Hi Nagendra, My Layout is dc concerted & my neighbours have A khata. But my plot owners did not submit required papers in 1996 and got B khata. Now I bought the plot considering DC Converion & A khata in the layout. BBMP says they wont accept betterment and provide A khata. So I am unable to get plan approval for construction. How safe is to construct house on B Khata site? Thanks

  19. Sharma says:

I’ve got a flat registered with a builder. Now BBMP doesn’t want to transfer the khata because it says that the builder had not paid the betterment charges to BBMP. However, the builder is saying that he had paid the betterment charges to BDA, and has a receipt for it. For bifurcation khata, the builder had also signed a bond to BBMP saying that “he’d pay the betterment charges if he is legally required to do so”. Now I cannot tranfer khata into my name. What should I do?

  20. Nagendra AS says:

    Hi,

Ask him to produce the katha for the such apartment and then you can take further action about the same

    Thanks

    Hi,

If the plan is sanctioned from BBMP, no need to take NOC from BDA because this property comes under the jurisdiction of the BBMP not BDA

I am not very sure about the construction and safety. But many banks provide loans for B-Khata. I got it done from DHFL and Revolution Home Solutions. My sincere advice is not even to think of this bank…they will drink your blood completely

  25. Tapankapoor says:

    Nagendra,

I had shortlisted one property within BBMP limits, but the builder says he does not have the BBMP khata and only CMC khata is available as the area was included in bbmp recently. The building plan was approved by BMICPA but there is no occupancy certificate available with builder, as he says that is required only for high rise buildings and not for S+G+3, is that true ? How would I check that there are no deviations in the building plan.
He has not paid any betterment charges till date. Is it advisable to go for such property.

  26. Ganesh says:

    Hi

I checked with BBMP; I was told that this is applicable for entire DC convered land not for individual sites. They are not acceptming betterment charges for individual sites though they are part of DC converted layout:-(
