Hello, I think without Completion certificate it is difficult to proceed various paper works such as housing loans and property tax rolling, it is compulsory for the builder to have a completion certificate. The Government has reduced the Infrastructure and Amenities for residential, commercial, technology, special buildings, and group development buildings that are not multi-storeyed and do not have the approval from the Directorate of Town and Country Planning.
Yes, the infrastructure and amenities charges that need to be paid for the regularisation have been reduced by 50 per cent.

Hi, yes The Reserve Bank has passed order to banks to scrap penalty on pre-payment of all retail and small corporate loans and do away with fines for failure to maintain minimum balance. spokesperson said that since these loans are on floating rate of interest there is no justification of pre payment charges.
Hi there is a flip side also as Banks say that there is a cost involved in offering services such as cheque books, ATM transactions and account statements which necessitate minimum balance of Rs 20,000 for corporate accounts and the charges are justified if this min balance is not maintained.

I am one of the happy customers of Pristine Pavilion Phase-I. The construction is progressing quickly and it is going as per the schedule. DRA is an experienced Bangalore based builder so you can rely on them. This project is located right inside Mahindra World City and the best part is it is a freehold property. As an investor, you can expect good rental income and capital appreciation. I have booked 2 bhk for Rs.2850 one year back and now the builder is quoting around Rs.3550. Hi Venu, The flat terrain of Chennai City needs effective Storm Water Drainage System to prevent water stagnation in roads. The terrain of Chennai city is flat and average level of the land in the city is only 2.5m above the Mean Sea Level (MSL). Because of this flat terrain and partial coverage of roads with storm water drains, flooding and water stagnation happens in the city during the monsoons.
Hi All, Residents of TNSCB flats are forced to endure stagnant pools while filling water from three ground-level Sintex water tanks. People residing opposite the flats complain about sewage mixing with drinking water stored in sumps. After making alots of complains to re construct the leaking manual chambers and construct the required sewage lines , still no action has been taken till date .

Hi Sarvanan, As per my knowledge, Madipakkam is a very nice decent residential location. As of now average residential price is around 5500/sq-ft. According to me if you look in to year 2009 , average residential price, you will see the price was 2750/sq-ft. So this difference shows significant improvement in price trend.
Old Authority Apartments inhabited by middle and lower class people are common here. The drainage and sewerage system is well maintained. This locality will however undergo a massive change as developers such as Srivari Constructions, Bhuvaneshwari Constructions and Afraah Building Constructions among others are showing interest in building properties , both residential & commercial.

Actually the possession date is not that far away. They had announced it as Feb 2015, which is coming up right around the corner. The project has been developed by the Shwas Homes pvt ld, who already have a total of 11 completed projects in Kochi and Thrissur, and some more upcoming projects lined up as well.

As per my knowledge, existing rail and road connectivity, upcoming metro rail and expansion of elevated MRTS rail facilities, conversion of ECR into a four-lane highway and the expansion of OMR into six-lane are some of the major factors which will help the growth pattern of South Chennai. The availability of large land parcels in the southern parts of OMR, GST Road and along the outer ring road will play a major role in the future developments in South Chennai.
@ Mr Pavan , While the usual case has been that the rise in realty growth has made a dent on the environment and green cover, South Chennai has also struck a different note here. some of the common mistakes made by almost everyone: 1.Investing in an endowment insurance policy / PPF / FD or RD. The returns would be pathetic and you would have blocked much needed funds to plan for better things in life 2.Buying everything (Bikes, Cars, Home Appliances, iPads, iPhones, ... ) by taking loans. You will keep paying EMIs to repay these loan and may never have any surplus for proper investments. 3. Buying a flat with a huge Home Loan. The EMI’s that you have to pay will ruin your happiness for the next 20-25 years.

Hi Srinivas, Chennai witnessed the launch of various categories of projects, out of which 66 per cent projects were launched in South Chennai, followed by 25 percent in West and 6 percent in Central part of the city.over 80 percent of the new supply in Chennai comprised of small-size projects that had less than 100 units each. This could be due to the fact that Chennai market is essentially driven by the presence of several local developers.
Hi Priya, You are right the residential units in the price range of Rs 40 lakh - Rs 60 lakh has seen rise in demand. The major reason behind this is the reduction in lending rates for home loans, attract buyers into the market.

My comments to replies
I think we should all help government in this matter and must save water for future generation. Recycling water and use it for housekeeping tasks and for farming is the best way to save water.
Apart from that a leaky toilet can waste up to 200 gallons of water a day, so get it fixed immediately. Bathtime has became funtime, we should stop and make it no longer Funtime. It wastes an unnecessary amount of water and using Hot water uses a lot more energy, and it is not always necessary.

Hi, KG Chandra Vista is one of the attractive project in Semmenchery, Chennai South. and project is available in size of 1492 to 2154 and cost is around 72 lakh to 1.2 Cr.
KG Builder is one of the leading builders in Chennai. The project is located in the heart of the city at Old Mahabalipuram Road, Chennai and is a very impressive project. It is well designed and will surely appreciate very well. Water logging is common in some parts of the area, but most of the apartments use rain water harvesting and other such options to control it. It shouldn't be a major problem with KG Chandra vista.

It seems to be a very serious matter and concerned officials must immediately reverse the changes. The circular further mentions that the chief conservator of forests ministry had issued a circular pointing out that the record of rights was being changed even in cases where it did not apply.
Among those petitioner, one belongs to Hillside Residents Welfare Association. HIRWA represented over a 100 housing societies from Mulund and Nahur in the Supreme Court but now the affected societies are being informed that their names will not be inserted in the property card.

My comments to replies
I think government is fully committed in meeting the fiscal deficit targets in order to combine the gains achieved by the implied inflation. RBI Governor Raghuram Rajan had also affirmed that the central bank aims to get the inflation rate down to 5% by the end of fiscal 2016-17.
RBI's move to cut repo rate by 50 bps to 6.75% is likely to have a positive impact on the rate-sensitive stocks such as auto, banking, realty and consumer durables. I believe that sectors such as housing finance, consumer lending and private banks will do well over the next few quarters. It might take a while for the investment cycle to pick up since that is also a function of government reforms.

Q: We had purchased one unit in Tower 6 already and went to visit our property today. We have already taken care of the payments and wanted to plan the closing. We went there at 5.15pm, but were treated like some unwelcome people, and sent back at the gate, saying the office closed at 5pm. Is this the way to treat a buyer? I wish someone had guided us with some basic information and a plan to meet them the next time - instead we were disrespectfully sent away. The receptionist there (Mr.Mohan) and his boss (Ms.Devyani) went to the extent of saying you can go and complain wherever you want. I am guessing they are used to treating clients rudely so they could not see the difference. We were shocked by this experience. It is a shame and really wish people learn to respect people. They could have been gentle with us and we would have become proud members of the community and referred more people. Instead this incident left a very bad taste with us. Really wish we were not associated with such an organization. Khatheja B.

Hi, Last weekend we have visited Bella Vista with an open mind. We liked the location, amenities and floor plan, ended up booking a flat there. We heard good feedback about Prestige as a builder, so builder wise we felt comfortable. I observe a few advantages over Grande: larger open area & more amenities, better finish in my opinion compared to Olympia, no worries regarding possible leather factories etc, closer to key Chennai areas and good hospitals nearby. However, Grande has much better train/road connectivity, easy OMR access so possibly higher rent, best access to airport.
One of the disadvantages of BV is lack of train connectivity..Proposed metro link is there but some litigation to start project. Prestige Bella Vista has been approved by the CMDA. Yes, Prestige Bella Vista has been approved by all leading HFIs.

@ Srinavas, I think you can also try S & S as its much before Iyyanpanthangal and is similar price. Plus it is very near to Ramapuram and Arcot Road which are buzzing neighborhoods. Select those area which proper water and drainage system and connectivity..
