Q: I had booked a flat in Vihang Valley Phase 3 (Rio) in 2011. Its been almost 6 years and only 9 floors constructed.
Project has been extremely delayed without any feedback provided from the builder.

I have sent umpteen requests to builders, but what we have not received any positive response.

My possession date is dec-2017, but looking the extremely slow progress, its difficult to achieve this possession date.
I am very dissatisfied with the outcome and my hard earned money is in question.

Latest Answer: Absolutely right David, Ghodbunder road was one of the areas in Thane that witnessed good availability of rental accommodation, apart from Thane west. It also appeared in the top areas with availability of resale units in MMR.

Q: Hi I need some advice. I am looking to buy a property for investment and my budget is approx 50-55 lacs.
I have shortlisted a few projects at both location and in GB road I can buy a 1 bhk in that budget whereas with same budget I can buy a 2 bhk in shil phata. The question is where I should invest to get better returns..GB road thane or shil phata.

Q: They are not fulfilling the committment .. there is leakage in walls and bathrooms.. no proper water supply, water is muddy.. They are not able to get Occupation Certificate from govt authority. They delay the possession of apartment.. No society service but they charge advance.. society charges electricity cut for more than 4 hours a day..

Latest Answer: Pls dont think of buying any Puranik projects. Their Paradise, Delight of Hometown Projects were delayed by 24 to 26 months and during this period no compensation were given. I was cheated with giving wrong registeration amount. 1 lakh was taken as parking amount and no parking given. Now their demanding 2 lakh more than the agreed amount, during the possession they increased their advance maintenance cost by 66k, flats have leakages. Elevators of inferior quality than promised. Service team straight away deny your complaints. We the residents are fed up of the builder. straigt NO to Puraniks Builders

Q: I heard that this property comes under Forest Land and investors may have to deal with court proceedings in future.
