Q: There are few questions about the project - The sanctioned lahari layout is completely separate from sanctioned Adi Emerald layout. Since the road leading to Adi Emerald is passing through lahari layout - there is no restriction as per GHMC to stop any one from accessing Adi Emerald There are NO restrictions Lahari layout members can impose on Adi Emerald members. This should be ascertained by the builder. The appropriate GHMC documents (directly from GHMC office) must be checked to ascertain all facts before dealing with any of Lahari layout members on access to Adi Emerald and other issues. The adi emerald is by it self a gated community. It need not be dictated by Lahari homes on access to it and other issues. This should be clarified and bye-laws of adi emerald should not contain anything to do with lahari homes. Take care, Oye!

This projects owners must immediately form a society, and form their rules. The electricity connection work is going on, and it is dictated by the Lahari Layout. The owners should pay only what the electricity board charges for the connection and its installation. Q: Helo, I want to buy a flat in the Srinilaya ADI Emerald apartment in Kondapur. I would like to know some basic details of this project.

They have GHMC approval. The problem is KLHOA/Lahari. Lahari Homes or KLHOA have ABSOLUTE no say in what stopping access to owners or visitors to Adi Emerald. In fact, they cannot even seek or record this information at security gate. Second according to GHMC (check with them about lahari Layout - proc.No.G/263/LP/1493/04, dt:08.01.2006 - ) the road and park are GHMC property. Even if Lahari has provided some maintenance - they do not own the park or roads to stop Adi Emerald residents and their visitors from parking on these roads or using the park. GHMC will give clarity once you ask appropriate questions wrt proc.No.G/263/LP/1493/04, dt:08.01.2006. Finally, apply immediate for HMWSSB water connection. You might be denied it by HMWSSB because Lahari has got a bulk connection stating that it is gated community (which it is not). Dear Residents of Adi Emerald I Narender, Site Manager of Adi Emerald would like to share few facts : Firstly the erection of second lift, doom and painting work at the project is under progress. There is a delay in the completion because payments are pending from the land owner and from few residents. Residents have occupied the flats without clearing their dues. Multiple reminders have sent to the land owners and few residents for their dues but all in vain. So we request you to clear the dues at the earliest so that we can complete the work on time. First you apply for Manjeera and HMWSSB sewerage connection. State clearly the connection between Lahari Homes and Adi Emerald. Why should Lahar security check people visiting our flats? We should be free to come and go as we please with no hindrance. All the speed breakers are causing issues to our vehicles. The park is GHMC park - check with GHMC. Then, why should not flat owners us it. Need some clarity. Is the builder or you willing to clarify the deal between Adi Emerald and Lahari Homes?

project got delayed due to non payments and few residents occupied the flats prior to their payments. We assure you these inconvenience and pending work will be addressed at the earliest and at the same time we request you to clear the dues on priority. Last month we had organized meeting at Flat no 506 and Flat no 508 owner's residence with few residents and the land owner. Mutually agreed stating Builder will complete the work and the payments should be paid on priority. The Builder have started the work with the erection of second lift, fabrication and paintings whereas the land owner and few flat owners have not come forward to make the payments towards their dues. Thanks for the clarifications. Here are few questions may be you and your builder can respond. The landowner is your builder's friend and they both started the project. He should be able to get the money due from him. The reason is that you have mortgaged the flats to GHMC and need to sell those flats. The builder is also busy with his Bangalore project and has no time for this projects. The builder has struck a deal with Lahari homes about various things, otherwise the builder should immediately have a gate, apply for HMWSSB connection, and put a board outside gate with Adi Emearald sign like Lahari Homes. Why is the builder not doing this? Everyday flat residents have to face question and our visitor need to write in register at Lahari gate. We are independent of Lahari, why is this happening. Who approved it? We are not the one who have any due left. But we are extremely concerned with progress, and lack of Manjeera and HMWSSB sewerage connection. what is the status?

Adi Emerald Builders have have not completed any of their promised amenities within Adi Emerald project like swimming pool, kids play area, yoga, gym etc. They have not provided sewerage treatment plant. Ground water is getting polluted by untreated raw sewage. The project has not got occupancy certificate from GHMC as apparently the project needs 100 parking spaces for which there is no area. The generator is not connected. Only one lift is functional. Other lifts have not been fixed. Basement is not yet readied.The building is not yet painted and the builder has already moved on to another project in Bengaluru. Fire hydrants appropriate for multi-storey apartment has not been set up.Few residents are taking the builder to court. The builder is fooling potential buyers by showing the amenities available in another adjacent gated community villa project. The landlord is also steeped in debt and has given his share of flats as payback.
The project should first get itself separated from Lahari Homes. First, form a association. Have a gate, immediately and separate security, and board with Adi Emerald name. Then everyone will treat you separately. This will give you an identity and a group. The more you delay this, the more time issues will take to resolve. You can complain to GHMC about builder and seek their guidance. Court cases will not solve your problems immediately forming association and getting identity will help you to move forward. After that apply for HMWSSB water connection. This also gives you the sewerage. The adjacent Lahari community is not a gated community. They have done up park for their convenience. Check with GHMC for the layouts of Lahari and its status. If anyone from Lahari says anything ask them to show GHMC notification supporting what they are saying. That will give you clarity. Overall, it is very well located quiet property with nice flats, work with confidence on issues. Oye!

The landowner and builder have been at this since 2008 and has crossed many possession dates. No drainage network exists and the builder is not providing a STP either. At this point he just wants to get out. Good luck getting the swimming pool, 2nd lift, generator, GYM etc. In the recent rain water entered several units as no water proofing was done. Since this is the lowest point of the colony rain water had no way to go but stagnate. The main attraction for these flats is Lahari Homes well maintained roads, security and lighting. It they fail to maintain these roads and provide street lights the value of this project will drop faster than a sinking boat. I almost paid an advance believing the person that called himself the manager. Fortunately I inquired with another owner who was disappointed with his purchase and has no way to get out. Lucky me. The most important thing for the project to do is to get HMWSSB water connection. This will also include sewerage connection which already exists till the entrance of the Adi Emerald. Lahari has taken bulk water connection and HMWSSB may not provide connection to Adi, check with HMWSSB, ASAP. The issue is that HMWSSB has to lay a pipe from Lahari entrance to Adi Sump. Work on it and it will happen. More importantly, it is better to have no dealings with Lahari Homes as you are stand-alone independent flats and Lahari Homes can mislead or misinform you for their advantage. Be extremely careful. There is a masjid banda flats association join that and see what else is happening in the neighborhood.

Too many problems to list. No STP, No common amenities, Builder has raised the white flag and gone, Landowner just wants to sell his remaining flats so will lie to any extent to sell. In short avoid this like you would avoid the plague. Having said this, I am surprised that people still buy believing the seller and then start crying.
Those aspects no STP and common amenities can be handled once you form a society, and be independent. Society can collect money and use it for main facilities. Small/Medium size Syntex STP is possible with little expenditure. But first get HMWSSB connection that will take care of some of the issues. Over time other facilities can be added. Be careful when talking to others, get proper paper work form them before believing them. DO your home work. Let builder sell. But once you form society you can impose maintenance and other fees on the buyers so that you can take care of pressing issues. It just needs seven members to form a society. Concentrate on important pain points and work on them. Talk to GHMC and seek their guidance. Note it is still a very livable place and over time best of the localities around here. Be patient and work as a team. Do not let Lahari people advise you, seek outside help. You are independent gated community. Be that, have a gate.
