Expats prefer Pune for property investing

India has witnessed a rise in number of NRIs investing on properties. The dollar appreciation has given a further push to demand from NRI’s for investment in residential properties.

With the real estate becoming cheaper for NRIs, many seek to invest in residential properties in two-tier cities such as Pune, notes Om Ahuja, CEO – Residential Services, Jones Lang LaSalle India.

Like resident Indians, NRIs are also eligible for availing home loans from NHB-approved Indian financial institutions, provided they meet RBI terms and conditions. Without approval from RBI, NRIs can mortgage residential property in India; however, they require approval from RBI to mortgage Indian properties with a foreign institution.

Property exhibitions conducted are also helpful for NRIs as they get to know about the properties available in the cities and the home loan options.

Several factors such as, rupee depreciation, easy home loan availability by financial institutions in India, NRI remittances and repatriation procedures, have bolstered NRIs investment in Indian realty, said Kruti Jain, Director , Kumar Urban Development Ltd (KUL). Due to higher returns in investements, NRIs prefer to invest in real estate than any other form of investment.
