Property tax loss in Hyderabad

property taxHyderabad- Due to conspiracy of field-level property assessment staff and property owners, Hyderabad government is deprived of 50 percent of its rightful revenue in municipalities and municipal corporations.

This news was confirmed by Municipal Administration and Urban Development. In this regard, a pilot survey was conducted for a GIS-based system for assessing  property tax in the Greater Hyderabad Municipal Corporation (GHMC).

The GIS (Geographic information surveys) based survey was conducted from four circles under GHMC in four docklets. It included a  sample of 1,794 properties with 3,254 assessments. As per GIS data the tax assessed should be  Rs. 2,35,30,000 while that by GHMC was Rs. 98,63,745. There was a big difference of Rs 1.36 crore in the tax amount. It was very much understood from this that thousands of properties were under assessed or un-assessed.

As per GIS based survey, the actual plinth area was 55,56,368 sq ft while GHMC data showed 21,54,724 sq ft. The sources also pointed out that if all the tax on properties in Hyderabad is calculated properly then it will surely double the revenue.

The Principal Secretary of MA&UD feels that such kind of loss in tax revenue is also prevailing in other cities of the state. Thus the department decided to conduct such pilot surveys in all the cities of the state. These surveys will be carried out by the respective corporations and municipalities.

There are many defaulters which are mainly responsible for this tax loss. These include engineering colleges, rich individuals, people using residences for commercial purposes, private hospitals etc. Very soon individual will be given a software which will help them to calculate tax according to given rates and actual plinth area.
