Q: Need to do khata transfer from deceased to legal heirs for property in below condition.
Property was allotted to person from Muda and that person is died now and the immediate successor his wife is also no more. Now they need property to be transferred to their daughters who are actual legal heirs and then they will sell the property.

Latest Answer: You have to make an application to the Tehsildar concerned for grant of legal heir certificate. Along with the application, you have to attach one copy of the deceased persons Death Certificate. In the application form, you have to indicate the name of the legal heirs, age, relationship with the deceased. After verification of the facts given in the application. The Tehsildar will grant you a Legal Heir Certificate.Based on the said legal heir certificate, you have to apply for the mutation of your names in the records.

I recently bought a property in a BDA approved layout. The registraryion is done and now I have to do the khatha transfer.

1) After registrartion do I need to wait for some time to do khata transfer?

2) What is the procedure for getting the khata transfer.

3) What is the khata transfer charges? some where it is written 2% os property value, say my property value is 40 Lakh, I have to pay 80K for khata transfer? or it is the 2% of registration cost?

Latest Answer: Fee for Khata Registration is 2% administration fee on stamp paper value. Rs.100/- per sq.yard (in new areas) or Rs. 50/- per sq.yard (in old areas) towards improvement expense.Fee for Khata transfer or modification such as bifurcation or amalgamation is 2% administration fee on stamp paper value.

Q: Hi All,

I have question regarding khata transfer, hope some one will definitely help me in this.

I bought an apartment in ISRO Layout and we have 24 flats in the building out of that 22 has been sold out.

Remaining 2 are still available. Here my question is can I get the khata for my flat or do I need to wait for the other 2 flats for sold out. I heard as per BBMP new policy they can only do khata transfer for whole building and they cant do it individually. Is this true?

If that is the case then how I can pay the property tax for my flat. Any way our apartment constructed on BDA approved site which is A khata and I am not expecting I will get A khata for my flat.

I am fine B khata also, Please any one from group help me on this. I think most of the other apartment owners will have this question.

Q: The electricity bill and EC is in my name itself. So will I require an NOC from the builder for my khata transfer?

Latest Answer: If the site belongs to a private layout developer or a housing society, an NOC certificate is required from the developer or the housing society for Khata transfer.

Q: Hello,
I have purchased a property in a gated-community in Bangalore. It is a DC-converted property with up to date tax paid. I want to have the Khata made/transferred to my name. Apparently the previous owner of the property handed me the B-Khata certificate from the BBMP. The Khata does not appear to be genuine. The property is situated near Hennur. Kindly help.

Latest Answer: Getting a Khata is an important step in a property transfer process. It is mandatory for all property owners/holders to pay property tax. As such, all property owners need to have a Khata. It is issued by the Bruhat Bangalore Mahanagara Palike (BBMP). Khata certificates are also issued by the Bangalore Development Authority (BDA) in case the property comes within its limits, and by the panchayat in case of a property which is converted from agricultural to non-agricultural use.

Q: Hi All,
I have recently purchased a flat in resale. The sale deed is done. In the sale deed, itself we had added a clause that khata could be transferred to us and the sellers to do not have any objection.
Hence, when I am filling the khata application, do I need to get sign of the Khata owner? In my case the owners are in U.S and hence the property was sold by their Power of Attorney holders and we did not had any issues in getting the sale deed registered. According to me clause in agreement should hold good, please provide inputs.

Also, in the khata form, there is a column called ‘details of sale deed’, what exactly needs to be filled in it?

Q: I need to get Khata transfered for the plot I purchased recently in Anjanapura. I was told that BDA requires the original of the old Khata from previous owner for the transfer. All my originals lie with my bank as I have taken loan. Does BDA really require original Khata for transfer? If yes, will my bank give the original for this purpose alone so that I can submit it later? Thanks

Latest Answer: Yes, you will need to submit the older khata, tax paid receipts and your registered sale deed for khata transfer. Availing reliable Khata Transfer Services in Bangalore Khata Transfer etc. is extremely hard. I have heard a few horror stories from my friends who lost couple of thousands by placing their trust on brokers(touts). So when I approached Zippserv for getting my Khata transferred, I had a lot of apprehensions. But, I have to admit Zippserv folks were very systematic. First they asked me to share the documents which they verified at BBMP (at their own cost) and ensured that the khata transfer in my case could be done without any hassles. Only then did they ask me to place the order. They assured me that if the Khata transfer did not happen I would get a complete refund of my money. It was delayed by a week as the BBMP official was on leave. But finally got it delivered to my door step.
