Mumbai’s 18,000 ancient buildings to get audit notice by April 10

Mr. Sitaram Kunte, municipal commissioner, of the BMC has given time till 10 April to issue the notices for structural tests to over 18,000 buildings that are more than 30 years old. It is compulsory for the societies to organize a non destructive test before the submission of the structural audit report to the BMC.

In Mumbai, there are 32,429 buildings that are 30 years old. Earlier this year, the BMC had sent notices to 13,779 buildings to organize the structural audits but as there are so many other buildings therefore the new list had to be prepared. After the new list, the BMC is going to send notices to over 18,650 buildings.

As per the notice if the building is more than 30 years old than its owner’s responsibility is to conduct the structural audits. The non destructive test includes taking portion- the core from columns and beams and sending it for testing in a laboratory to check its strength.

A civic official says that the notices will hand over to the secretary, chairman, owners and all tenants of the building.

Shashank Mehendale & Associates, BJ Mehta, Structwel and Retrofit are some of the consultant on the panel.

A civic official also added that the audit will have to be organized by appointing any of these consultants. The audit will be conducted within 30 days from the issuing date of notice.

An official says that the report will be sent to the technical audit committee team. If declared dangerous, the report will be sent to building proposals department. If the building needs to be repaired than the report will be sent to the executive engineer. The BMC has appointed a technical committee for the process.

An official says that if two audits give different results in the report, then the panel will decide the future of building.
