Q: Please could someone give a holistic view on Purvankara builders. I have seen many comments stating that there have been several delays at the time of possession. I have bought 1 flat, construction quality is very poor, they put low quality pipe fittings, because of that within a year my flat walls completely gone, if there is photo upload option i would have shown you people, and i bet you will not go for Puruvankara/Provident Projects, they are not ready to rectify the problems, they have noted complaints but no use, this complaint registered before they handed over the key but still they are not ready to do it, i suggest not to go for Purvankara/Provident, no proper response to calls and mails

Sunshine Gardenia is spread over 5 acres of land offering 30x40, 30x50 and odd size plots ( 1100 sqft to 4400 sqft). It is located on the proposed 300 feet IVC Road and just 5 mins drive from Kempegowda International Airport. Each villa plots are designed according to Vaastu Complaince.

Q: Question is regarding occupancy certificate. Is it mandatory ? Most of the builders dont provide and evade the question when I ask them about OC . I came to know that the flat owners have to pay heavy fines when they are reselling the flat and are not able to produce OC.

Yeah the same thing was told to me as well so I am bit confused whether I should go for this project or not. As without OC it can be risky buying property.

I own a flat in Apurva Elite. Builder said not to worry about as 95% of flats in bangalore don't have OC. BBMP is asking huge money for it and so they went to court for this issue. There is a hope to regularize this for all apartments in bangalore. So it would be taken care. Not sure if it is right.
In the absence of the Occupancy Certificate an apartment owner is often deprived of basic amenities like-water and electricity. Having an OC is a must to apply for home loans, while buying a resale flat. The essence of OC can also be summoned to the fact that for new under-construction flats, banks provide loans only when the Occupancy Certificate is submitted.

All the approvals are under process, once they are done with the approvals they will launch the project. The builder is planning to launch the project this year end. The pre launch price they are quoting is Rs 4509.

Yes Green County is ready for registration. The project has got approval from MPA and banks like Indiabulls, LIC Housing Finance, Axis. SBI bank approval is under process.

Hello Abhishek, I would suggest you do your all due diligence before investing anywhere in India. There are lots of negative reviews against this builder and its construction quality. They are also known for delay possession.
Yes, I am agreed with Gairik. Many buyers who have booked their flats 5-6 years back are still struggling to get their flat possession. Materials are used of very low quality. On top of this, the builder is not abiding by BBMP approved plan and has constructed illegal floor in some of their projects.So. ask for all the legal approvals and verify it by a legal expert and then go for it.

Hi Biplab, This property is in Kadugodi (village), about 2 km from the Kadugodi-Hoskote main road and this area is full of dry and dust. It is completely isolated from any main road. The Hoodi local railway station is 2 km away from the project, and Hoskote Main Road is just 2 km. But i feel exhausted by the time i reach city for any activities. Everything is far away and for this property even ITPL is far away, about 7km in a dusty congested road.
