Q: There are so many residential projects in L Zone Dwarka but right now there is absolutely no infrastructure in the area. Builders are selling apartments by saying buyers that l zone will be a smart city in next 4-5 years. Is it really possible? What is your opinion regarding time taken in building basic infrastructure in L Zone (forget about smart city). Is it worth to invest 47 lakhs for a 2bhk flat in Victorian Privilege project in L zone by Victorian corporation developer?

I am a former resident of Sushma Urban Views but I left that society because I shifted to London due to my job change. But it was a good living experience without any complaints with Sushma Buildtech. Either it is about paper transparency, clear buyer agreement, customer support or quality of the material everything is perfect. The living standard is also high in that society. I was happy in that society, no complaints during the days I lived there.

List of the only company able to selling their project if the country standing is agriculture,, it is the e-mail why top class constructor while they do have good land bank as here, but not selling their project. Only listed society can to sell their property in l zone since they have been collecting only land cost to buy land. You can also compare the property and Delhi smart city projects.

Whenever you buy a piece of land/immovable property, you need to register the same with the authority concerned, so that a legal ownership title is guaranteed to you. An application to be submitted to the concerned authority, which may be the Sub-Registrar of your area or area under which property belongs to. After due verification of details, the Deed is drawn up and the registration process is complete. Registration of property or land is mandatory and this greatly reduces risk of fraud and helps solve disputes easily.

Hello Abdul, In our talk he told me that construct is just started and it will take 2 yrs of time. as per builder project is expected to complete till Oct 2017. and yes he will provide assistance in getting bank loan.

Q: I am buying an individual house in agated community for 40 laks in andhra pradesh. Out of the 200 sq yards land, house will be built in 1250 sft by the builder. While at the time of buying he said market rate of 12000 per sq yard land and 1300 per sft for construction. But the government price for the land is 5000 per sq yard so land was registered for 10 lakhs before starting the construction. There is no registration for the remaining 30 lakhs. Now builder is demanding 3.5 % service tax and 1.25 % vat tax on the 40 lakhs. My questions here are, as there was no registration for the 30 lakhs, will the builder really pay these taxes to the government, if yes how i will know that ?, He gives only company bills for the taxes not the government bills. Is it correct to calculate service and vat taxes on 40 lakhs. Should he calculate these taxes only on 16.25 laks (only for construction). Please anyone can help me in this regard.

Service tax is payable only in case of construction services and not on the value of land. In cases where it becomes difficult to ascertain cost of immovable property and service cost separately, government has come up with the provision of abatement scheme where an amount is levied on the total amount. Hello dear, I think your budget is quite low to get the good builder project in this locality, if you try and search some local builder in this area, might be you get one or two projects.I am not so sure !! The average rate per sq ft is approx Rs 5500 to Rs 6000 in this area.
The presence of SEZs in Hadapsar is one of the reasons for realty growth in this area. With IT firms coming in this area, demand for residential projects shooted up vastly. There are various gigantic real estate projects such as Amanora and Magarpatta city which have come up in the vicinity. some of the good builders in the vicinity include Pragati Constructions, Gawade Buildcon, Nilesh development, Panchshil Realty and Chaitanya developers.

Hi, The basic reason behind the property being not clear title or going into litigation is because of the negligence of the buyer or the property owner. Buyers don't do a little homework before buying property. They only keep in mind what developers promise to them.
I agree with you Sonya, Buying a property is a safe investment only if the property is purchased by taking all caution while purchasing it. Buying a property is only an affair of transferring the title of the property. And it can be done only when the title or the supporting documents are clean and clear.

But there are certain restrictions as well, if the capital gains remain un-invested until the due date of filing tax returns in India (i.e. 31 July), you may put the amount of capital gains in a Capital Gains Account Scheme (CGAS) with a bank (not later than the due date of filing your India tax return), and you can then subsequently withdraw this amount for reinvestment purposes.
But remember, in case the entire amount is not reinvested or not deposited in a CGAS, the remaining portion of the gain will be taxable.

Hi everybody, It's really a good and knowledgeable topic for discussion. And one should remember that car parking and open terraces are a part of the society's common areas. They are not a part of the Floor Space Index (FSI). Thus, the builder has no right to charge any money for this space.

Hi all, The developer will charge for the car parking based on the common areas defined. The limited common areas assigned to each unit include a patio garden, attic storage, a crawl space, an entrance area, and a driveway parking area, which are chargeable. Even, the builder can charge you extra price if he is offering you a stilt car parking space, which falls under the limited common area facilities. The open car parking has to be free of cost as the open sky space is under common area facilities.
Apart from that there are Pre-casted car parking technique. It is the process of preparing parking columns and beams separately and them together as a block at the construction site. The pre cast construction has been trending in the realty market. Developers today prefer pre casted parking construction as there are many advantages related to it.

Yes, the govt. has a better plan to reduce pollution from construction site. The debris generated during construction and demolition largely consists of concrete, steel, wood, glass and dust, most of which is potentially recyclable. The government has told that large generators of such waste would have to submit a management plan in order to secure permission to build.

Hi Hamsika, As per the UDM, the CEOs will be the executive head of special purpose vehicles (SPV) for each city like that for Metro rail projects where managing directors are the sole in-charge. They will hold office for a fixed tenure of 3 yrs.
I think this approach is good and prove more productivity. These Special Purpose Vehicles will be headed by a divisional commissioner, collector, municipal commissioner or head of development authority. In Bhubaneswar, an additional chief secretary has been appointed as the head of the SPV.

Park Avenue by AP Infrastructure & Developers is offering 2/3BHK residential flats. Sizes are available from 1011 - 1258 sq.ft. in 2BHK and 1502 - 1700 sq.ft. in 3BHK. Hi Jitu, Oberoi Sky City is not a RERA approved project. As far as bank approval is concerned, Axis Bank, Citi Bank, DHFL, ICICI Banks, IDBI Banks, Indiabulls, PNB and SBI are funding this project. As per developer, they are giving possession of Oberoi Sky City by march-2021.Hi Jitu, Oberoi Sky City is not a RERA approved project. Good afternoon all!!! Is Rise Resort Residences, Tech Zone-4, Greater Noida by Rise Projects a good project for investment? How is the builder and its track records in Delhi-NCR property market?
Rise Projects is one of the best builders in Delhi-NCR come up with a unique project concept called Rise Resort Residences. This builder has successfully delivered many residential and commercial projects in Delhi-NCR. At the same time, i found that this prime project is in prime location as all the daily basic necessities are nearby. Tech Zone-4, Greater Noida is well connected to the other parts of the city such as Faridabad, Noida, Gr Noida, Ghaziabad, Merrut, Yamuna Expressway, Delhi, New Delhi etc via strong buses & metro networks. So, the project Rise Resort Residences, Tech Zone-4, Greater Noida will obviously be a landmark and an iconic project in Delhi-NCR in the year to come.

Hello Kajal, But i heard a lots of negative feedback against this builder and its project. As per the buyers, builder is not taking their problems seriously and ignoring.
