Q: I am dealing with a builder for a plot which is just beside Janachaitanya phase 3 layout in Upperpally. Named "Peace homes" The land that this builder has is a small gated community which is beside Janachaitanya phase 3 layout which is HUDA approved. However, the land which this builder has is grampanchayat approval, he says he can get LRS and GPS but I have to pay for it. Is this option good? what will be the cost for it? Will I get home loan for construction on the land after getting LRS? Please advice.

Hi, LRS ( Layout Regularisation scheme) scheme ( for Plots of unauthorised layouts ). I suggest you to write mail to HUDA. Their team will take up the matter with HUDA. HUDA will answer about the status of that land. you need to write with full details like Survey number etc. So that they can give you the exact details.

Hello sir, Apart from that provide the information of locality or no. in which plot comes (Whether Agricultural, Bio Zone, Residential / Govt land / Assigned land etc). Also show them the panchayat Plan and the specific plot so that it can be checked with respect to Master Plan Drawing. But one has to take care that land is not Bio Zone or Land is not Govt land or Assigned land etc. Many developers encroach extra land around original approved land and develop plots in assigned land (land assigned by govt to weaker sections which are not supposed to be sold by them to any developer).

This is how it will be. I’ll continue on what the other person said. There are several charges involved first it is penal charges which would go upto a lakh or more for a 3000 sq. feet land, then there is betterment charges, developmental charges, prorate charges and then finally building approval charges which could be quite a bit of money.
Hi, it is a 200 sq.yard plot. 31.9*59 south facing road. A small correction in my query, it comes under GHMC , it is not Gram Panchayat layout. Checked this in MRO office and met a surveyor who confirmed the same. He too suggested to push BPS approval expenses to builder. Negotiating this with the builder. However, he is not interested in getting this approval with his expenses. He says, BPS cost will 14% of land value (as per govt rate) which will be around 1,40,000.
