Q:I have an old Builder flat in Indirapuram, ghaziabad. The registered area is 50 Sq. Mtr but, the covered area is around 65 Sq. Mtr. I would like to rectify the same. Just wanted to enquire, how much will it cost? Is there any panelty for the same? If yes, how much?

Do you have any document, stating that covered area is 65sq-mt. If you have, then take it to the nearest registration office. Ask about rectifying the covered area from 50 sq-mt to 65 sq-mt. Yeah, I think you have to pay some penalty also foe this extra 15 sq-mt.

Check the original copy of the GDA approved building plan from the builder/developer.
Check whether the building and site has been constructed as per the approved plan.
Check whether the flat has been constructed or under construction as per the approved plan.
Check the board on the site with the name, address and contact number of the builder/developer, architect and engineer.
Check whether details mentioned in the registry document are as per the approved plans.

According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
