Q: I made a mistake of buying a villa at Media village, Greater Noida from Jamil Khan of Samiah Builders in 2008. I was foolish enough to pay all the money upfront. I was promised that the colony will be completed in 2009. It is now 2013 and the place still looks like a ghost town. Construction work stopped 2 years ago and Mr Khan is not owning up to his responsibility. None of the promised parks, swimming pools, common room, children play area sauna etc have been completed. I am still waiting for the interior work like fitted kitchen, bathroom, floors and decorations etc to be completed in my villa. As it is unlikely that Mr Khan would own upto his responsibility, my advice to everyone out there is to deal with another reputable builder and believe me Mr Khan is not one of them.. YOU HAVE BEEN WARNED

Well Yogendra, Project was launch at the rate of 3300/sq-ft. but now they have reduce the price and it's asking price is Rs.3000/sq-ft. A 3BHK villa will cost you Rs. 42.78 lacs onward. As per developer, possession date will be June-July-2017.

Hi Gagan, I inquired about this project and the project is under construction and is expected to offer possession this year, as part of its phase-1. It's current price will be Rs. 3999/sq-ft. onwards. A 2BHK will cost to you Rs. 36.79 lacs onward whereas a 3BHK will cost you Rs. 68.18 lacs onward.
Thanks Giri, What about project specification? As you know, builders are using very cheap quality material in their project and buyers have to face a lot of difficulties after possession. How is the developers' reputation in Delhi/NCR?

Q: Received offer of possession for my flat in Tower 25. I am suppose to pay by end of this month, Jun and I have been told that I should have the key latest within 45 days of final payment. Do they stick to the plan or have delayed beyond 45 days in the past for other towers?

Hi Sanjay!!! Did you talk with the builder on OC? What is their reply? There must be some date by which the builder is obliged to give you occupancy certificate. If that date is there, talk about this to your builder. If it is being delayed deliberately without any reason, you send him legal notice. About his interest delaying the occupancy certificate, he may be looking for an opportunity to get additional money in one or other form.
I am agree with Hemant. And there is a supreme court judgement that clearly states that these documents should be handed over to the buyer, which reliable builders adhere to. But consumers need to understand that even reliable builders will show the OC-NC documents to perspective buyers and will hand over the copy of the documents after completion of the project.

Hi friends, I heard in 2015 that this land belong to farmers and for that there were heated arguments between farmers and police for stopping construction activity at a site of the developer, Gaursons, along the Yamuna Expressway. Is it true? What was the case about and has it resolved?
Yes, this case has been resolved a year back. As per Gaursons Builder, they have bought this land from Jaypee Group in re-sale. And for that farmers had challenged the acquisition of this land in the Supreme Court when it still belonged to the Jaypee group. The court had subsequently ordered in favour of Jaypee and that was the end of the dispute.

I have seen the site recently and saw there is no work in in progress and also 5 or 6 families shifted in H2 tower but cant see any maintenance in the society. @Saras, I visit the project site and talked with the site engineer and staff, they told me that it will be completed by last qtr of 2016.

Hi friends!! With regard to penalty clause as i was suppose to get my flat as per agreement was in march 2013, so are they giving the penalties now or during the possession? My next question is as i have seen most of the families have started staying there. So have they got the Occupancy Certificate?
Hi Ankur, As of now, they have got the Occupancy Certificate for Prathistha facing towers. As far as penalty is concerned, i spoke to the builder about the penalty clause which has been due as per agreement since Mar'13. They said that they will not give interest from that March month but they will give from May'2015 till the possession. And the same they will adjust with final demand.

They are duplex villas and after implementation of NH-24 expansion project it has become the hottest selling property in Delhi NCR. I am planning to invest in ACE Divino by ACE Group at Noida Extension, Greater Noida. Is the locality of Noida Extension, Gr. Noida good for investment? How is the locality in terms of infrastructure, connectivity and ROI? Can i expect good returns on my investment in 5-7 years?
Greater Noida West, previously known as Noida extension, is a part of Greater Noida. All sectors under Noida Extension (Sector 1 to 4) are a part of the Greater NOIDA Authority. The city's infrastructure is looked after by the Greater NOIDA Authority. Greater NOIDA Authority comes under the Infrastructure and Industrial Development Department of Uttar Pradesh Government. Of late, Greater Noida has attracted a lot of interest from major corporate houses for setting up their businesses in the city. The nmrc mertro are connected greater Noida in 25 Dec 2018 The construction of metro is underway in the twin cities of Noida and Greater Noida. This locality has seen tremendous development on infra side. Apart from that, all the daily basic necessities are within 1-2 km radius. This locality is good for both investment as well as for end users.

This project is span across 2.5 acres of land consists of 264 units of 2 and 3 BHK flats. Thanks for the information Gagan. Is Allure Aadya Tower, Pari Chowk, Greater Noida a RERA approved project? Which all banks and financial institutions are funding this project?
There is no information found whether this project is registered under RERA or not. Even i did not find RERA id in builder's website. As far as bank approval is concerned, Greater Noida Industrial Development Authority has approved it and Union Bank of India is funding this project.
