Hi friends!!! I had booked a flat for my son on 9th Dec- 2012 through Tirupati Balaji Builders & Developers Pvt. Ltd. for their project ”Balaji Kalash” in ph-3 by paying 10% booking amount as asked. This was to be completed within a period of 2 yrs and possession promised during June/July 2015. I had been regularly visiting the site at Adai as well as their office but till last month neither the work has been started nor promises fulfilled by the builder on starting the construction work.
Hello Purva!!! We all are facing the same issue and our money has got stuck. More than 1000 booking have been done in this project as well as other 4-5 projects located within the vicinity of New Panvel. Builder has promised in January this year to start the project within 3 months or will refund the amounts collected as soon as possible. However, neither the construction work nor collected amounts refunded to me and many other cancellations done by the consumers. I don't know what will happen in the future.

Q: Finally the most awaited time has come. The most hyped navi mumbai property market (specially ULWE) soon to progress on the path of misfortune. Hi, It is seen that while overall real estate prices in the MMR have remained weaken, areas such as Madh-Marve, Majiwada-Kasarvadavali and Ulwe are likely to get costlier if certain proposed transport infrastructure projects take shape as per the stated timelines.
I am agree with you sir. Prices in the sea-front Madh-Marve to increase by about 14.2% every year on the back of improved connectivity due to a proposed Versova-Madh sea bridge, and the Nariman Point-Kandivli coastal freeway. The geographic advantages of the two places may further blow up the property rates.

Even Ulwe to continue to see an uptick in price at 9.7% rate per year. Prices here have already inflated over the past few years in expectations of the proposed Navi Mumbai International Airport and the much-delayed Sewri-Nhava Mumbai Trans Harbour Link. But these locations will see a bounce in prices only if these infrastructure projects being talked about are implemented in the time period that the government has set.

Hi folks, Sometimes banks and financial institutions included charges such as technical fees, legal fees, valuation fees all put together can add up to more than processing fees. And if processing fees have been waived, you may still have to pay other fees. As against this another lender that charges processing fees, but not other fees, may be cheaper. So, think twice before being trapped.
Apart from that, legal fees or advocate fees are charged for property search and the title investigation report. Valuation fees are charged for valuation report. In many cases, these are not refundable because the lender has incurred charges for providing these services. Some lenders charge a separate login fee that may be non-refundable. While some others may deduct it from the processing fee. In some cases the lender may take the cheque upfront but does not encash it unless the loan is approved.

You are right sir. But the government usually revises these rates every year. In 2014, these rates were increased by up to 22% following a 27% hike in 2013. I know that various levies in charges, including premium for floor space index and development charges paid by builders are calculated based on ready reckoner rates. Any rise in these levies would increase a project's cost. Which developers would try to recover from customers.

Hi friends, Please, do not invest in Ravi Group. Their all projects are almost delay by 1-2 yrs. Construction quality is worst, delivery history is very poor, worst customer service. Once you will book your flats they will charge unnecessary, you will loose your money only or will have to wait for the long years to get your flat possession.Hi friends, Please, do not invest in Ravi Group. @sanin, A 1BHK in 684 sq-ft. will cost you Rs. 64.98 lakh onaward whereas a 2BHK in 981 sq-ft. will cost you Rs. 93.20 lakh onward. Stamp Duty and Registration charges are extra. As per developer, possession date will be December,2018.

Hi Shaunak, Yes, there will be 2 options for booking your flat. I you are paying 30% as a down payment they your flat rate would be 9500/sq-ft. but if you are paying the 20% as a booking amount then your flat rate will be 9900/sq-ft.

Simply because one would get many good deals in Ready-to-move or nearing completion project at the same rates. Again in today's market Rs. 96 lakhs for 1 BHK where possession would take around 3 yrs is too high. If you are thinking to buy as an end user plz see resale or ready-to-move properties in nearby area. I am sure you would get 1 BHK between 85-90 lacs. It is a pre-launch project It will have standalone tower with 2-Wing, and it comprises of 2 Podium + Stilt +15 Storeys. It will offer 2BHK residential flats from 619-755 sq-ft. and it's saleable area would be 1021-1150 sq-ft. It's current price will be Rs.19500/sq-ft. onward. Each floor will comprise of two designed 2 BHK residential flats.
Yes, even i have inquired about this project and found that Kanakia Hollywood is located at very good location for future coming infrastructure like 1)Maharashtra State Road Development Corporation (MSRDC) to construct a 9-km-long Sealink between Bandra and Versova known as Bandra-Versova Sealink (BVSL), 2) 35-km-long coastal road.

Hi friends!! Since Kanakia Hollywood is a pre-launch so, potential buyers should be careful about regulatory approval documentation till date. I think both CRZ and EC clearances could apply to this plot, though not sure whether Versova falls within the definition of 'bay' or not. It would be better to wait till RERA is notified in Maharashtra before making any commitments.
Hi Rajat, I have visited this project site last month and inquired a lot about the project. Only the excavation work was being carried out. Moreover, the building elevation is not yet ready. They don't have a photo of how the building will look like. Also, there will be BEST Depot below the Amenities area of the Building. As per the sales person, the buses will only take a round about there and not park inside the Depot. So the Building will come up above the BEST Depot.

Hi Chetana! Tell me which part of Indian City, where there is no water issues? Did you ever visit the project site and talk with the resident? If not then how can you know the reality? It may be a rumors. So, visit the locality and asked the residents of this building. I didn't get any such news on it.
I am agree with Niyati......If there is any such issue, residents of this project must mentioned about this in any forum site. Buyers are very active these days. If there is any such issue they are facing, they must share with the others buyers of this project and warned them to buy property in this project. So, i will suggest you too to visit the project site and ask the residents of this society.

Q: I have done all the formalities with HDIL and for loan with Dewan Housing Finance Corporation and my loan is already approved and check is also ready with Dewan Housing Finance Corporation but they ( Dewan Housing ) need clearance letter from Central Bank of India from which DHIL have taken loans against this property to clear the check. Now since last one year we are trying to get the letter from HDIL and their management and staff is giving promises only. And thus we are not able to get this letter and thus possession of my flat. At the time of approval of loan the HDIL also took around 5 lakhs from me as a taxes and charges saying you have to clear this first and apply for loan. Now I am living in Saudi Arabia and cannot come everyday to follow the case my brother is following with them but he is also tired now. what option I have and what can I do now is anyone to help me out..please...

Hi Shaikh... If you don't see a sign of possession in near future and if the delay is beyond a reasonable limit, you should file a legal case. Q: Dear PCMA Team ( Nikita/ Bhushan ), With reference to above mail, Yesterday i.e 20th Nov. 16 we had visited at PCMA office Dombivali to sign undertaken for arrangement of Toilet and Bathroom in another bldg. Venezia C wing 6th floor, would like to thanks for the same. Bus same time unfortunately will have to say blind and care less approach by your side. Same undertaken signed with Tenant. Because when our tenant had visited Venezia - C wing 6th floor in the evening found no light in Toilet and bathroom, Guiser is not working, Door of both Toilet and bathroom not closing properly and worst thing is entire flat is dusty and raw materials found. How famliy person ( with 2 kids ) can use Toilet and Bathroom. Already from 16th Nov. 2016 our existing Toilet had dug and till now no action of plan of work ( Toilet, Bathroom and Dry room ) is worked out. Is this the way LODHA construction team working? Already found dabrage material ( Cement plasticcover, steel pipe rod ) had found below Toilet area...its totally cheating with customer. As per contractor to find our leakage entire area ( Toliet, Bathroom and Dryer room ) will have to rebuild but no action taken except room provision after 4 days. When our problem will be resolved ? Note : For refewrence, Kindly find pic of Venezia C wing 6th floor provision given which is in bad and pathetic condition. Mr. bhushan, Is this way arrangement provided ? Hello Sarthak, Lodha Luxuria Priva is offering 2/3/4 BHK apartments. Sizes are 1044/1053/1098/1107/1179 sq-ft in 2BHK, 1566/1602/1755/1890 sq-ft. in 3BHK and 2000 sq-ft. in 4BHK. It's current price will be Rs.8990/sq-ft. It is a completed project since December 2016. But still few flats are available in 2BHK.
@Sarthak, Important legal documents that home buyers should be aware of before buying a property are 1) Original Title documents, 2) Search report, 3) Title Certificate, 4) No Due Certificate, 5) Sanctioned Layout Plans, 6) Occupancy Certificate, 7) Bills and Receipt of latest paid taxes, 8) 7/12 Extracts etc.

Hi Siddhesh, What is your BHK configuration and budget? I would like to suggest you to buy only those properties which is RERA approved. In absence of RERA approval, property will consider as illegal and basic amenities will be stopped by the local body. So, before buying any property specially those which are still under construction, check RERA approval certificate. I agreed with Viabhav. The landlord has misled you by saying that you need to pay 33% of the market value of the property to have the name transferred.The transfer charges are very nominal. Q: To save some money all the residents in Ramaniyam are practicing this barbaric way of disposing their sewage. What will they teach their children about respecting people. This is the worst way to treat a neighbour. On this strret, there is a school also. It is a shame.
