Housing scheme to be made public in two days: CM
Maharashtra chief minister Prithviraj Chavan has confirmed that the housing policy which was long pending will be announced in the next two days.
This was announced during a meeting where all housing and other related issues were discussed. The meeting was attended by all the MLAs from Mumbai.
With the announcement, it is believed that the hopes of developers will be revived and especially the redevelopment of dilapidated Mhada buildings that have been halted due to absence of slear policy and lack of incentives for developers.
Also, there has been talks about the current floor space index (FSI) which is 2.5 now for residential projects in Mumbai. The developers are hoping that FSI will be increased to 3.
Further, in the case of private property development, the FSI is at 1.33 in the city limits and at 1 for the suburbs.
About 15 lakh residents are staying in 56 MHADA colonies in Mumbai. These layouts include Kannamwar Nagar, Tagore Nagar (Vikhroli), Sahakar Nagar (Chembur), and Abhyudaya Nagar (Lalbaug).
The last housing scheme was announced in 2007 but was not of much help and was not implemented properly. The rental housing scheme by MMRDA has been lying aside for a while as it is awaiting final approval from the state CM.
During its launch, a target of 5 lakh units was set for the next five years of size 160 sq ft. The rentals set was around Rs 800 to Rs 1,400 per month for the Mumbaikars with domicile certificates.
By March 2012, location for around 41 projects had been sanctioned and MMRDA had expected about one lakh rental houses in the following years. Out of these, 20 projects received permission to execute the projects.
This scheme has become one of the worst-hit projects of MMRDA as around 5,000 flats have been constructed but none have been allocated.
These 5,000 flats in Thane have been constructed by developers at 17 different sites in the district. Till date, the authority is reluctant to take possession as it still awaits the CM’s approval on the allotment policy.
