding apartments in Mysore, according to me is not easy. Sure, property prices are cheap but quality also should be a factor. I think IT employees prefer lavish residential apartments and gated communities which there aren't many of in Mysore. And the facilities are all basic. Nothing extravagent. There should be more creativity involved in constructing houses and I find that lacking in Mysore.
Q:
I read somewhere about the Pratham Mahaveer project. Does anyone know anything about this project?
Latest Answer: Yes, this is a property that you should consider buying. The project will have a total of five floors. The 2BHK apartment has a built up area of 1100 sq. ft. and another of 1300 sq. ft. which costs Rs. 36.68 lakhs and Rs. 43.35 lakhs respectively. The 4BHK apartment has a built-up area of 1600 sq. ft. and you will have to pay Rs. 53.36 lakhs for it. There are already bank approved loans given by HDFC Home Loans, HDFC Bank, ICICI Bank, State Bank of India, State Bank of Mysore, and Canara Bank.
