Property advice in DSR Ultima

Q: The commute is pathetic on harlur road specifically during office hours and this is the only reason i am unable to make a decision. Please suggest if Rs 4600 psft is good price

I kindly request you to let me know the following: - Whether DSR is a good builder and if anyone knows of the construction quality in DSR Ultima. - Land owner is selling the share of left over apartments at UDS and Construction cost per sqft is 4600 whereas all inclusive cost with Service tax and VAT turns out to 5300 psft - land owner is offering to reduce couple of lakhs if ipay some amount in cash i.e. black which goes un-accounted. I heard even big builders like Presitige, Gopalan do so . What are the cons of such approach? - The traffic congestion is big constraint in this area. Any idea if the roads would be widened in future. Overall recommendation to go for DSR Ultima

VAT and Service Tax on under-construction property

Q: Hi all,
Have a question on VAT and Service Tax for under-construction flat.

1. What are components on which VAT and Service Tax is applicable for a under-construction flat. Like the builder provides a breakup as below -

Basic Cost
Car Parking
Club Membership
First Year Maintenance Charges
Additional Expense ( BESCOM)

Can someone please help me know VAT and Service Tax applies to which items listed above ?

2. What is the current VAT and Service Tax percentage for a property in Bangalore?

3. VAT and Service Tax is calculated on what value ?

Need Help on Property Related Queries

Q: Hi
I am planning to buy a property and have couple of queries regarding that-
1. Is the property worth?
2. How is the locality and what are its chances of development in future?
3. How much is the registration, service tax and vat % and how is it calculated?
4. Builder is promising OC, but we get OC once construction is complete,how to check if he is telling truth or not?

If any one has bought any flat in this project, please let me know, want to discuss more.

Latest Answer: Hi Neetu there is no other way to check if the builder is saying the truth or not because occupancy certificate is processed at the time when the Palike gets information that the construction has been completed.

Q: Please do not buy any flats from this developer. They have never managed to finish their projects on time. Premium was suppose to be completed by Dec last year but the work is still ongoing. Model flat itself has many cracks on the wall. If u have time, visit Luxuria and see the quality of the brick laying, I guess local developers do a better job than that. sliding Window and door frames are made from local quality aluminium frames. Nowadays even local developers provide good quality upvc frames . Overall, i am not happy with the choice i made.
