Speaking on situation of anonymity, an official with the agriculture ministry told that there is a thinking within the government to revise the law and plug means of avoidance, if any, in the regulations. Some time ago they had asked the registrars of co-operatives in different states to take a close at the some of the large cooperative credit societies. But they have to be careful. Q: DDA has started examining applications of the allottees in the recent draw following allegations of discrepancies in the result.

My comments to replies
Hi Subhankar, The Delhi Development Authority has started examining applications of the allottees in the recent draw of its much talked-about housing scheme following allegations of discrepancies in the result. The housing authority, however, said it would not delay the process of final allotment which is slated to start in the second week of this month, when DDA will hold a camp for the successful applicants.
On preliminary scrutiny it has been found that in some cases, the successful allottees' names and father's names were the same even though there was difference in application numbers, addresses and PAN numbers. Similarly in many cases, the application numbers are consecutive even though there is difference in addresses and application numbers.

Hi Kunal, As per news from Chennai, a final shape to the smart cities concept would be given at the meeting. Each state will have three smart cities, excluding the state capital, Naidu had said at a conference on Tamil Nadu Smart Cities organized by Confederation of Indian Industry (CII). The central government has plans to develop 100 smart cities in the country.
@ Kunal, The issues to be discussed include competition based selection of cities for inclusion under smart cities programme; support and hand-holding the cities; need to participate in the Smart City challenge; policy issues in respect of area based strategy for development through retrofitting, redevelopment and green field smart city development.

Hi , As per different sources, in July-September, the Delhi NCR saw the launch of only 4,500 units which is less than half of what was seen in same period in 2013. A lot has happened in the Indian economy in past few months. Developers have been facing delay in approval and clearances, which could be a possible reason behind this slowdown.
Hi All, As per my knowledge, as the Delhi NCR saw 54% decline in new housing projects, it has gradually caused a drop in the economy. Delay in getting approvals for projects, unavailability of land due to the tough land acquisition law and a slackening demand for housing from investors and end buyers has caused this dip. One major factor that is dissuading developers from launching new projects is the crunch in liquidity that they are facing due to the guarded approach of banks; this has also increased their construction cost.

Hi Mr Amit Raj, DDA will only act as a facilitator and create layout and sector plans. LPP is for stakeholders, authorities and common people and not just for big developers. The land will be used in the following manner: 45-55 per cent for residential purposes, 4-5 per cent for commercial, 4-5 per cent for industrial, 15-20 per cent for green/recreational areas, 8-10 per cent for public and semi-public facilities and 10-12 per cent for circulation.
@ Amit Raj, According to me, the concern is the time period which these areas may take to develop. In Raipur, where a similar scheme is prevalent, the basic infrastructure is already in place. When it comes to Delhi, social fabric and basic road infrastructure seems to be missing in areas such as Narela, Nagafgarh and Khanjhawala.

Q: property prices were relatively affordable in Ahmedabad in contrast to other markets.
My comments to replies
Hi Pranab , As per my knowledge , emerging and affordable real estate corridors-Bopal, Gota, New Ranip, Motera, Chandkheda and the likes are already attracting a beeline of projects, buyers and investors due to the planned infrastructure and speedy connectivity in these locations. Many large developers, who concentrated on mid-to-high segment, were seen playing the volume game and entering into affordable segment in the suburbs.
@ Malakar, This will have a positive effect on the property market, paving way for a better 2015 for Indian real estate. It is believed that the year 2015 will be a good one for the real estate sector as the threat of inflation has submerged and borrowing rates are sure to go down from the current levels. This will encourage potential buyers planning to avail home loans to finally take the plunge.

Q: Govt. bid for "better & liveable Delhi" in this election !! What will be the impact ?

My comments to replies
Hi, now election is over. So currently no noise about this election any more. But new thing is coming up in my mind. What new govt is going to do in Delhi, which will effect Delhi real estate ? what people are expecting from new govt ? What changes people want in their city ? All are welcome to comment on this.
Hi Rituraj, In my point of view, property taxes should be completely online. Some states ensure this but because of technology incompetency, their websites don’t work for a long time and buyers are affected. Perhaps privatization should be explored. There are many parts of the city which are not maintained by corporations - private company campus, industrial cities and gated communities - and they all are much cleaner.

The benefit is earned in a few ways; it can be rental wage after the complete development or one will offer it for current quick benefit. Present-day everybody needs a secured future for their family, when they grow up, a bigger space will be required. NCR is amongst the most elevated altenative for land PE reserves. In accordance with sources, Indian realty division has recorded an increment of 28 every penny contrasted with the past quarter and 2.5 times the value interest in first quarter of 2013.
@ Mr Abhishek, With respect to Delhi NCR, the range has officially pulled in PE speculation of Rs 80 crore in first quarter of 2014. PE subsidizing has grabbed in most recent one year because of appealing valuations and low level of bank financing to the part. The venture opinion of most institutional speculators (PE falls under Institutional Investment) about the NCR keeps on remainning playful.

Hi Mr Roy , According as far as anyone is concerned, the revelation to present "Benami" Property Transaction Bill could further guarantee more straightforwardness in this manner making a more expert environment in the division. As a twofold digit GDP development has been evaluated by the legislature over the long haul, this will make a positive business circle for general segment. We would have additionally gotten a kick out of the chance to see some ambitious motivating forces for Sustainable Development in land.
@ Raj Roy, According to diverse news, drawing in private cooperation is normal by giving framework status to lodging and these change activities. However the increment in administration impose on development and extract obligation on inputs separated from cess on petrol and diesel coupled with expansion info cost and make further weight on land division during an era of drowsy interest.

Q: Around 72% of housing project are delayed in NCR!! Kindly update me .
My comments to replies
Hi Mr Akash Kanojia, Living within their own residence - associated not a rented accommodation - remains an endless anticipate lakhs of individuals agency set-aside residential units in the NCR. Over 72 % of the 6.45 lac homes that were speculated to be bimanual over to consumers by this year are delayed by anyplace from 2 to 4 years.
@ Mr Kanojia, As per my knowledge, funds generated from one projects are diverted to launch or complete other projects results in delays. These reasons don't matter to suffering consumers whose are paying both rent and EMIs. The government or courts must take some action against builders. Meeting family expenses after paying EMI and rent is becoming increasingly tougher. There is no real recourse available to harried home buyers as state governments side with influential builders and leave the former to their fate.

Hi Pranab, Presently, the indications of redress are starting to show in Mumbai too. While the value weight is very little in the city's western rural areas because of no additional supply, property costs in focal Mumbai, particularly in Worli and Parel territories, are confronting weight.
@ Mr Pranab, As per my opinion, in any case, don't expect a rehash of the huge adjustment that occurred somewhere around 1995 and 2001 when property costs in Mumbai fell 50-75%, in the event that you consider swelling. "The value revision saw amid that period may not happen this time around.
