Q: Property bubble to soon blast in ULWE. The Navi Mumbai airport has become financially unviable option and plans are almost confirmed to cancel the airport and return the land which was acquired initially. Hi Guys, There is a good news for those who have invested in property near Navi Mumbai. The long wait for approval to begin work on the Navi Mumbai international airport project seems to have ended, as CIDO claims that it has received a go ahead from the central government. As per the town planning body 7 out of 8 issues have been resolved.
Have you invested in that area Kaushik? It seems to me that the long waiting has come to an end. As per CIDCO managing director, they have been able to get clearances for most of the issues in the international airport project after PM Narendra Modi's meeting with Maharashtra's chief secretary during a meeting about 10 days ago. So all credit goes to MR PM who is really doing great for our country.

@Kaushik, But still we have tom wait for the Civil Aviation Ministry's approval before the ground work of the project can begin. It is for the height restriction enforced by the civil aviation ministry for the 230-hectare land parcel which according to the CIDCO MD, should also be approved soon.

Hi Pranab, I inquired about this project yesterday and found that there is no 3BHK only 1/2 BHK flats are construction under this project. 1BHK from 624-861 sq-ft. and 2BHK from 1117-1158 sq-ft. and it's current price per square feet is Rs.12930/sq-ft. It is G+10 storeys apartment consists 79 flats.

No, i never been to project site of Palazzio, Andheri East. As per their executive the work on plinth has almost finished. And they are going to start the construction work of 1st floor soon. As far as connectivity is concerned, palazzio is 5 mins from JVLR, 6 mins from Andheri Railway Station, 10 mins from both International and Domestic Airport and 12 mins from Oberoi International School.

HI, The state's aim is to encourage the comfort of doing business by distribute with one rung of clearances since building projects have to go through municipal clearances in any case. The demand for housing has been weakening for nearly two years now in the backdrop of unaffordable property prices and high interest rates. The Reserve Bank of India's second surprise rate cut outside the regular policy review may not boost the housing demand immediately. but is being seen as reversing the direction of rate cycle and kick-starting the housing demand.
But the developers are excited by the move to soften interest rates which would make home loans cheaper and help improve the sluggish sales scenario. A possible reduction in construction finance, currently available at up to 16%, is also seen helping them cut financing costs.

@Manish, Earlier, the rate cuts announced in January had not put into action by the banks, but a cumulative cut now amounting to 0.5%, will increase lending powers of the banks. It will allow banks to cut down interest rates on home loans allowing new consumers to take advantage of the low interest rates in the real estate market.
Righ Anuj, Yesterday, 4th March, RBI cut repo rate by 25 basis points to 7.5%. It had earlier reduced the rate by 25 basis points on January 15. The rate cut may not wakeup demand immediately, but there is an optimism, and positive sentiment is finally moving towards ground action.

Q: After investing in a project, and being promised delivery within a year, builder has backtracked. It's been 5 years now, the builder wants to change the registered plan of the flat and reduce area significantly. What are my options for recourse?

There is a compulsory provision whereby the builder must furnish copies of all approvals, permissions, plans, draft agreement and a current title certificate with detailed explanation of every negative comment by the advocate evaluating the probable impact upon the title wherever possible. The consumer must also be given a suitable window, say 30 days, to have the documents examine by professionals and be entitled to demand a refund with suitable interest if he finds any discrepancy.
Similarly, a clear date for granting possession and compensation based upon market realities, even the builder fails to meet the deadline. No increases should be permitted on account of changes in costs of materials or labour. After all, the builder should carry the risks of increase in input costs just like any other businessman.

Apart from that there are certain points where the DP should also detailed on: 1) How it aims to address the problem of affordable housing, 2) How the infrastructure is to keep tempo with the requirement coming up out of population growth, 3) How the city can improve and increase its open spaces, and, 4) How the concept of differential FSI and transit-oriented densification and development can help the city to improve the entire standard of living, create and manage resources, and keep competitive.

Yes, the area is closer to slum pockets. Hence, it faces some civic issues. Some of the possible problems include interacting with behavioral problems of slum dwellers, poor garbage disposal and garbage related diseases. There are also reports of drainage and solid waste management related issues in the locality. Lack of street lighting along footpaths is also a issue in the locality.

Hi Abhinands, As per the discussion with their sales guy the date of possession will be March'2017. And the current asking price is Rs. 14000/sq-ft. Yes, they have got the approval for clear title, IOD and CC for 1 FSI.

This letter includes all the details regarding the flat, the payment options and any extra charges that you may have to pay in case of maintenance or additional facilities. It is obvious that a question will arise in your mind that what is the significance of the Allotment Letter? I am telling you why? Allotment letter is a important document in availing loan from the bank, as the letter mentions the amount of money which you have to pay to the builder/housing society, so that the remaining amount can be financed by the bank. On the basis of this letter, the bank finances the remaining amount.

@Shaunak, A 2BHK in Maa Enrich will cost to you Rs. 1.05 crore all exclusive, @Rs. 10500/sq-ft. whereas the price in the locality is Rs. 14000/sq-ft. So seeing the locality price, it is not a bad deal.

Properties built-up prior to issue of notification U/S 4 of the land acquisition act1894. Q: We are members of Kala Niketan C H S ltd, at S V Road Bandra West. We entered into a redevelopment agreement with M/s SIROYA FM in 2008 and we have not received possession of our flats till date. The developer does not respond to our querries and has not paid us due rentals for the past three years. Three members have died during this interim period. What are the options available to us. You suggestions will be highly appreciated as service to humanity. We have been deprived to our basic right to shelter. We are being told to avoid taking the legal recourse as we may lose our flats permanently or till the decision is given.

I think you both should take the advice of a legal expert. Developer is just trying to scare you. If you development agreement then you don't need to worry. You should file a complain against them in consumer forum. Hope, you will get your possession soon.

If one looks at the geographical spread of the 98 shortlisted cities it can be witnessed that a large number of them are clustered around the freight corridors the government plans to build. Urban Development Minister Venkaiah Naidu has kept the most difficult part of the selection process to later in the year. By November 2015, his ministry will select 20 cities and towns out of this list.
True, it is not the end of the road for those which fail to make the grade, as the minister has himself pointed out. They can be selected later. Yet the true test of this "Smart City" model will come when the ministry has to say no and send 78 proposals from these municipalities back for reconsideration.

Hmm,,,,, A decision on allotment of funds to develop these as smart cities under the state government's project will be taken soon and it will later be placed before the Cabinet for its approval. The Centre, under its major programme will provide Rs 100 crores to each of the 10 cities selected by it so that they can prepare a plan of their own. These cities will then consult NGOs and citizens before finalizing the plan of their smart city.

Ohh sorry.....Sunil, Experts believe that the thrust on improving existing infrastructure and lifestyle in urban India is likely to drive demand in a few select sectors. According to the Ministry of Urban Development, being classified a Smart City would require basic elements like adequate and potable water supply, efficient waste management solutions, electricity connections, affordable housing, high-speed Internet connectivity and more.

Hi Sunil & Jyothi, Yesterday you were talking about the Modi's ambitious project "Smart City" and the same day (03.09.2015) Union Urban Development Ministry sanctioned a sum of Rs 192 cr under Smart City Mission for 96 cities included in the ambitious project. Each of the cities has been given Rs 2 cr for preparing Smart City plans with the assistance of technical and hand holding agencies.

Even i called the developer several times but no positive response on construction work. It seems to me a clear case of deficiency in service. Write a mail to the developers and ask the reason for delays. If you are not getting any reply then take the advice of a legal expert. They will show you the right way.

Well Lalit, The best way to look at the various 80C investment options. At the same time you can see what is pre-determined and what is optional. Suppose you are investing in ELSS, your lock in period will be 3 yrs. and the pre-tax return will be 15-16% which is tax free. If you are making Bank FD, your lock in period will be 5 yrs. and the pre-tax return will be 9.50% where interest is taxable. Similarly, if you are investing through PPF, lock in period will be 15 yrs. and the pre-tax returns will be 8.50% and you have to pay no tax. Whereas in NSC, lock in period will be 5-10 yrs. and the pre-tax returns will be 8.50% similar to PPF but here your interest is taxable. And if you are choosing Life Insurance, lock in period will be 5 yrs. and pre-tax returns will be 0-%5 and you don't have to pay tax.

Right Madhav, Specially, investing in a property in the pre-launch stage is highly risky. Since such projects are still on the drawing board, their final specifications can change drastically. Secondly, they don't get required approval and in the absence of approval project get stuck and poor buyers or investors have to face a lot's of difficulties during the period.

Our current govt. know it very well. Understanding the direct co-relation between infrastructure and demand in realty sector, the Central Government has given complete freedom and flexibility to State Governments to design and execute basic infrastructure facilities. For all the projects approved, the government will contribute 50 percent of the funds with an equivalent amount to be organized by the states themselves. This revamp of infrastructure in 272 cities and towns will duly fuel and introduce a fresh wave of realty demand in near future
I appreciate the center's initiatives. The centre has identified 482 cities and towns, each with a population of one lakh and above as AMRUT cities and Rs 11654 crore has been announced for upgradation of 272 cities and towns. This upgradation will help these regions to fulfil the basic needs for real estate to perform and succeed in the long run.

Hi Suresh, Are you talking VHBC Evergreen? Builders are quoting Rs.2800/sq-ft for this and the current locality price is Rs.2800/sq-ft. too. But seeing the current market trend across the country, i would suggest you Rs.2600/q-ft will be a good buy if you are a good bargainer. Even the current real estate market is very slow and builder is offering lot's of schemes and offers for their project.
Hey Suresh, Palghar as of now, is in the same situation as Vasai-Virar was before 10 or 12 years back. But palghar will not take 10 to12 years to become same as Vasai-Virar. Considering the surrounding industrial belt, Palghar will grow on its own, And with recent declared as a new district with total of 8 Taluka. Local rail network up to dhanu has already started. And is the only means of transport. I strongly believe affordable housing at palghar is just a matter of time. But it will take some time. You should buy property in the West side of Palghar as lot's of illegal construction is happening on East side.

Hi Suresh, I would like to express few of it's strength and weakness of VBHC Evergreen:- If you see the strength side of this project you will find all the legal approvals are n place as it is a freehold property with clear title and no disputes, civil or criminal cases as indicated by the client. 2) This property is located in Palghar East which is gaining popularity for residential development. 3) It has good access to social and civic infrastructure such as educational and health care center. Weakness:- 1) Low visibility as the subject property is located 1.8 kms from the main Manor-Palghar Road. 2) Neighborhood localities are very few as the locality is currently in developing phase.
I think Pradyuman is right..... we should also keep in mind that they will ask you for booking amount, token amount, they will give you last date. But do not take a decision in hurry. Do all your investigation, scrutiny, and think on how you will arrange the money. In general one who pays should be enjoying greater power, in reality we do not see that in Real Estate Market. Specially in Mumbai Real Estate.

Hi Manish, They are currently quoting Rs. 2700/sq-ft. and a 1bhk in 470 sq-ft. will cost you Rs.16 lacs all including while a 1.5 BHK in 490 sq-ft. will cost you Rs. 16.65 lacs all including. Whereas a 2 and 2.5BHK from 504-600 sq-ft. will cost around Rs.24 lacs to 31 lacs all including. You have to pay Rs. 50000 as a booking amount and rest of the amount as per the payment schedule. The date of possession will be February,2017.

Yes, center is positive about the development of salt pan land. Though there are some issues related to coastal regulation zone but they will touch the CRZ-I grade area.
Hi Victor, It is not as simple as the minister makes it out to be. It will take at least 3 yrs to acquire land. Secondly, this is unsustainable development that is destructive for Mumbai. It seems to me that the government didn't learn any lessons from the Chennai floods or the 2005 flooding of Mumbai. Salt pans, which are capable of absorbing rain and water, should not be constructed upon.

Hi Abhijit, Normally builders are unable to sell their top floor and ground floor flats for various reasons such a security, heat, leakage, noise etc. So they try to sell those flats first, telling buyers that the rest of the flats are already sold out. And so almost most of the buyers are aware of the situation now and they will never go for it.

As we know that CC is a required document to start the construction works. Yes, as per the developer they are giving possession for Trinity Oasis in December, 2017. Anf the current price quoted by the developer is Rs. 7500/sq-ft. And loan is offering by DHFL, HDFC Bank, ICICI and India Bulls.

In which, Vadodara saw 200 project launches, the highest average in 2014-15. While it mainly has affordable housing, Nashik and Jaipur have a high midhousing supply.
Yes, it is true Arpit and Vadodara was at the top, with the highest yearly average launch of 12000 units in 2014-15. Three northern cities are in the top 4 because of much bigger projects in north than in the rest of India. This ratio indicates the sales conversion in the market. Even with a huge fall in new launches, north India was the worst performer.

For East - West connectivity, work has commenced on Eastern and Western sides. Hi friends, But i think that Naigaon is better as the rates in Ulwe are already 5000+ whereas in Naigaon its still between 4400-5000/sq-ft with a lot of potential. I have 2 flats there and already have seen 25% appreciation in 3 yrs. Expecting that it will shoot up to 6000/sq-ft in next 2 yrs. The reason is because if you look to buy a decent flat in Mira Road in an average locality you have to pay 6000-6700/sq-ft already, which is 3km away from station. So, it will be wise decision if you go for Naigaon as an investment point of view.
Right Abhishek, Naigaon is developing at a good pace. After formally coming into fold of VVMC few months ago, the development has picked good pace with well laid out wide new roads, street lights, different types of shops getting opened etc. Roads leading upto highway and upto Vasai East have also been redone and car ride is quite smooth now.

Q: I had bought a property in Navi Mumbai in 2014 and had then taken a loan from LICHFL because of which Cidco has issued a Mortgage NOC in the their name. Now i have switched the home loan from LIC to SBI and now SBI is asking Mortgage NOC from CIDCO in the name of SBI? Is this required or is there a procedure in Cidco for such transfer.

Sorry, i don't have information about the project launch date but heard that they are waiting for the approvals. Price will be 15000/sq-ft. A 1BHK will cost you Rs. 75 lakh onward, 2BHK from 650-750 sq-ft. will cost you Rs. 97.50 Lakh -1.12 crore onward and for 3BHK from 850-950 sq-ft. will be cost you Rs.1.27-1.42 crore onward.

Hi, Acme, Ravi group, RNA etc are considered the worst builders in Mumbai area, even worse than Lodha, in terms of quality, delivery and customer relationship. If buying in pre-launch expect a wait of at least 9 to 15 years period from pre-launch to final possession. So, don't believe on their sweet talk. They are very sweet while you go for inquiry but once you booked, they won't like to talk to you and you have to wait for year to get your money back on cancelling.

Q: This project is one of the luxurious project in Andheri. Price is better compared to other projects in the same vicinity. A 10 year old property has the same price as this one. Specification mentioned by Acme in the brochure are excellent. I'm planning to purchase one by March eod.

Q: I am looking for a good 2BHK or 3BHK property in Mumbai to live in with a budget between 2.5cr to 3.5 cr. Ideally RTM or delivery in the next two years. And here is my definition of good- 1. In a (relatively) clean part of Mumbai. Ideally no garbage dumping areas or factories close by. 2. Reliable builder. Someone who have a good number of past developments to their credit and are known to get OC for all their constructions. Shouldn't had any major legal or regulatory hiccups (like floor demolitions or stay orders on projects due to legal or regulatory issues). 3. Q: The conveyance to my society was not given by the builders. Although society already won a case against builders in civil court, the builder fraudulently sold the conveyance to third party and third part name is appearing in Index 2 at the registration office. This was done by one of the partners of the builder and now society is forced to litigation in high court. Can the society file for deemed conveyance under this circumstances or when matters are pending in High Court? Please opine

Hi, The Govt. announced the 12.5% Scheme and extended it to all PAPs. In this scheme, the PAP is given back developed land which is 12.5% of the land acquired from him. Out of the 12.5% entitlement, 30% is reserved for social and public utilities. Thus net allotment would be 8.75% of the land. The plot allotted to the individual has 1.5 FSI and 15% commercial component permissible on the plot.
Right Ramesk.... Basically the ratio of this acquisition was 12.5%,which means that if the villager owned 100 sq meters of farmland,he was allotted 12 meters of land,on which he was free to do construction activity or sell it for a profit.

Q: Last year, my father passed away. The share certificate in our flat in Mumbai had his name. He also added me as the nominee. So, the society should by now have added me in the share certificate. However, my society committee is a little slow and inactive in these matters. Is there some other channel through which I can get this transfer done?
