Q: Hi, I am writing this feedback to save some of our friends from this builder (DUO Assoicates). This layout is 6 years old but no construction and getting deserted day by day. It is BDA approved but the reality is this is under mortaged and builder can not allow any construction so they are delaying it day by day. You can find lots of primise by the marketing person but no care taker of any of the promise and no one would be listening you. Also they are rowdy people so you can not raise your voice else you may get some serious ..... If you are planning to buy this layout plot then first ask why no consturction in 6 years and when it iwll start. Why no aminities (park, club, swimming etc). Why prices are getting down day by day, why no good road to layout, why no approach road from manipal (as promissed to most of the buiyer) and so many whys you can get once you start exploring it.. Around 32 sites in Duo City Phase 2 (Named Duo South county) are in mortgage issues. Phase-1 titles are clear. There are around 30 Families living in the layout. Developments are still pending and the builder is not doing much. Layout Association is negotiating with builders to get the pending developments completed. You should plan a visit and meet the Layout Association guys staying in the layout who can help with real-time info.

This project is approved by BBMP. Banks such as LIC, Axis, SBI, Bank of India, DHFL, Bank of Baroda have approvals for home loans in this project.

Hi Dayananda, The entire budget did not have much related to real estate. However, some positive signs were housing for all by 2022 and some policy announcements regarding REITs. There is no two ways about it that a cut in home loan interest rates is the best and the most effective way of boosting property sales and to offset the slowness faced by the real estate sector, and the repo rate cut was sure an indication of right idea.

Yeah today only I read about the launch in newspaper. The project will have 11 high-rise towers and unique amenities spread across a sprawling area of 47 acres. The project offers 1bhk, 2 BHK, 3 BHK, 4 BHK and Penthouse units.

The project is expected to get completed by March 2017 and the current rate per sqft going on is Rs 4300. The price of apartments in this project ranges from Rs 35 lakhs to Rs 63 lakhs approximately.

As per my knowledge, the price of a 2 bhk will be around Rs 44 lakhs and the project is spread over 11 acres of land. The possession is expected by end of 2017.
Did they launch Phase 2 and the price which you have quoted it is all inclusive or excluding? What about the facilities offered?

Sky Asta is an ongoing project by SRC Divakar and the project is expected to get completed by 2017. As far as I know the project has got approval from BBMP and HDFC, LIC, State Bank of Mysore and Corporation Bank.

Hi Folks, Last month I got a good deal of reasonable value. They have many projects in south Bengaluru. All are well maintained with proper docs. Their staffs are also good and kind of regular follow-ups. And loan got approved without hassle. They have approved with many banks so no need to roam around for loans. All their plots are in the well-located place where metro is coming in near future. Yes, SLV Central Park is a RERA approved project and its registration number is PR/KN/170808/001181. As far as the local body is concerned, BDA has approved it and almost all the leading banks and financial institutions are offering loan for it.

Q: 2 weeks ago i purchased a HMDA approved Plot in Hyderabad. The registration is complete. Property Mutation for HMDA Layout Plot, is it required ? the person who got our Plot registered says Mutation is not required for Non-Agricultural land, but online articles mention that Mutation of property is important and required when selling the property. Generally, it is safe to buy in HMDA Approved layouts since HMDA exercises due diligence in scrutiny of the ownership aspects as per available Land Revenue Records. To my knowledge there are hardly any cases wherein HMDA has given layout approvals in disputed sites- of course, if subsequent litigation arise then one has to approach the court of law for redressal, etc. So prima facie, one can be assured plots in HMDA approved layouts are secure.
Feroze, Yes, you have to go through the mutation process. Mutation is a process of transferring of title ownership name in records of the revenue department for a property. Mutation (transfer of title) is to be done when the property is transferred from one owner to another. By mutating the particular property the new owner can get the property records on his name. Property mutation is a mandatory process in all legal transactions involving property. As stated above, by mutating the property the new owner gets the revenue records in his name. Mutation document is required to fix the property tax payment liabilities Mutation property is used to prove the ownership of a particular land For selling a property, land owner have to submit mutation certificate to buyer for verification
