Q:Even I had very bad experience with Raunak till now. I have booked flat in 2012 and it was assured that i will get possession in 2013. Now it is September 2015 but still I am struggling to get possession. I have to keep visiting site everyday. Now they are again making delay in possession even after taking maintenance for the full September-2015 month and advance for quarter. All the officers point fingers to some other person to contact and they do not have proper coordination. He will assure the work will be done in next day and once you visit again still its at same condition. For many of the things they will ask to contact Thane office. It is not feasible to visit Thane everytime as I am staying in Kalyan and i am sure many people booked flat here staying around Kalyan. I dont understand if they have complete project in Kalyan why they cant provide entire service from Kalyan office itself. There was tiles break in leaving room just in entrance, when i asked to replace they have replaced with different shades and it is easily visible. Now they are making arguments to replace with same colour. I have made all payments and now facing lot of issues in getting possession with proper work. Also they have assured me possession in May-2015, based on that I have selled my existing flat and they were unable to provide possession and at the last moment i have to shift in rented flat. It is really worst experience till now with Raunak.

Buying property is not an easy task, after all it is a matter of your hard earned money. Before taking buying decision visit the locality ask the residents of the locality regarding smell. Visit the project site along with some of your family members, take their views and then proceed. Since the project is ready-to-move and many flat owners are occupying in it. Yo can also take the advice of the flat owners. Good luck....

I had a word with the developer a week ago and they assured me that the possession will be on September'2017. Why are you not talking to the builder directly or visit the project site? In this way you find out the current status of the construction.

Latest Answer: I know its a reasonable choice for easy connectivity, economical cost of living, middle class society members, good community bonding. I almost bought a flat there. Best of all, the price here is almost 30-40 percent less than compared to buildings 4 blocks ahead of it (Parkwoods, Cosmos Jewels etc). I did hear the OC issue, but it is a matter of time before the clearing from court is in. Most of the forest land issue is going to be resolved in the favour of the residents. I recommend you meet the society secretary to get an honest opinion because the builder will only be telling the good side.

Did you know that reputed builder Lodha Group just offered pricing around Rs. 22,000 per sqft for their project in Lower Parel when other ready to move in were charging about Rs. 30,000. I think this was just to stay in the game and overcome cut throat competition from its rival group.
