Telangana will not affect Hyderabad residential market: Builders

Real estate HyderabadHyderabad- Although the Telangana unrest is prevailing but it will not affect the residential real estate market of Hyderabad. The last three months of 2012 saw a spurt in residential launches.

According to Cushman & Wakefield’s Research Publication, Hyderabad residential market was highly affected by the land reservation clauses which led to many launches in the last quarter. The total residential projects in Hyderabad launched in the year 2012 was around 8000 and out of which 5,200 projects were launched in last three months of 2012 only.

Some of the ongoing projects in Hyderabad are Aparna Sarovar Grande by Aparna Constructions, Ashvita by Mahindra Lifespace Developers Richmond Villas by Keerthi, Honey Dew and Westend Green by Exclusive Ventures, Patel Smondos by Patel realty, Limited and many more.

Developers are generally launching projects in or near Hitech city. Areas like Gachibowli, Madhapur, Kukatpally and Nallagandla are seeing more launches as compared to other parts of the city with increased property rates. For example the property prices in Kukatpally increased from Rs 3,136 per sq ft to Rs 3,168 in last quarter of 2012

Gachibowli is one of the fastest growing suburbs which houses many IT companies, international banks, research organizations and educational institutions. There were also some specific developments in the city that has impacted property prices like newly launched phases of Outer Ring Road which now offers even better connectivity. Even Multi-modal Transport System (MMTS) is adding more value to Hyderabad real estate.

Some realtors and builders feel that many investors are just waiting for the Telangana issue to slow down but prices will not fall even if this political unrest continues. It is the right time to invest and reap benefits in future. Some property planners feel that this unrest will just change the behavior of the buyers.

On other hand, developers are confident that the growth of commercial spaces and IT hubs will continue to affect the property prices.
