Q: Hello. I plan to purchase a residential land in any of HUDA sectors at Gurgaon. Size would be 150 sq. yd. Kindly advise what documents I should check from owner. Thanks.

Hi, Before buying the plot, ensure that it is part of a valid layout from HUDA. Also check whether it is earmarked for plots and does not form part of the layout open spaces. On the registration aspect, obtain a Non-Encumberance Certificate from the Revenue Authority/Registration Departement to avoid legal complications, problem of double registrations, registration in prohibited areas, etc.

Good evening friend!! You should check Huda allotment letter, payment receipt, conveyance Deed, transfer permission and sale deed (in case of Resale Plot). You can also find out the land records from the registrar office.
