HI all, Most booking agreements for real estate projects start by forcing the importance of being aware of the terms and conditions mentioned therein. But how many of us take the trouble of going through these agreements, drafted in detail by lawyers hired by developers? This is important because most clauses in these agreements are aiming at protecting builders from legal troubles while giving very few rights to buyers. So, read the agreement paper again and again for future trouble.
Deepankar, What makes you think that I have not gone through the agreement in great depth before signing up? Are you aware that a lot of the approvals (from the BMC etc) are provisional and can be terminated anytime during project construction? What happens if some of the approvals have been obtained via bribe and are subsequently cancelled?Who protects the innocent flat buyers then? The sales agreement is always heavily loaded in favour of the builder. A builder typically refuses to change/customise the sales agreement. It is 'take it or leave it'.
