Hi Vincent, stamp duty is payable against the property you have purchased. It is the govt. charges and you have to pay... yes, of course, you should know the percentage rate charged.

I'm resident of Zirapur, I would like to highlight few point in development of GMADA expressway. Until now, real estate hubs in Punjab were primarily limited to Chandigarh and its peripheral areas like Mohali and Zirakpur. The well-established IT sector and sound infrastructure combined with cheaper property rates led to tremendous realty growth in these region over the last decade. Migration from neighbouring states also contributed to the surge in residential demand in these areas.Improve road connectivity is expected to boost real estate activity in the Chandigarh-Mohali area, including the smaller towns nearby.

Yes, there is no point in increasing Ready Reckoner rates much, although stamp duty may rise by 5% annually, as usual. The government has already made it clear that the benefit on the depreciation value would be calculated only on the structural component and not on the land component in the overall cost. This will increase the ready reckoner value of the property and hence the cost of registration and stamp duty for buyers.
Hi Suneet, There was absolutely "nil chance" of the government going in for any hike in Ready Reckner rates in the new year. The government is not in mood to give yet another shock to the sector at present.

Yes, the observation came in a case where the high court fined Gundecha Builders Rs.1 crore after dismissing its claim over 50 acres of prime land in Goregaon West. The value of the property is Rs.500 crore. Which is considering as a fake deal.
I read this news. A 36 year old litigation initiated by a man who claimed himself as a owner of the land since 1944. While Gundecha Builders is saying that it had bought the land in 1979 from Shivram Shinde and demanded the evict from the property of MHADA, which is proposing an affordable housing project on it.

@Akhilesh, But i heard that this land parcel belongs to government which they have handed over to MHADA for construction of houses for lower and middle class people. And as per judicial note, any govt. land for which some scheme is launched for a public cause, it is stalled immediately either by slumlords or by encroachers by approaching the court and misrepresent the facts and documents.
They found guilty and the court asked the developer to pay Rs. 1 crore as cost to MHADA within 4 weeks and allowed the agency to initiate action against the slum dwellers who have encroached on the property.

Hi, Actually, there is a migration to back better quality developers and to finance better quality projects, which is leading to competitive pressures and, therefore, the rates are coming down. There is a lot of liquidity coming into the realty sector and everyone is looking to finance good quality developers and projects in the same tier-1 cities.
The reason is very simple. The supply of debt has increased rapidly over the last 2-3 yrs as many new players, including the likes of Piramal, KKR, Altico, Indiabulls Real Estate, IndoStar and others, take a chance aggressively into funding real estate projects.

I think this is the only reason why they are borrowing for helping existing projects. As home sales have slowed down, investors are betting more on secure projects where they can see actual data in terms of project performance, sales etc.
Hi Saran!!! This means most money is gunning for late stage deals, especially in projects where good sales have happened in the initial stages. That is why many deals are refinance deals, where cheaper money is replacing older, more expensive money.

So, a 2BHK will cost to you Rs. 55.10 to 57.95 lakh onward and for 3BHK, it will come around Rs. 72.20 to 79.30 lakh onwars. Stamp Duty and Registration charges extra.

Hi Jyothi, Mahalakshmi Nagar is one of the popular and best place to have property in Indore. It lies near AB Bypass Road and Lokmanya Nagar, Manglia, Manishpuri, Maurya Hills, Palasia, Sanchar Nagar, Shri Nagar, Sukliya and Tilak Nagar are its neighboring localities. Many well known schools and hospitals are nearby this locality. You will get your basic amenities such as markets, banks,ATMs, park, eating outlets, grocery shops and multiplexes within stone throw away distance.
I am agree with David. It is located along the NH-3 or Agra-Bombay Bypass Road. Neighbourhoods such as Mahalakshmi Nagar, Palasia, Sanchar Nagar, Lokmanya Nagar, Pipliyahana, Sukliya, Manishpuri, Maurya Hills, Manglia, and Shri Nagar are located near to the AB Bypass Road. The Devi Ahilyabai Holkar Airport is around 11.7 kms from here, while the Indore Junction is 5.5 kms.

It's sizes are available from 1104-1461 sq-ft. in 2BHK, 1598-2114 sq-ft. in 3BHK and 2551-2558 sq-ft. in 4BHK. Its current price quoted by the developer is Rs.4400/sq-ft. This project is spread over 30 acres of vast land consists 764 units of 2/3/4 BHK.

@Bipin, Currently, this project is under construction and ready-to-move by August-2020 for all the towers. You have to pay 95% at the time of booking and no EMI till flat possession. On possession of flat you have to pay remaining 5%.

Hi Suhashini, Patia is a small town in Bhubaneswar. Its neighbouring areas include Raghunathpur, Chandrasekharpur and Khandagiri. The Bhubaneswar Railway Station and the Biju Patnaik International Airport are close to the area. Transport facilities are also good in the locality. You can get Toto and Ricksha as a local transport. Buses and Taxi for farthest route. All the daily basic necessities are such as markets, bus stop, ricksha stand, grocery shops, medical and health care facilities, theater banks/ATMs, park and eating out lets within stone throw distances.

Q: I was told by some broker that the construction quality is very poor which is the reason for cheap rates of the project as compared to other peojects in sector 137

Yeah, lot's of complaint being made to Noida Authority by the residents of Exotica Fresco and Paramount Floraville in Sector 137 who have been pointing out at problems related to open dumping, burning and probable water contamination. The garbage is being carried by Noida Authority vans from all over Noida, in open vans here. As a result, filth is strewn all over the roads and lanes. And the localites are angry and saying that they will not allow this place to take the shape of a Ghazipur dump yard.
I am agree with you Saras. But every coin has its two sides. Pros of this project are nice landscape inside, ample green and open area, flats are airy and spacious, construction quality is average, in front of upcoming metro station. Cons of the project are builder has started maintenance since 2015 May, but hasn't delivered anything- club house or pool till date, provide the electricity bills and we have to keep recharging the meter without any answer on consumption queries, we have 16 towers and hardly 10 guard including the main gate security, only one lift is operational in each tower, if it goes down, people will stuck.

Hi Jitu!! As per my recent visit to Ozone, they are about to deliver 2 towers by start of 2017. It has 2 & 3 bhk apartments, 2bhk starts at 1.10cr. Which is a good deal. This seems to be a good news for everyone who had bought a property here. Also, the price appreciation has been excellent over these years for Ghodbunder Rd & this project.

But you have to keep certain things in your mind that a flat buyer required to file a written complaint before the appropriate consumer dispute redressal forum set up under the act, depending on the value of the property, or the amount of damage he/she has suffered. Any dispute over Rs 20 lakhs can be directly filed before the State Commission and any dispute over Rs 1 crore can be filed before the National Commission in New Delhi. Hi friend! The refund of money depends on the terms of the agreement. If the agreement provides for a forfeiture of 10% of the flat value the builder may apply this clause against you. So, let him apply first and get the rest of money and then file a suit in consumer forum. The builder cannot travel outside the four walls of the agreement. If the agreement permits the builder to refuse to refund the balance amount until and unless he finds a new buyer then such clause is illegal.Hi friend! Hello Shah, Please note that the stamp duty & registration fee put together in Municipal Corporation Area of Indore is approx 9.75% presently and it is due to increase by 1% from 1st January 2018. Outside corporation area, stamp duty & registration fee put together is 8% & no change is proposed in this.
