Q: Has anybody got the latest update on the project. I don't think the Project is in good state. Everytime I visited the site, new story has been narated to me by the officials for the delays and the new schdule. I think it is time that the owners should have a word with the DB officials. As it seems we all owners have taken things for granted. No doubt today the DB Relaty share price would go down, on fridays news of Etisalte want to proceed with legal action aganist Swan Telecome. Why we owners has to take all these issue on our property, have we thought these things at the time of purchase. I strongly suggest we should come together and meet the officials with deadlines. If we don't do this, I don't think project will complete even by 2015.

Q: They are not fulfilling the committment .. there is leakage in walls and bathrooms.. no proper water supply, water is muddy.. They are not able to get Occupation Certificate from govt authority. They delay the possession of apartment.. No society service but they charge advance.. society charges electricity cut for more than 4 hours a day..

Pls dont think of buying any Puranik projects. Their Paradise, Delight of Hometown Projects were delayed by 24 to 26 months and during this period no compensation were given. I was cheated with giving wrong registeration amount. 1 lakh was taken as parking amount and no parking given. Now their demanding 2 lakh more than the agreed amount, during the possession they increased their advance maintenance cost by 66k, flats have leakages. Elevators of inferior quality than promised. Service team straight away deny your complaints. We the residents are fed up of the builder. straigt NO to Puraniks Builders
Hi ketal, GB Road is the preferred invetment or residential option now or 10 yrs from now. I personally think that Ghodbunder Road is better bet compared to Vasai-Virar belt. If you are planning to buy in Vasai-Virar belt then maybe Nalasopara or Naigon are better bets (but not in comparison to GB road though). Nalasopra etc are to be considered if your budget does not get you decent 2/3BHK in GB Road stretch.

Right Abhinand, If the developer didn't hand over the flat as per the said agreement then you were in a very strong situation and should directly approach the court. Everything like registration amount, parking charges, maintenance cost, elevator and leakage issue clearly mentioned in the agreement. In this way you are trying to make bad image of the developer. I don't know how much you are right or wrong.

WHETHER THERE IS ANY LBT is to be paid for purchase of any new construction.
Right Ketal, A builder is liable to pay LBT. Before paying LBT, a builder has to decide whether he will be constructing on his own or he will be sub contracting the work, again entirely or partly. Also he has to decide on whom the responsibility to pay the LBT will be fixed i.e. on him or on sub contractor. This planning has to be made to avoid double taxation as there is no specific provision of exemption for this purpose.

Q: Do not buy this Property – This is a big scam The agreement will be with a bankrupt company called National standard India Ltd who has lease with MIDC for 40 years. Technically you will never be the owner of your own property. There will be a corpus fund included in maintenance so it can be paid to MIDC for renewal of lease (if they agree). If you would like to sell your property after 10 years why will someone buy it? By the time they would finish their loan nearly 50 – 75 % of the property value again will be due to paid to MIDC for renewal Builder has some other plans as they are giving the clubhouse membership only for 30 years. Nowhere in the agreement you will find Lodha’s name. What if NSIL goes bankrupt sold or gets in to a legal soup. This property is mortgaged with HDFC bank (Complete Residential and Commercial)…. Funny you are paying for a mortgaged property I had booked a 3 BHK and when i found out about these hidden things builder is not refunding the token amount. They were so sweet while selling this flat and now they don't even respond to emails. People, who have already booked, please go and see the agreement. The lease has started in 1960 with MIDC by this company NSIL

Hi, Documentation is the first check point. You may argue that the builders advertise heavily and the construction happens in the open, so if its illegal, it will catch the eyes of the authorities concerned. When you buy a property, you will have to sign a set of documents. Builders are supposed to show you all the agreement documents. In fact, you are supposed to sign an agreement that you have inspected the property that you are buying and are satisfied with it. If you don't trust the builder, you can get the document from a municipal corporation or sub-registrar.
You are right Mani, Here is a list of important property documents required to buy an apartment or an independent house. 1) Sale Deed, 2) Mother Deed, 3) Building approval plan, 4) Commencement Certificate (For under construction property, 5) Conversion Certificate (Agricultural to Non-Agricultural land), 6) Encumbrance Certificate, 7) Latest tax paid receipt, 8) Completion Certificate, 9) Occupancy Certificate etc.

Q: I bought a plot, on agreement its mentioned that price per sq. yard including EDC. Now its possession time, builder asks for 1,30000 INR as development charges. He says its not EDC, the charges are for the roads, sewer and lights we made/worked inside the society. Doesn't EDC include all these charges, do I need to pay these charges, are these separate from EDC?

Right Miran, Since, investing in a property is the biggest buy of our life, one should be aware of a host of hidden charges. With these hidden charges, the same Rs 50 lakh apartment at the end would cost around Rs 75-90 lakh.

In spite of the rising rentals, one can still find apartments within a monthly rent of Rs 30000 in various parts of Mumbai.

Hello Khushi, This is mainly due to the infrastructure, connectivity, amenities and the luxurious lifestyle of people. Bandra is also home to several Bollywood celebrities. This area is getting more popularity for rental accommodations due to the appearance of Bandra Kurla Complex. It is also close to southern Mumbai, which is mainly a business district. Though Bandra is a luxurious suburb, one can find few 1 and 2BHK flats for monthly rentals of Rs 25000-30000. Most of these have a covered area of 500-600 sq-ft. There are several flats with more amenities and higher configuration available for higher rent.

Hello Khushi, Yes, it is true that Andheri is another luxurious western suburb in Mumbai and at the same time very similar to Bandra. Andheri West too has a luxurious lifestyle due to several celebrities making their home here. It too has a very good social infrastructure as well as civic infrastructure. Andheri sees demand for rental properties due to many factors. One reason is that the area has several business and financial establishments. Another reason is that the suburb is close to BKC. People who are unable to stay in Bandra look for rental properties in Andheri, as properties here are cheaper. It offers many 2 and 3BHK properties for a monthly rental of about Rs 25000-30000. The approximate covered area of flats are 600-900 sq-ft.
Hi Anup, The average rental generate in Andheri East which is in the range of 3.2-3.6% in the last 1 year. Looking at the best average rental yield in the country to be between 3-4%, the rental yield in Andheri East can be considered a good one.

Look Sarika....... It is always better to go for ready-to-move property for a safer buy. Now-a-days delay is possession become fashion for the developer. They have a simple reply they are not getting approval. And the delay can be 3-5 years as i have seen in most of the reputed builder's projects. So, make up your mind for such delay and then proceed. I don't see any profit in such buy.

Though it is near to your work place but very few apartments are available for rent. The next area is Santacruz West and Andheri East but little bit far from the Parel. Ruparel Realty giving possession for Ariana in September'2018 whereas, L&T is offering possession for Crescent Bay in July'2017. Both the project are under construction. Residential property in Parel are quite expensive and the residential market is showing a downward trend. So, i don't think there will be a much appreciation in the next 3-4 yrs.

Good Morning Bhubanesh, Runwal MyCity is very good project and less costly as compared to neighboring projects. It being township project has its own benefits. What more, it is on central line as per connectivity concerned and easily accessible from Mahape side, a major upcoming commercial hub. Builder is also reliable, only negative may be slow construction over 4-5 years maximum. (now-a-days delay in possession has become fashion to most builders). I think 2BHK in 45-50 lakh basic price bracket in a locality like Dombivali East is not a bad investment. What more we should expect for? Appreciation may be 15-20% minimum in long term.
Right Anirudh, Property prices have been continuously on the rise in this area slowly but steadily. The average property price was about Rs 6000/sq-ft. during the Ist qtr of 2014, which is about Rs 6,250/sq. ft. during the same period during 2015. This marks an appreciation of 4.3%.

Thanks Ananya, Is there any civic issues in the locality? I heard that some of the societies are facing irregular water supply and damage in water pipelines. There have also been report of irregular and insufficient water supply.

Yes, the 4 experts appointed by the fare fixation committee to suggested increase in the fare and suggested that MMOPL must approach the Maharashtra government for grant or operational subsidy but the MMOPL has decided to continue operating at the existing fare by providing a concession of nearly 60% to commuters at least up to October 31, 2015. During this period they are very hopeful that the government shall sympathetically consider their proposal in the larger public interest.

Real estate developers have welcomed the RBI's decision to cut repo rate by 50 bps, but have also requested to banks to pass on the benefits to consumers by lowering the home loan rates.
There are 3 factors which are not existing today. 1) incomes are not rising, 2) supply is too much and 3) it is not access to credit. Because of these factors people are not buying the properties. Real estate is commodity and does not have investor interest. I can add more facts like emergence of VAT, Service Tax etc which makes investor entry costly. Further, regulation is more strict which comes to pre-sales and best of all "credibility" of realtors is at all time low.

Hi Vasanth, But it will be depend on BMC's decision whether any of the 13 upper floors can be saved or not on the part of incentive floor space index that is permitted. BMC has 4 months to decide on this issue. The High Court rejected the developer's claim that it had deemed permission to construct the parking tower with 900 spaces.
Hi manilal, As per the senior advocate A Y Sakhare, the corporation had only issued commencement certificate to construct till the plinth level for the parking tower and 43 floors for the residential building. Knowing fully well that it did not have a commencement certificate, the builder has shamelessly gone ahead and constructed 13 additional floors.

So definitely one would get a flat cheaper than these builder. They have completed two projects in this area only near Umiya Mata Mandir viz. Romel Residency in two phases. You can visit these properties to find about the quality and other issues. I was staying in this area earlier so I am aware about this. Q: I am looking to buy a new ready-to-move property at a maxed out budget of 55L for personal use. Which would be a better option, already developed GB road or bigger flat in yet to be developed Shilphata? I have an eye on Dosti Planet North which should be completing in near future. However earlier post suggest that it was supposed to be handed over by 2015, which is apparently not happened. I am not sure about which scheme to go for in GB road as bigger names have a high premium like the Lodha Amara 1bhk would go beyong 75L.
