One should strictly check legal issue related to the project. Property transaction comes along with legalities which is sometimes very difficult to understand. Legal experts are the one that help you with the legal issue titles such as No-objection certificate, transferable title, a record of right and title, stamp duty charges, tax, and many more. One should strictly check legal issue related to the project. @ Anil,
Financial health provides you a clarity about whether the builder has faced any crunch in completing past projects or not. If there has been any case of funding issue, then probably the builder is not the best one to go for. In such cases you can identify the weaknesses, assess the overall credibility and make your final call. You can find details regarding the financial health of a builder on the company website and assess whether the builder would be able to the project deadline or not.@ Anil,

My replies to this discussion
Hi Kaustav,
Selling property is one of the time consuming and one should keep the various thing in mind before proceeding. On the sale of any kind of property, you are responsible for paying both short-term or long-term capital gains tax. Tax exemptions are the significant raise for any sector and moreover for the real estate sector due to the fact of the huge amounts of money concerned.Hi Kaustav,

HI Rajiv,
Every city has has its own advantages and disadvantages and if you take kolkata's politics as a negative then i would like to say that Kolkata is very safe and cheap city in terms of Mafia Raaj and economically too.
Secondly, located on the outskirts of Kolkata and is a fast growing satellite city planned by the West Bengal government. Consisting of two villages, Rajarhat and Bhangar, this area is being developed in the north eastern parts of Kolkata. This is about three times the size of Salt Lake and is home to many IT companies. Corporates have purchased land in this area with plans of developing them at a later date. It is already home to many residential and commercial projects.HI Rajiv,

Q:
Very recently in the West Bengal state budget a bill was passed wherein Stamp Duty payable at the time of execution of Agreement for Sale would be 2% and the balance Stamp Duty of 5% along with Court fees will be payable at the time of execution of Deed of Conveyance.
Now, if an investor buys a property and pays 2% stamp duty upfront and then sells it to a third party before completion of the project what will be the implications of the recent amendments. As in what will be the liability of the Stamp Duty on the 3rd party at the time of execution of the Deed of Conveyance?

No, they have clearly mentioned that in order to get the benefit of the reduced rate, the registration has to be done within 4 years from the date of agreement on payment of balance stamp duty.
