Hi Zuned, According to me, this project has spread over 40 acres of land. This project is the first urban integrated city in India. PLC for ground floor is around 150/- . That's why up to 6th floor price is 3300/sq-ft. Ground floor only 3850/sq-ft. This project was launched around year 2010. That time launching price was 2700/sq-ft to 2850/sq-ft.
Hey Zuned, YEIDA (Yamuna Expressway Industrial Development Authority ) has approved this project. Banks providing loan are Axis Bank, ICICI Bank, HDFC Bank & Punjab National Bank Home Loan. This is an ideal project for investment. From connectivity point of view, this project is well connected with other parts of the city. It is expected that rental appreciation along with capital appreciation are improving .

Hi everybody!!! The Uttar Pradesh cabinet has approved proposal of hiking 2% extra in the cities including Noida and Greater Noida, governed by UP Industrial Development Act 1976. This will put extra Rs.1-2 lakh burden on each buyer while the revenue department is hoping Rs.100 crore additional revenue generation from the decision.
Hi Giri!!! Very wrong decision by The UP cabinet. It will be a double blow for many of them as thousands of flats are anyway being delivered late, especially those, whose flats were delayed due to Okhla Bird Sanctuary (OBS) row. And because of delay in the registry by the Noida Authority, which will put more financial burden on the home buyers.

Hi Guys, I heard in the news, that the amount that has to be collected from old as well as new allottees in Noida, has to be decided yet. Authorities said that as of now hike compensation amount is around 2100 crore. Noida authority is planning to give the monetary compensation to farmers , because of less supply of land in Noida.
Hi Wahi, As per GNIDA official , additional compensation has been collected from allottees after sending them notice about it. So people will pay this compensation in 3 installments . Nearly 2500 farmers in greater Noida will get enhanced compensation of 64.7%. And approx 350hecters of land will be assigned to farmers as developed plots.

Hi Neha, If the property has been acquired in the name of wife only, but source of fund is husband. Here the fact is that the property may have been purchased in wife’s name may not mean that the property belongs to her. If the said house property has been purchased out of husband’s own funds (but property in wife’s name) then husband becomes the actual owner of the property. To claim income tax deduction, husband needs to make a declaration with the Assessing Officer (AO) under Benami Transaction Act 1998, stating that he is the real owner of the property though registered in his wife’s name. Hello Neha, It is 5% - women, 6% - joint name (male and female ) and 7% -men.
Right Pranita, So if you buy a flat for Rs 1 crore in Delhi, the stamp duty for a male buyer would be Rs 6 lakh. For a married couple it would be Rs 5 lakh and for a woman buyer it would be Rs 4 lakh.This is because in Delhi a woman needs to pay a stamp duty of 4 percent compared with 6 percent for men and 5 percent for a married couple. Registration Charges at 1% of transaction value is separate.

If the property is purchased in women's name, then there is a huge probability that the home loan is also on her name, especially as many banks clearly stipulate that the loan account be in the name of the owner of the property. Hi all, But, for similar risk, it would be fair to say the general direction is downwards. Since the cost of deposit has fallen, the rates will be lower. There will be a sharper focus by banks on the risk premium from now on.
While we approach for a home loan from SBI are now expected to be priced at 9.45%, one-year MCLR plus a spread of 25 basis points. Currently, SBI offers home loans at 9.55%, based on the base rate of 9.3% plus a 25 bps spread.

Q: Hi, I have a 4 bedroom house in an apartment complex in Greater Noida. I first rented it out in July 2010 to an senior citizen who lives alone. The rent agreement was for 11 months. The rent agreement, we signed, mentioned that if both parties mutually decide to further extend the agreement, the rent will be the market rate or atleast a 10% increase. Since 2010, this old lady has been living in my house till now. Every time, I make a rent agreement for 11 months and we sign. Though the rents have fallen a lot in my area, she has given me a 10%increase every year. She is a very good tenant- she keeps the house very clean. Pays my rent on time. If there is a delay, she notifies me. If there is anything to be done in the society , she does it for me and we adjust the payment. So I am very happy with her. She has asked me that she wants to stay in this house as long as she is alive. But now i am worried because she will complete 5 years in my house this year. Is it safe to give an apartment to the same tenant for over 5 years? What if she refuses to pay rent after sometime or refuses to vacate my house after some times? Or if she dies will her children have any stake in my house? Legally, will she be able to stake a claim in my house? And if yes, can I evict her if she does not pay my rent? Is there anything I should do to safeguard my interest? If it is legally OK to keep making rent agreements for 11 months, then I would like to give her the house on rent as long as she is alive- as she is a perfect tenant (as of now). Also, I am worried that if a new tenant does not pay the rent I will be in serious trouble - as I have a home loan. Any advice will be appreciated.

Hi GP, Usually tenants can’t do much about the eviction if the owner wants the property for personal use. As you have mentioned above that your tenant is very good by nature. You can go for the 11 months agreement or 5 yrs agreement. Just put few clause in your agreement that after 5 yrs you will increase the rent by 4-5 time. @Selina... For Panchsheel Green Phase-2 (C, D and E Block) basic rate i.e.CLP will be Rs.2850/sq-ft. So the price of a 2BHK will be Rs.26.07L to Rs.31.49L onward while for 3BHK, it will be Rs.42.18L to Rs.51.87L onward. But under the Subvention scheme, basic rate 10:80:10 or the rate would be 2999/sq-ft. A 2BHK will come Rs.27.44L to Rs.33.13L onward while for 3BHK, it will be Rs.44.38L to Rs.54.58L onward under subvention scheme. PLC charges:- Park facing Apartments Rs.100/sq-ft. while Road Facing Apartments Rs.75/sq-ft. but remember that PLC will be applicable only in Phase-2 from 1st to 15th floor.

Sizes of 2BHK is 895 sq-ft and for 3BHK from 995 - 1395 sq-ft. And it's current price will be Rs.1990/sq-ft. As per the developer, possession date will be April-2020.
