Q: How government can make properties at SEZ complexes more affordable?

How to save tax exemption from long term capital gain from property?
Thanks, Anyone who owns a property is liable to pay tax on the income you generate from the property on an annual basis. The taxation value of the property is derived from the rent received or the notional rent. In case, the property is self-occupied, the annual value is taken as nil.

Q: Buying an apartment or flat is easy task than building individual apartment. But the important thing is that whether the apartment you are going to buy has Vastu friendly structure or not. After buying Apartments which are not Vastu friendly, so you feel it is unlucky for you. Here are some tips to keep in mind to buy Vastu-friendly apartment: 1. Position of rooms: Before buying any apartment check whether the shape of the apartment is regular rectangular or not. Be sure that all the rooms has four walls or corners. On the other hand master bedroom should be in the Southwest corner in the apartment. Make sure that the position of the kitchen should be in southeast direction. Also, the position of the living room is located at east side of the apartment. 2. Direction of site: Direction of the building or site is also an important factor for choosing Vastu-friendly apartments, like entrance gate direction of the building.

Q: I want to buy a property? Do you think budget 2015 will introduce interest cut on home loans?

Hi Guys, As per my knowledge, corporate houses want the minimum alternative tax to be cut from 18.5% to 15%. Real estate developers don't want to be taxed for unsold flats. Knowledge economy companies want stock options to be treated as a deductible business expense. Crude oil prices have fallen and fuel prices have come down. But taxi and auto fares have gone up compared to last year
Hi Guys, As per many sources, on the other hand, they will be eligible for indexation benefit and any long-term capital loss from non-equity schemes can be adjusted against other capital gains. One major drawback is that shifting from one scheme to another will attract tax. Such shifts are tax free when made in other pension products such as NPS or unit-linked pension plans.

Hi Dhiraj , Yes, after many affordable housing schemes launched by many states , in order to help city dwellers , Gujurat also started it's own housing project to help Rajkot city people. It is a first such initiatives by any corporation in Gujurat. So people of Rajkot are expecting that , authority may do some changes in exisiting taxes.
As per my knowledge, RMC would become the first ever municipal corporation in the state to launch its own housing project. People who are not covered in housing schemes of the state, will now have an opportunity to own their house at affordable rates. We will spend Rs 2 crore on this project.

Q: Any idea , what will affect most by this ? Will there any change in real estate ?

My comments to replies
Thanks Mr Rajesh & Raj. I agreed with your comment. As per my knowledge, focus of development will be on encouraging pedestrian movement. The high-rises that will come up in a TOD zone will have one-room service apartments and spaces for buying daily groceries and essential itemseverything within one building so that a person would have to leave it only for going to work .
Yes , Mr Kaushik, you are absolutely right about this. I came to know from news that, as per authority official , this policy could come in handy for expansion of group housing societies. A group housing society near a Metro station could ideally sell a part of its FAR and raise enough money to expand vertically, as could a group of property owners. The impact on individual owners and planning of Delhi overall is hard to overstate.

Hi Mr Balwinder Singh, Nashik might not have made it in the first phase of the Delhi-Mumbai Industrial Corridor (DIMC) project, but it can take solace in the fact that the district may after all be included in the second phase of the ambitious infrastructure programme which is likely to begin in 2017-18. Nashik was not included in the first phase of the DMIC project after the water resources department of the state expressed its inability to reserve water in the dams required for the industries that would be set up under the programme.
Hi Mr Balwinder, According to me, the industries department of the state is already in talks with the water resources department to sort out the water reservation issue for developing industrial townships in Nashik under the DMIC project. Talks are being held at the principal secretaries' level. Nashik is to be included in the second phase of the DMIC, which is expected to begin by the financial year 2017-18. Authority have already proposed reservation for 3,500 hectares for land acquisition for the industries on the stretch between Sinnar and Igatpuri. This land is to be made available for the DMIC project.

Q: This amount was not collected from the licenses granted by department of town & country planning .

Hi Baljeet singh, A banging Rs 11000cr is however to be collected as External Development Charges (EDC) from property developers in Haryana, in line with a white-paper free by authorities. This quantity was outstanding against the licences granted by the Department of city & Country designing in varied Urban Estates in Haryana, that wasn't collected from the licensees.
Hi Mr Singh, Expressing serious concern over the non-receipt of EDC from realty developers, Haryana minister of finance Captain Abhimanyu said: "In last ten years, a total of Rs 11000cr ought to are attributable into the account of Haryana Urban Development Authority (HUDA) that has become owed currently and not collected thus far. it's conjointly a matter of significant concern that no collateral security has been taken from these developers against total of Rs eleven,048 crore," he added. HUDA collects receipts from colonizers for modification of land use permission etc through board of city and Country designing.

Hi Jaitinder, Mirzapur, a small hamlet located to the north of Chandigarh adjacent to Mullanpur Garibdas, is also an abode of VIPs. Buyers of land there mostly include MLA, MP and VIPs.The development of Mullanpur as New Chandigarh has no direct effect on their land. The only correlation that can possibly be drawn is that the launch of Mullanpur shows the seriousness of the government to develop Chandigarh.
Thank you for your valuable inputs, Mullanpur micro-market is planned to be an eco-friendly and low density urbanised area, due to the eco-fragile nature of the Shivalik Hills located nearby and A proposed Anandpur Sahib Mohali 4-lane expressway, which is going to be another route facilitating easy access from Mullanpur to Chandigarh city, Mohali and Greater Mohali.

Hi, Mullanpur is well connected and in close proximity to prime locations of Chandigarh.Close proximity to the PGI Hospital, Punjab University and the proposed medicity, that has been planned along the Chandigarh-Siswan-Baddi road. Medicity would be a self-contained campus, with the best of housing facilities for the doctors and the paramedical staff.
Very interesting insights. Thanks for your valuable inputs but I think Chandigarh real estate market is witnessing positive trends during the past year with residential values noting an average appreciation of 15 to 20% across the city. There has been tremendous growth in the city suburban localities such as Panchkula, Mohali, Zirakhpur and Dera Bassi in terms of upcoming projects, growing demand and appreciating values.

Hi, Greater Mohali Area Development Authority Eco City Phase 1 is a planned township project spread over 412 acres in Mullanpur. The project has attracted many investors as it provides good amenities and is not far from Central Chandigarh. It is good for long term investment. Price for a 300 sq yard commercial plot here would be approximately INR 2.40crores and for a residential plot approximately INR 56 lakhs to 1 crore.Hi, Greater Mohali Area Development Authority Eco City Phase 1 is a planned township project spread over 412 acres in Mullanpur. The project has attracted many investors as it provides good amenities and is not far from Central Chandigarh.
