Farmers had challenged this acquisition of this area in the Supreme Court when despite everything it had a place with the Jaypee group. Q: We have around 4 acre of ancestral Property at Noida expressway. Is it the best time to sell the property or should we wait for another couple of years. Some of my friends are suggesting me to tie up with a builder and we can have a share of profit along with few flats in the developed apartment society. How does this process work? Who all builders support such type of association?

As per different sources, it is believed that , in Greater Noida, while a major portion of the budget, Rs 3,300 crore, has been allocated for land acquisition, Rs 300 crore has been assigned for Metro connectivity. Other developmental projects will come at a cost of nearly Rs 600 crore.
@ Mukhesh, It is believed that, giving a push to Metro connectivity, Noida has doubled its dedicated urban transport fund. This has been enhanced to Rs 1,000 crore. The rates for the Metro route between Botanical Garden and Kalindi Kunj has also been revised to Rs 1,026 from Rs 854, while the Metro corridor between City Center and Sector 62 will come at a cost of Rs 1,994 instead of Rs 1,807.

Hi Sai , The Yamuna Expressway Industrial Development Authority (YEIDA) on Monday launched an environment-friendly affordable housing project in Sector 22A for middle- and lower-income groups. The 1,900 green homes under the scheme would be ready for possession by 2018. The multistorey flats will be available to the public through draw of lots. Forms will be available till February 26, 2015. This is the second green housing scheme of the Authority, after it allotted nearly 7,000 flats in Sector 22D.

In my opinion, there are many locations in DelhiNCR, where property price is not suitable for middle class people. That means , in Greater Noida ,you can find affordable housing suitable for all types of people. This project is located in a decent residential location with all daily basic amenities nearby. Builder quoted price is around 3500/sq-ft to 3700/sq-ft.
As per sources, this project has 70%-80% open space. 10/per floor is the floor rise price of this project. I heard that this project has two different type 2BHK. 1265 sq-ft, 2BHK with study room & without study room. Hi Asis, Yes, the approval for the amendment in Greater Noida's building regulation came through a cabinet meeting held by the state government on Wednesday. Eevn the Authority also sought objections to and suggestions on the modified plan from the local residents. Following this, the proposal was forwarded to the state government for approval.

Good evening friends, As the cabinet has given its approval, the GNIDA now expects the notification to come through in the next 15 days. A gazette notification was issued in March 2015, which has already cleared a 0.5 increase in the permissible FAR within a 500 mtr radius of existing and proposed Metro corridors in Noida.
As per the authority officials, residential housing societies, commercial and public utilities would be built on the additional 1000 mtr area along the Metro corridor. Once the decision is notified in the gazette, the amendment will be applicable to all categories of land use, excluding residential plotted ones.

Hi Ankita, The worst builder i have dealt with buying a flat in Amrapali Silicon City as the management and the Amrapali Silicon City team does not even respond to the emails or phone calls for providing the status on the possession of my flat. Even after paying full amount 2 yrs back to them, i am still waiting for my flat possession. I think all the fat buyers of their project should make a group and held a meeting to take legal action against the builder. Earlier, many cases has been filed against the builder for deficiency of service and delay possession.

Q: Hi, I have a 4 bedroom house in an apartment complex in Greater Noida. I first rented it out in July 2010 to an senior citizen who lives alone. The rent agreement was for 11 months. The rent agreement, we signed, mentioned that if both parties mutually decide to further extend the agreement, the rent will be the market rate or atleast a 10% increase. Since 2010, this old lady has been living in my house till now. Every time, I make a rent agreement for 11 months and we sign. Though the rents have fallen a lot in my area, she has given me a 10%increase every year. She is a very good tenant- she keeps the house very clean. Pays my rent on time. If there is a delay, she notifies me. If there is anything to be done in the society , she does it for me and we adjust the payment. So I am very happy with her. She has asked me that she wants to stay in this house as long as she is alive. But now i am worried because she will complete 5 years in my house this year. Is it safe to give an apartment to the same tenant for over 5 years? What if she refuses to pay rent after sometime or refuses to vacate my house after some times? Or if she dies will her children have any stake in my house? Legally, will she be able to stake a claim in my house? And if yes, can I evict her if she does not pay my rent? Is there anything I should do to safeguard my interest? If it is legally OK to keep making rent agreements for 11 months, then I would like to give her the house on rent as long as she is alive- as she is a perfect tenant (as of now). Also, I am worried that if a new tenant does not pay the rent I will be in serious trouble - as I have a home loan. Any advice will be appreciated.

Yes, I think if she can pay the rent on time and no issue with her then you can go for the agreement for another 5 yrs. If you are the owner, you can prevent your tenants from overstaying by including a clause in the rent agreement on increasing the rent to four or five times the existing rent, if the tenant does not leave when the contract ends. This would put a check on those tenants who play foul. Also, in case the tenant is not vacating the premise even after the notice, you can approach the court. Hi friends.... I have some information on Kiraya Muqt Awaas Yojna:- It is an affordable housing scheme in Rajnagar Extension Ghaziabad. Under this scheme they are offering the residential flats at very reasonable prices with flexible payment plans. They have CLP plan. Under CLP plan you don't have to pay the amount in single shot or 2-3 installment. You just pay 10% at the time of booking and the rest amount will be paid after evry 3-4 monhths (10% of total cost only). So the conclusion is that you have to pay your amount in 10 equal installment each with a interval of minimum 3-4 months.Hi friends.... Your welcum Saras, Currently, this project is under construction and ready-to-move by June-July-2017. Yes, this project has all the necessary approvals from GNDA and almost all the leading financial institutions are funding this project.

Q: I am working in an IT firm at Noida sector 126. In 2011 I booked a flat at gaur city from gaursons but due to land dispute over the project land the possession got delayed. Gaursons promised the possession by end of 2013 but I did get my possession in October 2015. That is very tough phase for a buyers if he has paid all amount on time he expects timely possession of property. But if someone gets delay in the possession, that’s very unfortunate situation for the buyers. I was going through same phase. I visited gaursons office several times talked to gaursons CRM team they said delay is due to land dispute situation and I will get my possession in 1 year. So I calmed myself and realized that somewhere builder is also struggling to get work done due to some dispute and other issues. But I encouraging thing was gaursons team’s support they were very polite and supportive throughout the process. I asked them for the possession delay penalty initially they try to avoid that but after some meetings with senior members at CRM team of gaursons they agreed to pay my penalty at rate of 5 rupees per square feet. I thought that this is very low amount as if buyers failed to pay installment on time builder charge high interest rate and penalty from the buyers. So I discussed with some other agents and some of my friends who have invested in other projects. Then I came to know that this is the standard rate of penalty decided by authorities. And there is 6 months of relaxation as well for the penalty payment. Finally I got possession of my flat at gaur city by end of 2015 and I also got the draft for delay penalty at agreed rate. Initially I felt I am cheated by builder they did not pay m full penalty but after looking at the market scenario and issues faced by builders and buyers i realized that it was fair amount paid by builders. I talked to some of my friend who invested in other projects and they were struggling to get possession even after 2 years of promised date of possession and they said builder even not agreed on paying any penalty. That made me realized that gaursons did not cheated me or even they were quite supportive. Even today I see number of buyers struggling to get there possession and builders refuse to pay even penalty for the delay of possession but on this I had a good experience with gaursons builders. I am living here from more than 1 year and did not even face any big problem regarding maintenance or other threat instead of some small issues but that is part of almost all residencies. Overall my experience with gaursons is good.

Most of the project get stuck due to the project approval as developers don't have sufficient proof. Well Payal... Nirala Greenshire Ph-2 is a GNIDA approved project and all the necessary approvals are in place. Banks such as HDFC, LIC Housing Finance, ICICI etc. have approved it for home loan. Yes, they are providing Covered Car Parking and its charges will be Rs.2.95L for single car.

@Payal... Booking amount will be 15% of the flat cost. Flexi plan-Rs3150/sq-ft., CLP-Rs.3300/sq-ft. and 10:80:10 or 5:75:20 - Rs.3450/sq-ft.(Rs.150 extra for 950/1060/sq-ft.). In other charges such as additional power backup (Per KVA):- Rs.20000. Fire fighting, EEC, Club membership, power back-up (1 KVA), lease rent are included in the basic cost. IFMS charges shall be Rs. 20/sq-ft.payable at the time of offer of possession to RWA / Maintennace agency.

Hi, under Income Tax Act, if you make a payment towards purchase of immovable property for an amount of Rs. 5000000 or more than you have to deduct TDS @1%. Hence, in your case even if the property is under construction you are essentially making payment towards purchase of property. There is lots of negative review against the builder and Unipark is not yet registered under UPRERA. There is no certainty of its possession date. Hello Rajan, As you can see in their website that they have completed 65% of the Work in Tower-A & B and I have discussed with the builder on the same and as per them possession of Tower-A & b will be in August 2018.
