Q:I am planning to purchase a plot from a BDA approved layout. The owner has BDA khata. I want to know if a property will have both BDA khata and BBMP khata. As I understand, khata is an entry in the governing body's register specifically for property tax. So, I guess a property will be either in BDA khata or BBMP khata but not both. Is my understanding correct? If so, do I need to convert the BDA khata to BBMP khata to start construction?

To convert the BDA khata to BBMP khata to start construction following copies of documents (attested by Notary) need to submit to BBMP:
1. Sale deep/title of property
2. Encumbrance Certificate upto date.
3. Possession certificate
4. BDA Khata
5. ARV letter ( you can get it from BDA office)
6. Latest Tax paid receipt

Q:I was checking with various builders for a 2 BHK to buy near whitefield. Can anyone tell me how should a Payment schedule look like ideally. There seems to be lot of difference. Some of them are asking for almost 95% payment after plastering is done, while others have further steps like electrical, flooring, fittings etc. Is this something each buyer should bargain for? Let me know if any of you can explain this.
