Hi all, Those who bought flats in Neptune Sawrajya, Ambivli in Kalyan can file a complain in Thane District Consumer Dispute Redressal Forum for deficiency in service. In January 2014, a flat owner named Chauhan filed case in Thane District Consumer Dispute Redressal Forum and the forum directed the Neptune builder to pay Rs one lakh fine to Chavan for deficiency in service and also to give possession of the flat to Chavan within 10 days of his paying the remaining cost of the flat, else he will have to pay Rs 300 per day as fine to Chavan.

Hey Aditi, There is a good news for those who have invested in property or planning to buy near Navi Mumbai. The long wait for approval to begin work on the Navi Mumbai international airport project seems to have ended, as CIDO claims that it has received a go ahead from the central government. As per the town planning body 7 out of 8 issues have been resolved.
@Devika, But still we have to wait for the Civil Aviation Ministry's approval before the ground work of the project can begin. It is for the height restriction enforced by the civil aviation ministry for the 230-hectare land parcel which according to the CIDCO MD, should also be approved soon.

Hi everyone....... Is it true that the Navi Mumbai International Airport's construction work is going to start soon? Or a rumors only? Even i heard this news yesterday evening and interested on further information. If all this progress can taken place within a week, we are expecting the remaining issues to be passed soon, as they are up for decision in a few days time. As the Chief Secretary, Sanjay Bhatia has been in touch with the central ministries.
@Sishir, They will get the final clearance to hand over the land to the forest department within next 3 weeks. After the handover, CIDCO can finally start digging the area to develop the airport. The chief secretary met the secretaries of both the departments, and now the process has reached its final stage.

Check you agreement first. Is there any clause for compensation on delay possession. If yes, then mail the builder and ask for the compensation. Keep the mail copy for proof. If you are not getting the proper reply, then consult a property lawyer.

The select committee of Rajya Sabha is expected to table its report on the The Real Estate (Regulation and Development) Bill, 2013 today. One of the major consumer protection measures proposed by the 21-member committee, headed by BJP MP Anil Madhav Dave, is the mandatory condition that developers have to deposit 50% or more of the home buyers' money in a bank which shall be released according to the progress of the construction work. How many of us are agree with this proposal?
I think it is right. Earlier, the NDA government had reduced it to 50% or less and allowed the state governments to lower the amount further. As per the AIADMK and Samajwadi Party states should be given the liberty to decide if they want to allow lower the percentage. Member from the Congress have given a difference of opinion proposing the said percentage be increased to 70%.

Hi Govinda!! On 12th February,2016, Aurangabad Municipal Corporation has proposed hikes in property tax rates in the city to generate more revenue. The civic body plans to increase tax rates from Rs.1 to Rs.1.5/sq-mt for residential properties and from Rs.28 to Rs.35/sq-mt for commercial properties. The new rate will be applicable only if they are approved by the standing committee.
HI Pranab, But the Aurangabad Municipal Corporation has finally decided to stick with current rates for the financial year 2016-17 and they are collecting tax as per the old rates. Instead of putting additional burden on honest tax payers, they are now planning to reach out to untapped property owners.

The area is developing very fast and has the potential to grown in future because of the close proximity to an economic hub and property values are touching the sky. Heu Vasanth, The news has become old. With the help of these projects they create opportunity to middle class with family income ranging between Rs. 20000-50000/month. Through "Happinest" they designed homes to serve this large emerging group. About 9 months ago the company launched its first affordable housing project at Avadi in Chennai. It offered 1/2BHK residential apartments in the price brackets of Rs. 9.9 lakh to Rs. 17.5 lakh. Currently, these units are available at Rs. 11 lakh to Rs. 21 lakh range.

Q: Please do not loose your hard earned money to Maxworth Reality India Limited . Dont get carried away with the sugar coated words of the Sales people . They told registration will be done in 2 months but even after 2 years nothing improved . I struggled for more than 2 years to get back the money what I invested in their plot . I had to visit their office daily and fight with them to give back the money . This affected my mental health very badly . Request you guys to never deal with Maxworth India Private limited .

Hey Ravindra, They are already busy in celebrating their 1st year anniversary programmes. They are waiting for PM to give time for the final launch. After all it's a very big initiative so it would have a proper launch. The effort which was earlier planned as Sardar Patel Mission would now be named to honor 75 years of Independence.
Right Manish, The new mission would include all the already existing schemes such as Rajiv Awas Yojana and Rajiv Rinn Yojana Ministry of Housing and Urban Poverty Alleviation and rural development ministry. One of the main elements of the mission would be slum redevelopment.

The MMRDA will set aside 10% of the total land it will have to acquire for the growth centre for housing economically weaker sections
Right Shrikant, The Kalyan growth centre will be the first of many such junctions proposed in Mumbai's urban community to relieve the congestion from the main city. The growth centre is proposed to be connected by a Virar-Alibaug multi-modal corridor, and will be close to the Nilaje railway station.

it seems you charge 5 lakhs for car parking, aditonal development charges @ 4 lakh, so we pay around 11 lakhs more for 1 bhk. i.e. around 62 lakhs.
Hi Jignesh, There are lot's of projects in Mira Road which are safer and steady. Don't go for such project which are not legally approved.

As far as i know banks like IDBI and PNB is giving reverse mortgage loan for people who are 60 years and above. Hi Dayananda, The entire budget did not have much related to real estate. However, some positive signs were housing for all by 2022 and some policy announcements regarding REITs. There is no two ways about it that a cut in home loan interest rates is the best and the most effective way of boosting property sales and to offset the slowness faced by the real estate sector, and the repo rate cut was sure an indication of right idea.

Ur welcome Kaushik, For DSIR, the trunk infrastructure development is likely to commence later this year and be completed by 2018-19. The Cabinet also approved a pact on coastal shipping between India and Bangladesh to carry out coastal movement of goods between the two countries. Exim trade between India and Bangladesh would be benefited by way of reduction in freight charges.

To ensure smooth supply of urea in southern states, the Center approved continuation of its production from 3 plants that use naphtha as feedstock till availability of gas through pipelines or any other means. The decision is meant to ensure smooth supply of fertilizer in the southern states.
Right Lekshmi, As per the Modi Govt. India's confirmation of this Convention will benefit Indian navigator, who may otherwise find a threat to their job opportunities, in the near future, in the global maritime sector if India doesn't confirm the Convention.

Good afternoon Dwarkesh, Very true. There are too many horror stories of abandoned projects, much delayed homes and builders not honouring their commitments. What is wrong in subvention schemes? Can you explain about it?
Hi Surinder, A subvention scheme (20:80 or 10:80:10) the builder pays the pre EMIs on the loan taken by the buyer for either a specified period or till possession. Since the EMIs are on account of the buyer, it is his credit history that is at stake if for some reasons the project is delayed way beyond scheduled date and additional cash outflow, due to EMIs, cause financial stress. The same is the case with the builder defaults on the payment of pre EMI to the bank.

The committee has 13 members who are opposed to, while 11 are in favour of proposed amendments. So, the votes of rest 6 members, who are mostly regional party leaders, matter more. So, they need to pressurise them to protect their rights. I don't understand why are they playing such kind of game in the parliament. By doing so you have missed the trick in as much as a very important weapon in your legal protective has not been used by you. Transfer of property within family members or giving it away as a gift to another person, it is necessary to legally register the property in the name of receiver of the property through the gift deed process.The gift transfer is invalid without legal documentation of the deed, which is different from the usual registration process.
To make a gift transfer of the property, the donor should be fit to contract which mean that minor individuals cannot gift a property. However a minor can accept the gift with a natural guardian as a nominee, who will act as a manager of the property till the donee becomes an adult. The donee should be alive to receive it otherwise the gift deed becomes void.

Piramal Fund will invest equity capital at an early stage of the Dhobi Ghat project, a century-old, open-air laundry over 7 acres of prime land in south Mumbai's Mahalaxmi that houses about 7000 slum dwellers. The capital will be used for the rehabilitation process and to pay for project clearances and approvals.
Earlier, company has finished positioning its latest Indiareit Domestic Scheme-V, a Rs.1000 crore residential fund. Piramal Fund is now catching the Portfolio Management Services route to raise capital. It is heard that the Kumar Birla defeat 5 bidders by a small margin for the 30000 sq-ft. bungalow. Out of 5 3 were industrialist and 2 were realty developers including Piramal Realty. The 2nd highest bid was for Rs. 415 crore and the lowest bid was for Rs. 395 crore.
A number of industrialists who have been born and brought up in south Mumbai, now want to have bigger spaces as their children grow up. Jatia House is among the most sought after residential location in south Mumbai, an expensive property market which is much sought after by the swish set for property deals. Q: Crisil Ratings told in a report that about 5100 km of under construction highway projects worth Rs. 67200 crore are under high risk.

As per Crisil Report, it is found that 26 out of 80 operational projects are in no position to service debt on their own because of lower than estimated traffic. These projects are mostly toll based, spread over 2400 km, or 40% of total length of operational BOT highways, and have an outstanding debt of Rs 17100 crore.
I think the remaining will benefit from dynamic moves by the government to make easy right of way (ROW) and other clearances. We find the recent government move to ensure 80% ROW, before a project is awarded very constructive.

@Lalit, This is mainly because the demand of new flat is very low. As you know the real estate market all across country is slow for the couple of years. Although builder has raised some funds through PE delas with Motilal oswal and ASK raymond James. Builder keeps on saying that this is their first project in thane and they want to do it on time etc.
As far as Raj Tattva is concerned, they have done some loan deal with ICICI Bank and hence have initial funding. My major concern is their 3 projects which are in very bad shape Altezza,Grandeur and Infinia. Unless these projects complete its very difficult for Tattva and Torres to complete. Do let me know in case of any other information about this project.

As we all know that property prices in South Mumbai is too expensive. It is one of the most expensive locations in the country and property price are in the range of Rs (1-1.20)lakh /sq-ft. In south Mumbai, areas such as Carmichael Road, Altamount Road and Malabar Hill command the highest premium in terms of prices, followed by Nepeansea Road, Warden Road and then Peddar Road and Hughes Road.

Hey Pradyuman, The ministry of environment and forests & climate change agreed upon that and would soon simplify guidelines for according environmental clearances based on the built up area. The simplified guidelines could be incorporated in the bye-laws/regulations of states and Urban Local Bodies so that the ministry will not be approached for clearances.

The area is developing very fast and has the potential to grown in future because of the close proximity to an economic hub and property values are touching the sky. Over the last few quarters, prices have been constant which means if you are buying a property today, values are already discounted. This could be the right time for a value advantage.

Yes, and they are glad to shake hands with one of Mumbai's most renowned and experienced developers Ahuja Constructions. This project is going to be a landmark in Sion (E), attracting a large number of middle class and upper middle class buyers.
Right Diwakar, Various amenities in the project include a roof top club house consisting of a swimming pool, gymnasium, children's play area, and other sports facilities other than a jogging track. Open area includes temples, water feature, viewing deck etc. The project is also close to a good number of renowned hospitals, schools and colleges. Overall it's a good project.

@Bulbul, Domestic capital is still easier to raise while raising offshore capital for residental projects remains a challenging and lengthy process. Offshore investors are directly typing up with developers here to invest and many of them remain keen to invest in rent generating office assets.

HI everybody, I am agree with you Pradyuman. As per the rules regarding tax recovery, the KMC can seal the properties till the defaulters settle the amount. The civic body may also go for forfeiture or auctioning of properties to recover the dues. Nothing to say on that as they are doing their duty honestly.
Why the KMC is way behind in recovering the tax dues and attaining the collection target set for the current fiscal? According to KMC officials, only Rs 22 crore has been recovered so far as against the target of Rs 38 crore. Senior authorities have banged the officials of the property tax department for poor recovery and have threatened to cut their salaries.

Hi Gautam and Lokesh, Do you know that as per the last Census, a total of Rs. 2.95 crore houses are needed to be constructed and it is expected that the target will be achieved by 2022 under ''Housing For All'' scheme.
I don't have any idea that how government run those schemes but if they maintained transparency in the selection of beneficiaries, the houses will be on right hand otherwise, we can see one more housing scam. Secondly, and most important part is that the masons to be employed for building the houses should be trained properly so that the construction is done as per the regional requirements.

Hi everybody, I am personally appreciating this move as it will less the pollution in the city. As of now, the administration has identified the locations where it will for setting up the plant. The tenders to running the facility will be issued, after the elected members give a clearance. The agency would collect the material from the designated spots and transport it to the plant.
As per the sources, about 100-150 tonnes of debris, including concrete, bricks, cement plaster and iron, is generated in Pune every day. Construction and renovation work in the city has picked up over the years and with it responsibly dumping the debris has turned into an issue. It has resulted in to negligent dumping.

Q: HDIL is demanding extra money in cash over and above the agreement amount for giving possession. What can be done in this regard. The builder has delayed the project over 5 years and we have suffered huge loss on account of interest etc.

The rate per sqft going on is Rs 1650. I do not know if the offer is still on or not but they were telling tat first 10 customers getting registered will get a 50 gm Lakshmi Silver Coin. Just check with the builder for the same.
