The new changes in zonal regulations may restrict TDRs and ancillary use of buildings in residential areas.The use of transfer of development rights (TDR) might be restricted to only large properties along wide roads.
These new changes in zonal regulations are subject to government approval to recommendations for the revised Master Plan 2015. If approved, these recommendations could mean a lot of changes in the existing zonal regulations, particularly with respect to TDRs and ancillary use of buildings in residential areas.
Presently, the rules allow 20% commercial use in residential units and there are no restrictions on the use of TDRs. If new changes are approved,TDR might be restricted to only large properties along wide roads and it might be difficult in running a shop or office in residential units.
One of the recommendations also include reduction of Floor Area Ratio (FAR) to less than 2 in most places. This, considering the present permissible FAR for any property that’s between 2.5 to 3.25 in most parts of the city.
