Hi Mansoor, Earlier, the Housing Minister Prakash Mehta recommended a decrease in FSI-TDR rates to make land available to developers in return for a specific percentage of free homes to the government, which could be sold at low prices to the poor classes. At the same time , through this, the govt could eliminate its Rs.350000 crore financial debt pressure got from the past program.

This node has been planned and developed by CIDCO and is fast becoming a preferred destination for many.

It is a good deal because recently my friend has booked a 2BHK, @Rs. 13955/sq-ft. And the date of possession will be November-December'2015 as per the developer.

Hi Gyus, Have you ever compared the price of Runwal Garden city with the Thane West? I think Runwal Garden City price is quite economical seeing the price trends of the locality. The property price in Runwal Garden City is Rs. 10250/sq-ft. whereas the property price in the locality of Thane West is Rs. 12550/sq-ft. So, if you are getting property anywhere around 10000-10250/sq-ft. is justify the locality.

Hi Arti, But Andheri East or West is not affordable for a middle class or salaried person. If you will ask to me i will prefer Kharghar in Navi Mumbai. It is one of the most well planned sectors in this city . It has been developed by CIDCO , and holds upto 45 sectors , which are well organized and developed with respect to the infrastructure. Kharghar has growing employment opportunities due to growing industrial and commerce activity in it’s region . Good connectivity to other suburbs like Pune & Thane , both , through Central Railway Lines and and Mumbai Eastern & Western Express Highways . Wide roads , skywalks , central park , etc are few of the many reasons fuelling growth in this part of Navi Mumbai.

2015 will definitely be a good year for the real estate sector on three counts: 1) The threat of inflation has completely down, and borrowing rates are sure to go down from the current levels. This will encourage potential buyers planning to avail of home loans to finally take the plunge. There could be an increase in the level of sea water due to this resulting in water logging during the monsoons. Marine life would also be affected as a result of debris which could have a spiraling effect on the quality of fish consumed in the city. @Amreesh, Apart from the road, the Rabale railway station lies on the Thane-Vashi/Panvel section of the Mumbai suburban railway. There are regular local trains that runs that runs on this route. As of now, the area is long way from the Mumbai International Airport. However, with the forthcoming new airport in Panvel area, it will be just around 20 km from the new airport.

Hmm,,,,, A decision on allotment of funds to develop these as smart cities under the state government's project will be taken soon and it will later be placed before the Cabinet for its approval. The Centre, under its flagship programme, will provide Rs 100 crores to each of the 10 cities selected by it so that they can prepare a plan of their own. These cities will then consult NGOs and citizens before finalizing the plan of their smart city.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. And fund for 20 cities have been distributed. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Yes, but i think that it would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Under the mission, it will be operated as a centrally sponsored scheme and the center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies.

Hi all, As per the latest news, the proposal of widening of Mumbai-Pune Expressway will be put forward in the committee and once it is approved, they will take a decision on raising finance. The MSRDC has land bank and it will be used on a commercial basis to raise fund.
True Ravi, MSRDC owns a huge land bank on both sides of Mumbai-Pune Expressway and also at Bandra in Mumbai. Shivadi-Nhava Sheva sealink, Thane to Dombivli road parallel to Thane creek are some of the projects which MSRDC will consider doing in the 2nd phase.

Hi Kalki, I think, it is just because of slow rel estate market across the city. Mumbai with sky-high property rates has seen the rapid fall in home sizes. Over the past 5 yrs, the average size of an apartment in the Mumbai Metropolitan Region has reduced by 26.4% from about 1400 sq-ft. to about 1000 sq-ft.Hi Kalki, I think, it is just because of slow rel estate market across the city. I have ofcourse made several attempts to contact the builder however they are very slimy from the top to the smallest of employees and if confronted say as Umang Joshi but he too doesnt turn up even when asked for meetings. If you delay a single payment the builder slams 21% interest. Now this Umang Joshi is sitting with all the peoples money and not giving any answers. Gave fake slab completion letters and collect entire payment. His staff specially one Indrani's sister Archana by name has been telling people to pool money and complete the project themselves... So this post is 1 for awareness of the general public and 2 for proper advise from experienced people. Can I take the builder to consumer court ? Arup Rajan appreciate your comments on Ready to Move etc however it is equivalent of telling a sick person that they had the choice of not being born.
Hello Kim, Please remember that before you take any action, it is always advisable to send a legal notice to the opposite side giving them a chance to respond. If he is not accepting the notice then your case will become more stronger. You can also send them notice via Regional Post Office and get the receipt as a proof. Once a legal notice is sent, the builder may take action to solve the problem, and you can save the needless time and expense involved in going to court.

Hi Roshini, According to me those 10 mistakes that mostly people do are 1) not having specific investment boundaries, 2) borrowing over 80% of the property cost, 3) poor cash flow management, 4) focusing all your investment in one location, 5) not checking out the neighborhood, 6) not seeing what you are paying for, 7) not working with an expert agent, 8) trusting the expert too much, 9) use emotions over true sense of judgement and 10) lack of research.
The above mentioned points are true. To be successful and to remain brainy, it takes a team to help maintain your investment rental. You can not do everything by yourself and your renters will quickly be victimize if you try to do it all.

Well Kaushik..... The encumbrance certificate is issued in Form No. 15 and 16. If the property does not have any encumbrance during the said period, Form 16 will be issued i.e., certificate of Nil Encumbrance. If the property has any encumbrance registered during the said period, then form No. 15 will be issued. The certificate in form 15 reveals the documents registered with respect to the property, nature of the encumbrance such as gift, partition, lease and mortgage, the parties involved, the registered number of the document and other details in a date-wise manner.

Hi Shaunak, 1) First of all, download the Form 22. Affix it with Rs 2 non-judicial stamp and address to the Tahsildar, giving an attested copy of your residential address and the purpose for which the certificate is required. 2) Provide the details of ownership such as correct survey number and place where the property is situated. It is very important that the period and full description of the property are mentioned clearly in the application. 3) The requisite fee needs to be paid. The fee is to be paid according to the period of encumbrance. The encumbrance year commences from April 1st of a calendar and closes on March 31st, of the next calendar year. The EC is also usually provided in the regional language. An English translation may be obtained by paying an additional fee. 4) The application should be submitted to the jurisdictional sub-registrar's office, under which the property is registered. The time taken to obtain an EC is usually 15-30 working days.

Yes, this festive season along with the recent rate cut by RBI has created a win-win situation for both home buyers as well as developers. Festive season is always looked as the best time to invest in properties. On the other hand, RBI's higher than expected rate cut of 50 bps on such a perfect time has invited praise from all over the real estate sector.
At the same time, developers are looking forward to the festive season with a hope that sector will see an upward movement. Since the last 6 months have been very weak for the sector, developers are now depending on the festive season. Even the inquiries have also picked up by 15% against last year.

Q: Swami Developer Builder Survey no 245/2b ,216,217 at New Panvel Site at Shivkar confirmed Stamp Duty registration Free , DHFL was marketing partner .while booking the dhfl exetutive confirmed that stamp duty registration is free is 20 % payment is made within one month time of flat cost in Jan 2014. Now till Nov 2015 there is not works started as Swami developers has to get all approvals cleared from CIDOC . Now Swami developers says that stamp duty has to be paid by me. While booking he mentioned all Legal charges Free on Receipt provided. Please let me know what can be done in such a case against Builder. I am vinay K form Mumbai Goregaon . Please Suggest.

First of all, you have to send legal notice to him to provide you stamp duty free registration. He is bound to give you if you have any written evidence. It is also seen that there is rising interest from few private equity players to support developers who are taking up affordable housing projects as this space is going to the big thing going forward, mainly due to the initiatives taken by the government to promote housing for all. This is a SRA project and they don’t have IOD till now. I am end user and this will be our first property. Is this good to book the flat basis of builder commitment? Yes, the nodal agency are planning to start pre-development work including leveling of ground, flattening or cutting down hills-hillocks and clearing green patches by March end.
Good news Daya..... In the next 1-month, they will give out request for proposals to 3-companies shortlisted for the next round of bidding. And they expect that the bidders to return in 4-5 moths after that. GMR, Mumbai International Airport Ltd and Mia Infrastructure are currently in the action for the project following the recent disqualification of Hiranandani Group and Zurich Airports alliance.

This is my first investment so, i am little bit scared of these negative feedback. I read about this project and I found that the opinions are too mixed. So can anyone provide some light on the current status of this project. Also, what are the facilities provided here? Is this worth an investment? Also what are the issues being faced?
See, if you fight for the small-2 things and knock the doors of the court, you can't buy property anywhere around India. I know water is a much needed amenities but if builder has provided you supply water connection then he is answerable to you if there is a scarcity of water. May be this issue is for some time and later it is resolved. So, have patience and try to speak with the builders. Almost all the major areas in Mumbai facing the same issue now-a-days.

Hi Imtiyaz, No, you can not pay any charges in cash and without any receipt. If your builder is not ready to give the possession, file a case against him asking him maintenance charges without any receipt. A receipt is a copy of your proof that you have paid the maintenance charges for your flat. So, don't pay him in cash.
Yes, Ananya is right. You builder is very clever. He wants to save tax on it and it is illegal. If you have a receipt copy of paid maintenance charges then you can claim for return filing.

They have started soft possession for Ruby only, and for solitaire they said the soft possession by May end. Which we didn't get . Now they are saying that they are waiting for fire NOC which i have been hearing for the past 6 months

I hope you understand my apprehension as how can different customers have different possession dates for same building in our case its solitaire. Trust me I have been hearing that they got fire NOC in Jan 2016 and now it almost 7 months and when i spoke them, they are saying it would take around 2-3 months more. They are offering the possession but without OC, which means if we take possession we will be fool ourselves and den kept waiting for OC for yrs as some customers of other different project on hold for OC till date and for almost for 5 years.

Q: Hello All I have recently seen the V Raheja SRA project Varuna in Andheri West. The freesale building is under construction and the possession is August 2017 as per the builder. The project is located on ceasar road andheri west so wanted to know if someone who stays nearby or knows the area can advise if it is worthwhile investing in this project. I am agree with you Pradyuman... The city has top notch hospitals, educational institutions, an IT hub, a massive exhibition centre, malls, big railway stations, wide roads and unrestricted power and water supply. Consider this L&T is building India’s biggest commercial complex in Nerul, Café Coffee Day's branch at Inorbit Mall in Navi Mumbai.

Why nobody is taking them to the court. The real estate act applies to all buildings under construction and is pretty clear that "unavoidable circumstance" clause can not be used arbitrarily. Q: Any good residential projects in Boisar for investment purpose?

I think Panvel and Boisar both have performed well in the past and the uptrend is here to stay because of shortage of budget housing options in Mumbai. The developers have expand peripheral areas having huge land parcels at reasonable rates and new localities such as Ambivali, Boisar, Palghar, Vasind and Badlapur are developing as budget housing destinations. So, investing in any one of them would reap you benefits.
Hello Chintak, As you are looking to invest, it depends on how much you want to invest and also on how long you want to hold. Panvel is a good option as it is developing at a fast pace, however if you have limited budget then Boisar is also good. This depends on currently where you stay, in ref to handling of property.
