Hi Sufia, Delhi Development Authority (DDA) is going to develop about 20 lakh residential units on the outskirts of the Capital on 24,000 hectares of land offering world-class infrastructure. The housing authority will be implementing this gigantic land pooling policy under the supervision of Union Ministry of Urban Development in the coming two months.
Hi Guys, According to the projections in the master plan, nearly 24 lakh residential units are required for an estimated 23 million people by 2021. The land pooling policy was proposed in the new master plan only to fill the huge gap of residential requirements. This will replace the present model of acquiring and disposal of land by the DDA.

People want to register there property need not run from office to office for registration. This easy process will people to register their property quickly with out any glitch.
@ Akash, An agreement to sell in respect of immovable property is covered under section 17(1-A) of the Registration Act and is a valid document to be registered if so desired by the parties and as such all these documents cannot be refused by sub-registrar. The order also clarifies that the law makes provision for compulsory registration of builder-buyer agreement or collaboration agreement to develop or construct a property afresh.

Q: Buyers are not aware of their rights in cases of project being delayed by builders. If some one buying any ongoing project & the possession got delayed then what a buyer should do ?
My comments to replies
Hi Tushar, As per my knowledge, recently, CREDAI recommend strongly to developers in the NCR to complete their existing projects before starting new ones. Definitely it is a good step taken by CREDAI. Perhaps, the developer fellowship needs to take the indication. Till that happens, buyers need to be aware of their rights.
Hi Tushar, According to me,if a project is delayed, surely there is more than one buyer involved. Try getting together with local action groups that have a common goal. Also, try to understand the stage of construction at which you chose to get in. Was it the Pre launch stage when you put in your money and the approvals had not come? You should be careful about that.
20th November 2014
Hi Tushar, As per mu knowledge, check for building by-laws in the area to verify any issue with setback, side setback and height. Confirm with the builder the finance related issues like transfer fees, stamp duty and registration charges to be paid on purchase of the property as well as outgoings to be paid for the property. This will help you to manage your budget.

My comments to replies
Hey Raj, A high rise apartment is a tall or multi-storied building having lifts, however different bodies have characterized the term high rise in an unexpected way. For example, the International Conference on Fire Safety in High-Rise Buildings cynically characterized a high-rise as a structure where the height can genuinely affect evacuation.
@ Raj, As per me, high-rises buildings can posture genuine issues to both firefighters and tenants, particularly in more established buildings that don't have the advantages of advanced building outline, HVAC frameworks, fire sprinkler framework and stairwell and properly oversaw lift clearing conventions.

It all depends on the concept of the project. Now a days end users are getting more attracted towards concept homes.
Hi Jeet, Smart Homes, with home automation are also sometimes seen as Concept Homes. Generally, Smart Homes imply the use of innovative technology within a house. Home automation, light sensors and hi-tech security, remotely observe and control and others are some of the key features. Whereas, Concept Homes follow a particular theme and are centered around it. Hi Mr Akash, Refinancing your home loan essentially means that you pay out your existing home loan before its tenure and replace it with a new one. It is an excellent tool to manage your debt load, reduce your financial stress while saving your money. It also ensures that you are not bound to one financial institution for the entire tenure of the loan.
In my point of view, another situation is you many also want to opt for refinancing when you have a change in your income – either an upward increase to a lower revision. Or If current interest rates are substantially lower than what you pay on your existing fixed home loan, then refinancing your loan would be a wise financial decision for you.

Hi James, Now a days many investors & home buyers are confused where to invest? Investment purpose only to gain handsome return. So what to do? Where to invest ? These are some common questions in their mind. As always, location plays an important role. This means that the rental market for such a property diminish gradually.
Hi , According to me, if we set the considerations of location, ticket size and potential rental yield aside, the primary advantage of investing in a bungalow rather than a flat is that one secures more land. In any location, it is the value of land which determines the value of built-up property.

Q: Circle rate is the minimum value at which the sale or transfer of a plot, built-up house, apartment or a commercial property can take place.

My comments to replies
Hi Suhail, Circle rates are the base power characterized costs at which a property deal or exchange could be possible between two gatherings, furthermore focus the related stamp obligation and enlistment charges to be paid for such an exchange. This is the floor cost, and the real exchange cost can be higher than this, subsequent in higher stamp obligation to be paid out.
@ Mr Suhail, According as far as anyone is concerned, the business sector rate can never be beneath the circle rate, an altogether higher distinction between them demonstrates a slack between business execution and the power's perspective of it. This is the explanation behind dark cash exchanges in the Indian land space. The raise will antagonistically affect the property showcase as circle rates in a few provinces give off an impression of being higher than the real market rates.

Hi Guys, In my point of view, this will help in checking the delay in development of infrastructure projects. This new order will finally replace the law that had hindered manufacturing and constrained the economic growth of the country and will allow companies to buy land effortlessly. This might also recover the hundreds of billions of dollars stuck in stalled projects.
Hi Guys, According to me, it is a welcome move. Such amendments always help in correcting some irregularities with bills. This can also mean that the government will be careful that it does not acquire more land than what is required. Private real estate experts must also be consulted and the process should have a timeline. Government can take help of the National Buildings Construction Corporation Ltd (NBCC) or Engineers India Ltd (EIL) to implement the process. Along with this, the government should also work towards a single window clearance.

HI Sufia, As per different sources, the government initiated land acquisition under a law which was due to be replaced the very next day. We got notices dated December 31, 2013 whereas the Land Acquisition, Rehabilitation and Resettlement Act, 2013 came into effect on January 1, 2014. The Hooda government didn't even issue any newspaper advertisements while issuing Section 4 notices. Later, we learned through an RTI application that a newspaper advertisement was released on September 5, 2014
Hi , Some people are saying it is a good initiative taken by govt. As per govt authority, the acquisition will not be withdrawn as the process has already started. The state will develop residential sectors in this area. As far as the issue of Section 4 notices on the last day is concerned, it was legally tenable. There was nothing wrong.

Hi , As per different sources, in July-September, the Delhi NCR saw the launch of only 4,500 units which is less than half of what was seen in same period in 2013. A lot has happened in the Indian economy in past few months. Developers have been facing delay in approval and clearances, which could be a possible reason behind this slowdown.
@ Neha, As per my knowledge, the priority here is to reinvigorate demand. Suggesting a way out . A demand for encouraging policy or slight dip in interest rates can boost realty in Delhi-NCR region in future and then we could see new launches happening.

Q: I want to buy a property? Do you think budget 2015 will introduce interest cut on home loans?

My comments to replies
Hi Guys, As per my knowledge, corporate houses want the minimum alternative tax to be cut from 18.5% to 15%. Real estate developers don't want to be taxed for unsold flats. Knowledge economy companies want stock options to be treated as a deductible business expense. Crude oil prices have fallen and fuel prices have come down. But taxi and auto fares have gone up compared to last year
In my point of view, Section 54EC has specified the investments through which one can save long term capital gains tax. But the problem is that they are all debt products and are issued only by a few infrastructure finance companies such as REC, NABARD, NHAI and NHB. A few years ago, one could invest in mutual funds as well to claim the benefit under Section 54EC. This benefit should be restored. Allowing mutual funds into this list will channelise long-term money into the equity markets

Q: Why real estate is a good method for investment ?

My comments to replies
Hi Guys, But in my point of view , you can expect handsome return in real estate investment. Real estate returns have been higher than other investment options, at least in the long term . In fact, if we compare the returns in gold investment and real estate in the last one year, appreciation has been better in the latter. Between September 2013 and November 2014, BSE Realty Index generated 44 per cent returns as compared to gold, which dipped 14 per cent .
@ Mr Hitesh , In my point of view, NDA government seems focused on re-vitalising the Indian real estate sector by bettering existing regulatory framework which may lead to phenomenal growth. With real estate (regulation and development) bill likely to be implemented soon, the transparency in transactions is expected to improve in future. In addition, regulatory reforms such as relaxation in FDI norms and finalisation of REITs guidelines will help the Indian real estate sector become more organised and attract global investments, aiding growth in future.

As per sources, the real issue is the incentives offered for the creation of mass housing. Even, if it requires some policy changes that will make the cost of funding lower for affordable housing, it would be worth it. Promoting rental housing is another significant issue to be addressed in the upcoming union budget. Of course, complete pass-through status to Real Estate Investment Trusts (REITs) is equally critical for the turnaround of the sector.
Hi Vikash , Budget expectations are many like interest rate has to reduce, employment has to increase, implementation of 7th pay commission is needed, good and multiple connectivity of cities is required, single window clearance system has to be granted for businesses, corruption must be curbed, P GST has to be implemented and stalled large infra projects have to restart.

Hi Mr Akash, According to me, the nearby localities include Indira Park, Shankar Garden, Jeevan Park, Om Vihar, Mahindra Park, Bindapur, Vikaspuri and Dwarka Sector-3. The locality is connected to different parts of the NCR. For instance, there is direct connectivity to Noida through the metro. Also, it takes just 30 minutes drive to Gurgaon and 20 minutes to the airport.
Hi All, If you will notice in year 2009 , the average residential price of this location was 2950/sq-ft. After many ups & downs , in year 2015 Jan this average price has touched around 5650/sq-ft. There is no doubt that Uttam Nagar real estate market is soon going to see sunny days as far as infrastructural development is concerned. However, it would be a matter of wait and watch whether legalising the area would take away its affordability or will create an opportunity for the deprived class to own a home in one of the well connected localities of the city.

In addition to this, AAP is also promoting their vision to make Delhi a solar city through which they are also promising extra income by selling generated electricity to the grid.
Hi Guys, As 'Swacch Bharat' mission is picking up pace across India, the political parties in Delhi seem to use the concept for luring voters. Promising proper sewage system, zero drainage problems, toilet for each home as well as in common market places are some of the vows that leaders are making to impress voters. While Congress pledged more and more green buildings, AAP promised waste management and banning of plastic bags. Expected Impact of “Clean Delhi” in coming years : Delhi will be cleaner & greener.

Q: What are precautions to be taken while investing in property ?

My comments to replies
Hi Raj , As per my understanding, where an NRI buys and later settles down also depends on where he/she grew up and the current set of friends he has. Before investing in property it is absolutely essential that NRIs do a self-analysis on why they are investing.
According to me, it is alright to say I want to buy now in an area (in the identified city) with an eye to maybe settle down and live there about a decade later. But what often happens is that clients often invest in a project assuming it will be habitable in a couple of years. If that is what you want say it, so the consultant can keep this in mind when going property hunting for you.

Hi Bhuvan , As per development authority & higher officials , work on the Integrated Industrial Township in Greater Noida is also progressing and some of the work will be bid out by the end of March. A fifth project is the Global City near Gurgaon where the master plan is being prepared. DMICDC is keen that the trunk infrastructure in these three cities is ready over the next three years so that work on commercial projects and factories can commence, followed by residential properties. The government is hoping that the private sector will take over once the core infrastructure is in place.
@ Bhuvan , In my point of view , although the government is targeting 100 smart cities, a lot of them will be retrofitting or upgrading of existing ones, while the proposed cities along with the industrial corridor are greenfield projects. In India, only a handful of new cities have been built post-independence which includes Chandigarh, Gandhinagar and, recently, Naya Raipur.

Another major thigh to remember is the buyer would deduct the TDS and pay only the balance sum. If you are a resident then TDS would be one per cent. However, if you are a non-resident then the TDS would be 20 per cent (if property is long term capital asset for you) or 30 per cent (if it is short term, i.e. period of holding is up to three years) of the sale value unless you/buyer obtains a certificate from the income tax department for lower deduction of the tax.
If the property is a long term capital asset, it could help if you sell the property after March 31 as you would get indexation benefit of one more year. One will have to discharge the income tax liability on the gains arising from the sale of the house. The rate of tax would be 20 per cent, plus surcharge and education cess as applicable, on the amount of gain if the property is held for more than three years. If the property is held for lesser period the gains would be taxed as per the tax slab applicable to you. However, it is advisable that you take profession advice to minimize your tax burden. This is my advice to those who doesn't know about tax benefit by property investment.

Hi, The Budget 2015 has been discharged within which several tax laws connected proposals were created by the finance minister. Some realty trade participants are in their favour and a few feel they'll impact the property buyers pocket. These embody, termination of wealth tax, additional deduction u/ 80CCD of Rs 50,000 (this is over and above the Rs 150,000 deduction available) on NPS contributions, company tax rate to be reduced to 25 per cent over next 4 years from the current 30 per cent, increase in commission tax to 14 per cent from 12.36 per cent.
Hi, As per my knowledge, one consumer can further claim deduction for the housing Loan interest, that paid up to Rs 20,0000 in case of self occupied property and the full interest deduction for a rented property. So pr-paying the housing loan is more of a financial decision base on whether you cost of housing loan post the tax benefits is more that what is your opportunity cost (post tax) if you invest the amount somewhere else instead of prepaying.

Hi Guys, According to me, a TOD zone will come up on the lines of a western city, where setbacks and boundary walls around buildings won't be allowed. By disallowing boundary walls, planners hope to improve ground visibility and avoid segregated alleys and corners considered unsafe for women. Water will be recycled and, because of the high-density of people living on less land, areas around will be set free for purposes of recreation or creation of more colleges and hospitals.

Q: Why property brokers are shutting down their business in Gurgaon & Noida ?
My comments to replies
Hi Mr Tushar, Generation in variety of brokers within the market and delay in project completion are the 2 major factors stopping payments of brokers. Developers do not care as they need several choices to travel to within the market. The commission payment time that was around twelve months earlier has gone up to twenty four months currently for the corporate. Brokers are receiving the money for the work wiped out 2012 currently.
@ Tushar, It is true that, anyone can become a broker these days, while not correct certification for the duty. This results in them obtaining mislead by builders. The tight condition of the builders for commission payment delays. Builders are currently selling 100 flats per month, against 500-600 flats they sold-out during a smart market.

Q: What is the impact of land acquisition bill past by central govt in year 2015 ?
Syed Pasha

My comments to replies
Hi Mr Syed, Removal of consent clause in 5 areas: The ordinance removes the consent clause for getting land for 5 areas - industrial corridors, public personal partnership comes, rural infrastructure, affordable housing and defence. The ordinance conjointly exempts comes in these 5 areas from Social Impact Assessment and acquisition of irrigated multi-cropped land and different agricultural land, that earlier couldn't be nonheritable on the far side an exact limit.
@ Syed, Accordig to source, Word 'private company' replaced with 'private entity': whereas the Act 2013 explicit that the land will be nonheritable for private company, the ordinance replaced it with private entity. A personal entity is Associate in Nursing entity aside from a government entity, and will embody a proprietary, partnership, company, corporation, non-profit organisation, or different entity underneath the other law.

Hi Gautam , According to me, a consent to offer in appreciation of immovable property is secured under Section 17 (1-A) of the Registration Act and is a substantial report to be enlisted if so fancied by the gatherings and thusly all these archives can't be declined by Sub-Registrar. The Delhi government has lifted confinement marked down of leasehold properties. This is a positive choice that will advantage property holders and the land area in a major manner.
@ Gautam Das, In my point of view, holders in the NCR will now have the capacity to offer their properties effortlessly. Property managers in ranges like Rohini, Vasant Kunj, Dwarka, Janakpuri, and so forth, were holding up for such an approach for a long time now.The government's choice may additionally fuel value acceleration of properties. The evacuation of these restric tions will open different parkways for the part and bring the buy and offer of leasehold properties into impact with the business sector prone to see an increment in deals.

According to me, interest has never truly dropped in Dwarka. However, developers, especially investors, were thinking that it hard to hold the costs of units by them as property buyers were not preferring to buy. For those looking to leave the business, bringing down costs was the main choice. Case in point, builders as of late sold unit for Rs 95 lakh which was at first quoted at Rs 1.2 crore.
@ MR DAS, According to the realty experts in the region, the greatest interest is being seen for 2 and 3BHK units. This implies amplifying your investment plan marginally may very well get you a 3BHK in Dwarka. In any case, you truly need to do your analysis and be quick to conclude the arrangement. As businesses are now enhancing, costs are required to rise. With Gurgaon being significantly more extravagant, Dwarka is never out of interest.

Hi Pranab, Presently, the indications of redress are starting to show in Mumbai too. While the value weight is very little in the city's western rural areas because of no additional supply, property costs in focal Mumbai, particularly in Worli and Parel territories, are confronting weight.
@ Pranab, In my perspective, builders/developers are not cutting the rack rates, however are putting forth freebies like blaze deals, alluring installment arrangements, free stopping, free stamp obligation and enlistment, low enthusiasm on advances, and so on. They are likewise offering a value rebate to mass purchasers who can deal.

Hi Guys, As per my opinion, sellers ought not make a big deal about the 5-10% rebate and let go of the property. This misfortune can be recovered in a year's chance from safe instruments, for example, bank altered stores. Otherwise they may be compelled to hold for 4-5 years to get the same cost.

"There's cash in the framework. Heavenly comes back from stock exchange and an exponential ascent in e-trade and back end organizations will enhance home deals in times to come.

Q: Experts believe that to overcome from current market ease off, the NCR builder & developers ought to see more affordable housing projects and better financing modalities.

My comments to replies
Hi Mr James, As per my insight, the National Capital Region includes Delhi, New Delhi, urban communities encompassing them in Haryana, Uttar Pradesh and Rajasthan. Its compass incorporates the Haryana Sub-Region with Faridabad and Gurgaon, which are the two most unmistakable regions here, with a ton of guarantee. At that point there is the UP sub-district that incorporates Ghaziabad, the Rajasthan sub-area and now UP needs Aligarh, Mathura and Agra to be incorporated in the NCR locale. The National Capital Region is the nation's biggest residential property market.
Hi Guys, As per the report, new projects and launched declined by 24 per cent, from 95,678 units in 2013 to 73,143 units in 2014. With a gigantic overabundance of 1.9 lakh units unsold, the excess could take developers years to clear and the oversupply is a stressing truth. The performance by NCR has been its most exceedingly awful in years. Numerous reasons are ascribed to such an awful performance. For one, 2015 is a year of recuperation from the absence of changes by the Congress government and this restoration has come later than anticipated. High premium rates keep on cutting down resolve and conclusion among home purchasers and investors.

3. Necessary Approvals by Local Body: Verify whether the plot or the entire layout has been approved by the City Development Corporation and the local body. For instance, in Bangalore the key authorities are BBMP and BDA. Ask for the necessary approval documents and if possible get it verified by a lawyer. In case of a large layout where builder plans to develop the plot, ensure that the planning permission and building approval has been obtained from the City Development Corporation. 4. Release Certificate: In some cases, the land may have been pledged to obtain a bank loan. In such a scenario, you will have to get a release certificate from the bank, which ensures that the loan on the land has been completely repaid. But if there are more than one owner, do take the certificate from all the people involved.3. Key document that you must check before buying a plot.... 1. Verify Title Deed: Check whether the seller has a right over the property. The first step is to see the title deed of the land which you are going to buy. Confirm whether the land is in the name of the seller and that the full right to sell the land lies with him and no other person. It is always better to get the original deed examined by a reputed lawyer. 2. Check Encumbrance Certificate: Before buying a plot, it is important to confirm that the land is free from legal dues. For this, check Encumbrance Certificate for at least 30 years. Given at the Sub-registrar's office, this states that the said land does not have any legal dues and complaints.Key document that you must check before buying a plot.... 1.
