Q: We have around 4 acre of ancestral Property at Noida expressway. Is it the best time to sell the property or should we wait for another couple of years. Some of my friends are suggesting me to tie up with a builder and we can have a share of profit along with few flats in the developed apartment society. How does this process work? Who all builders support such type of association?

Hi Naresh, Property registration charges has been increased by 2% in Uttar Pradesh. Now you have to 7% as Stamp Duty and 1% as registration charges.

Q: Hi, After going through the news i was thinking of investing in noida extension but further comparison of the prices has confused me. The prices in noida, greater noida and noida extension are all in the nearby range only… just a matter of some Rs 1000 but..which area is expected to appreciate more ?? also in terms of livability which will be good?

Q: Does anyone know what is the Construction update of "OASIS Grand Stand". Me and my friend invested in this project three years ago and since then I have not seen any construction. Kindly help us to know if there is any dispute in this Project or Land. They keep updating that construction will start after some months and I have been waiting since three years. I think I have done mistake in investing in OASIS Grandstand. Please help !!

Hi V S, As you have mentioned in your query that you have mailed RWA multiple times but no action has been taken. My advice to you that take the other members of the society in confidence and a copy of mail which you have mailed and send society a legal notice. Better, if you take the advice of a local property lawyer of your locality. They will show you the right path. Noida Authority has issued notice to two builders for reason of delay possession. they have also given 15 days time to those builders whose projects are delay. If they will be unable to provide the satisfactory reason then Noida Authority will take action as per UP Apartment Act and Greater Noida Building Regulation Act 2010 against them.
You are right Piyush.....To see the increasing complain against the builder in Greater Noida, Grater Noida Development Authority has decided to issue a help line nos for buyers. They have promised that they will open this help line nos within a week. Now, buyers can register their issue as well as they can get the current information about the project. You can make complain regarding delay possession, not issuing of completion certificate and insist buyer to take possession without completion certificate by the developers.

Hi Sangam, Ved Express City is a Ready-To-Move project since feb-2016, so it is very difficult to say about the availability of plots. Better, you directly contact the builder or the local broker for availability. Plots were available between 540-4500 sq-ft. with price range of Rs.2.4 lacs to 40 lacs onward

Hi friends!! How is the locality of Sector-22/D, Yamuna Expresway? Is the locality liveable for family? How is the real estate market in this locality?
Good afternoon Kanchan!!! Sector-22D, Yamuna Expressway is a residential area located in Noida. This area is surrounded by neighbourhoods such as Sector-17A & B, Sector-19, Sector-22A and Sector-35. The Hazrat Nizamuddin Railway Station is 8.8 kms from here along the Noida Toll Bridge. The IGI Airport is 29.3 kms from here via the Mahatma Gandhi Marg and Ring Road. This locality is god for both end users as ell as investors. The area has many plots, villas and apartment projects. The nearest metro station is at Sector-15 Noida. The average property price in the locality is Rs.3100/sq-ft and maximum is Rs.6000/sq-ft.

Secondly, in February 2016, i heard that banks are moving in to take over their assets. If it is really going to happen then only god knows how will i get our money or flat. If anybody has any information regarding this project kindly update us. Recently, this Mumbai-based developer Godrej Properties has partnered with AR Landcraft LLP to develop a 100 acre project in the Greater Noida. Hi James, Do you know that in January, 2016, the company had announced its entry into the Noida Real Estate Market in tie up with a local developer Lotus Greens. If you want you can see here too, just copy and paste this link in another tab http://www.aimsgroup.in/construction-updates/golf-avenue-ii I hope, possession for the rest of the tower in December'2016 and i am sure that it will turn out to be decent society to live in with prominent location of Sector-75.
I am agree with Chandra. Me too visited the project site and Towr-6 internal finishing is completed. Builder has stopped resale of the project. It seems to me that builder is really keen for completion of the project because of unsold inventory.

Hi, Is Parth City plot is a agriculture plot or non-agriculture plot? Is there any legal issue with the project? They have converted it from agriculture to residential purpose? What all options are available in it?
Hi Sekhar, I have registered my plot in Parth City, Pari Chowk. It is safe to buy as builder has paid the conversion charges. It is offering residential plots sizing from 450/495/540/756/775/900/918/990/1080/1350 sq-ft. and it's current rate will be 390/sq-ft.

Q: Recently i came to know that builder is creating some problems for issuing NOC for resale. Earlier builder was charging 100 Rs. per sq. feet for NOC not it is increased to 450 Rs. per sq. feet. According to me this is illegal. Builder does not have any right to stop some one for selling his own property. Please advise on this point.

No it is not required. It is mostly required by banks from where the loan needs to be taken. If the bank is not demanding, then its not required.
Hi Piyush, NOC from the builder is not required. However, builders illegally extract money from consumers for issuing such certificates. If Government officials insist on such certificates, then people should report such matters to the higher authorities.
