Changes in Kerala Building Rules

Kerela Building rulesKerala- Kerala government has announced the amendments made in Kerala Building Rules (KBR) on 8th January 2013.

One of the proposals which will reduce the time taken for approval of building plans is single-window clearance facility. Builders are still not clear with this scenario and are waiting for the gazette notification. This notification will hopefully be out in 10 to 20 days. Builders believe that the changes will be in their favour.

Builders are keenly looking forward for restoration of the Floor Area Ratio (FAR) of three. The FAR was reduced to three in the year 2009. Builders feel that this ratio can be increased with payment of additional fees. If the ratio remains the same (3), it would help to improve the utilization of land. According to reports, FAR would be restored and additional fee of about Rs. 300 per square foot for having additional floor area.

The concerned building industry is expecting that these changes will keep a check on horizontal urban sprawl. It will also remove red tape and approval time of building plans.

Earlier, the amendments related to approval of building plans in late 2009 and 2010 almost arrested the building industry. Builders are keeping their finger crossed this time. Speaking logically, a single plan circulates around 68 desks before approval. It is obvious that it will take around six to 12 months for clearance by Chief Town Planner. All the builders are eagerly waiting for the single window facility to come in practice.
