Q: I am looking for some information about the project from the people who have already booked an apartment in the same.

This is one of the worst project. The possession of flats were supposed to be given by May 2014 and since then there is regular delay. It has been more than year and still there is no concrete answers from the builders as to when the flat will be handed. The response by the builder is also very bad. Every 2-3 months there representative keeps changing and then you will have to talk to new representative the whole problem. The current work progress is very slow and there is hardly any work going on. The facade is still incomplete and the High Crane has been removed from the site so I doubt at what rate they will finish the work. So if you looking for something nice i will suggest you to look into some other property and not to waste your hard earn money here.
Mantri being one of the top class builders, how can do this??? Very strange.. @S.P Rastogi, I think all the owners should form a group and take some step to solve the issue.

Hi Guys, Recently I heard from news that, builder are not agree to pay stamp duty for their land, on the interest component of annual installment . Now a days builders/developers are paying their stamp duty on complete installment amount , that includes interest component.
@ Shaina, As per builder & developers ,specified sectors rates by government in Noida are really very high as compare to the actual rates . So they claimed that most of transactions are stopped due to this. So the builders want government to cross check the actual rates in each & every sector.

Hello !!! Pragati owners, Jago Grahak Jago......... The builder has put us in trouble. He is not issuing OC for unknown reasons. I am in trouble because paying a huge interest on Bank loan. With out OC not able to stay there so paying rent too. What to do now, should we collectively and physically meet the builder and request him for his final word or to approach consumer court. This is because if you ask the builder each time he gives some OC commitment but with no result. Please share your views at the earliest.
You all are in right direction. Visit developer collectively and pressurized. If still he is promising false date, ask them to write on stamp paper or mentioned it on agreement. Otherwise, file a case in consumer forum for deficiency in service and ask for the compensation.

Hi Guys, I recently came to know from news that, supreme court sustained the land acquisition done by local authorities in Noida & greater noida in year 2006 & 2009. So it may be a relief to residential home buyers but stress to farmers of this area. So all petitions are dismissed in apex court , filed by farmers against land acquisition .
Yes , I heard that supreme court also sustained an Allahabad High Court order. Earlier Allahabad High court ordered Noida & Greater Noida local authorities to raise the compensation amount by 64.7% & as well as allow 10% of developed land to farmers. So farmers started protest & asked to return their land & also they filed many petitions against this land acquisition.

Hi Ravi, As per most recent news, there is a huge relief to thousands of people of Chandigarh Housing Board (CHB) flats, particularly to those situated in southern division of the UT, the board has acknowledged the long-pending demand of regularizing changes made by occupants and looked for the applications for changes by December 31.
@ Ravi, The administration had allocated apartments under a housing scheme in year 2006 and permitted the need-based changes, including the development of a room in year 2008. As per residents the approval for the construction was still pending by developing authority.

Well Rituraj, You mean any developer who is developing 100 acres of commercial or residential zone within MMR limits will have to form a joint venture with MHADA. Who will provide them all the legal approvals and what will be the FSI on gross plot area?

Well Ananya, Bandra area is always a preferred destination for prime property seekers. To own a luxury home in this neighbourhood, one needs to pay anything between Rs.30000-55000/sq.ft (approx.) depending on the location and type of the project.

Noida and Greater Noida Expressway are seen as the best place to invest in today's time. The properties in these areas guarantee appreciation in another 3-4 years. Construction is in full swing and the entire township is well planned to accommodate as many as 50 to 60 thousand families with best of the amenities like schools, colleges, malls, golf course, multiplex and many more. @Kalki, To take Mumbai infra to next standard, CM Devendra Fadnavis indicated the first round of bids could be called for next month while the developers are expected to be chosen by mid-August. The coastal road will decongest the traffic of Mumbai and will create 91 hectares of green spaces.

Hi Ananya, Reserve price calculates the average land development cost, but it does not include any profit gains. The agency's board has approved this hike between 20-25% in reserve prices of plots in Navi Mumbai.

Good question Ananya, The base price is calculated after adding several factors, including the reserve price and the FSI of a particular plot. This means that there would be a 2.5% hike in the base prices of residential plots. And if this continues, the concept of affordable houses in Navi Mumbai will never become a reality.

Yes Vinu, Currently, TMC is waiting the sanction of Rs 4.5 crore which would permit the authority to work on water supply plan for existing population. As a matter of fact, even the premium locations are under the effect of water crisis. Residents of Hiranandani Estates, Kanchan Pushp Vijay Vilas and Lok Upvan have also complaint of irregular water supply since past few months.

According to latest news, under Comprehensive Development Plan (CDP), BDA will make the land bank by taking control of government land, for which it has effectively submitted applications. As indicated by authority sources, BDA will take land from the general administration(GA) and revenue departments.

Vaswani Brentwood is just a 5 minutes drive from both the Marathahalli-Sarjapur Outer Ring Road and ITPL. Q: MIG (Bandra) Realtors & Builders a subsidiary arm of Mumbai based DB Realty is proposing to enter into a joint venture agreement with Vishwaroop Estates and Developers (part of Radius Group) for the development of a project at Bandra.

The company had entered into development agreement with MIG Co-operative Housing Society Ltd in October 2010 for the development of the land. As per the agreement, the Society had handed over the buildings to the company. The demolition of the buildings commenced on July 1 this year.
And this building is expected to be the tallest residential building in the BKC/Bandra East area. The project has received height approval for construction of a 29 storey tower from the Airport Authority of India.

As per the sources, the company is developing 600 apartments in this 5-acre project, which was launched recently on Facebook. The prices are in the range of Rs 30-70 lakh. For buying those flats, the prospective buyer have to register themselves through Facebook and seek their unique invite code.
Right Abhijit, Over the last week, company handed over 15000 invite codes resulting in sales of over 250 apartments on the 1st day. As per the company report, sales value of 250 flats is worth Rs 100 crore.

I think you should once visit the developer's office and ask for the necessary information about the project. If you still didn't get any positive response from them, involve a lawyer and file a consumer case.

I am agree with Suraj.... Even they are late on possession. At the time of booking they told me that they will give possession of flat in January, 2016 but they couldn't do so till December'2016. And they are not ready to pay any charges for delay, nor they are considering my request to cancel my booking. They say that if i want to cancel then i have to pay around Rs.4.5 Lakh.

Hi friends, Earlier things looked fine for Antheia, since possession date things are appearing wierd. Builder seems to advantage of one sided clauses in agreement. The carpet area has shrunk from 467 to less than 410 sq ft. Is not it sound bad? So, my advice to all buyers that clear all things and then then go for it. Locality wise it's good project. All daily basic amenities within close proximity.
I am agree with Suraj.... At the time of booking they told me that they will give possession of flat in January, 2016 but they couldn't do so till December'2016. And they are not ready to pay any charges for delay, nor they are considering my request to cancel my booking. They say that if i want to cancel then i have to pay around Rs.4.5 Lakh.
