Hi friends, I am new to Punjab and this was my first trip for a flat search. Recently I moved from Mumbai and planing to invest in residential market. What is the government policies in Punjab in realty sector?
Real estate in Punjab has failed to develop long-drawn slump and realtors feel that the state government has not done enough to incentivize property business with its unfriendly policies.Property transactions in the state have come to a pause due to the harsh policies.

Noida and Greater Noida on the outskirts of Delhi, New Raipur in Chhattisgarh. These are recent experiments we(DA) have made . Foreign capital is available to them (since) we(authority) have opened up the sector. Smart cities would be built in a way so that they have uninterrupted power, water, proper sanitation, efficient management of solid waste, de- congestion of roads, last mile connectivity and effective use of ICT. Hi Guys, I recently got to know from news that, as the Government of India is in the final stages of kicking off the concept of 100 'smart cities' in the country, Chandigarh will be a case study for the government to execute this dream project of Prime Minister Narendra Modi, said union minister of state for urban development and urban poverty alleviation Babul Supriyo.
Hi , Every city of the country is unique, having some kind of character. Therefore, things will be assessed from the ground. We (authority) will have to keep urban local bodies and the local administration of these cities together for the proper implementation of the project. Like in the running of a vehicle, all the wheels need to move together, so similarly, the central government, state government, and local authorities will move together with a common understanding to develop the 'smart cities'.

As per my knowledge, the second property would fetch significant tax benefits, especially when 80 per cent of its cost is funded by loan. There is no limit on the deduction on interest on loan taken for the 2nd property assuming it would be not be a self-occupied property. Considering this, often it makes sense to buy the same in the name of the earning spouse who can enjoy the associated tax benefits fully. Hi All, In my point of view, there is dual advantags of investing in real estate property market. Real estate investments are the only assets that generate rental income as well as capital appreciation. In addition, it also serves a dual purpose as the property can be utilised for self-use or let-out as per the requirement.
Yes Sufia, I agreed with you.According to me, another reason to invest in real estate is tax benefit. Investments in the real estate sector attract significant benefits with tax exemption of upto Rs 2.5 lakh on housing loan principal repayment and upto Rs 2 lakh on home loan interest. These tax benefits on personal income, in addition to rental income and capital appreciation makes real estate a worthwhile investment option.

I came to know from news paper that, according to additional chief secretary (revenue) Dalip Singh, the department has so far given 10,211 appointments under the new system, out of which 8,208 registries were done the same day. A maximum of 1,613 registries were delivered in Jagadhari followed by 1,560 in Karnal. Hi Guys, As per my knowledge, the grand DMIC project, which had been pending for a long time and has finally received approval for the first phase, had hit major roadblock in Nashik after the local water resources department expressed its inability to provide water to the industries that would be set up here. This was disclosed by MIDC CEO Bhushan Gagrani during his visit to Nashik. The DMIC in Maharashtra covers Mumbai, Thane, Raigad, Nashik, Aurangabad, Ahmednagar, Pune, Dhule and Nandurbar districts and influences 18% of the total area of the state.
Yes , That's right. It is the DMIC Trust and the central government which take the final call on the project. The non-availability of water is a major hurdle for the DMIC project. The water resources department has expressed its inability to reserve water in the dams at large for the DMIC project for Nashik. We (authority) need water if we have to implement the project here.

Q: I have a property in Ferozepur that i want to give on rent for ATM & Bank branch space. Can any one tell me the formalities that i have to complete and documents that i need to have for it. Also, how much would it cost to complete these formalities.

Hi Anushka, As per my knowledge various documents are required: 1. The original ownership proof/ property title 2. 2 passport size photographs 3. The AADHAR card or the receipt they gave you when you applied for it (this is mendatory) plus another ID proof, Driving license, passport, voting card etc. 4. Q: Guys, i need tips for migrating to Sydney for work permit. i consulted many people here in India but maximum are giving me advise to join some private colleges & do part time job. but i am not much sure about this method. i guess, this is the right platform to discuss & find out best one for me. i searched a lot on internet too but not finding much on this, There are lots of sites offering packages for the same but i want to know more about weather, people, stay, culture, etc. Still looking further for a better information about the region. Q: Hi, I have booked flat in Amrapali Centurian Park Tech zone IV, possession (low rise). Booking was done in 2010. But on the name of possession builder is lying. Every time I meet them they says in next 6 month you will get it. Last week (10-may-2016), I visited the flat and surprised to see that construction is stopped from last 5-6 months. Only flat skeleton is there. By looking into situation it seems it won't be ready in next 2 years also. I want to file a legal case on builder. If there is any buyers association please link me with them. I am struggling a lot as I am paying rent and EMI both.

Hi friends!!!! It is total lawlessness on part of Government that such builders are misusing so much of public money easily. I have booked my flat in 2010 in Golf Homes but still after 6 yrs , no rays of hope for delivery. Even they don't care for builder-buyer agreement. Builder Buyer agreement is totally one sided for them. God knows when any regulator like SEBI/TRAI will come in real estate sector.
Hi Jitu, If they can cheat in Indian Cricket Teams then why will they think about the common people. Amrapali continues to be in news with cricketer Harbhajan Singh praising Indian cricket team captain M S Dhoni for resigning as the brand ambassador of the realty firm and complaining that the builder has not given villas to players as promised after 2011 World Cup victory.

I think this WTC, Chandigarh is going to become an important player in the global WTCA Network. On the one hand, it will be the in-bound access point for WTC members and businesses around the world to connect with the local business community. Hi folks, As far as payment plan is concerned, Payment Plan WTC Tower -10% (70:30 ), Signature Tower 50:50 as per gift retail. Self Used unit of WTC Tower will be Priced approx Rs.250/sq-ft. higher. It's booking amount will be Rs. 2 lakh, within 30 days of booking 10% of BSP less booking amount, within 60 days booking 10% of BSP (Agreement Stage) and rest of the 70% as per construction and 5% of BSP + 50% of car parking on commencement of finishing work, 5% of BSP + 50% of car parking on commencement of facade works and 5% of BSP + IFMS + Stamp Duty + Registration and other applicable charges.

Q: I need an advice, I had brought 1 plot in resale and cleared all due payments 4 months ago. I have all the documents sponsored from first owner of plot and physical possession from builder. I have full and final payment undertaking from the buyer of the plot.The builder is a RERA approved builder who promised me before deal that the plot id ready for possession and I can register my plot immediately after that.From last 4 months I am running behind the builder office and they are continuously delaying the registry of my plot without giving me any valid/legal reason. The builders office is giving me this verbal assurance that they will complete the registry from last 4 months. The delay leads to increase in registration fees by government. They delayed the registry even when the upcoming economic loss was conveyed to them. What steps I can take now? is there any legal way through which I can pressurize the builder and get the registry of my plot done? Please help and give your advice's
