@ Raj Roy, Government authority and financial institutions like private banks as a rule request 10-15 years of encumbrance. But you can ask for up to 30 years encumbrance certificate to be checked. If you have doubts, you can take a Possession Certificate of the ownership for the particular area, which is accessible from the village office.

Hi, M2K Group is good company in terms of construction and delivering the project. Price per sq f is different for 3 and 4 bhks . For 3 bhks they are quoting Rs 2000 per sq ft and for 4 bhk they are quoting Rs 3450 per sq ft.

Amrapali Centurain is a very old project in Noida Extension,. It launched with a per square feet price of Rs. 1500/- but now they are quoting Rs. 3200/- all inclusive although you can get a corporate discount if you book within this month.

Hi, James, Noida extension is such a area, which was once full of disputes.. After the HC order came in, all the halted projected started their constructions. Now, the question is... if we try to invest in here, which will be goo. In my terms, investment is always good for plots. Plot's price always go up. Especially in a area like Noida Extension, where land disputes are still on... investment in a plot will fetch you good returns .:)

Hmm, thats interesting, now, see plots have a price range of Rs 17000 sq yard... within next year or so it will become around Rs 25000 per sq yard. Now a plot you can just keep it like that without any further investment, whereas in apartment you have to invest in more... in terms of maintenance fee and all ..
So are you telling i will get more benefit in plots than apartments?? how ?? apartments also give good future returns.,, even projects have early possession... i can buy and resale them...

Hi, Guys i Agree with Akash, that plot investment in Noida extension is much easy.. because Noida extension always have a fight with the land approval... hence if you invest in apartments the project might get paused or stopped or even stopped, hence taking out money and then selling the unit will be hard... for a plot the more you wait the more benefit you get.

The issue is , now the developers are trying to get the land from farmers. And for permision they are going to any extent. Now the issue arises is that , for the farmers to give land, they need proper compensation, developers refuses to give. hence a circle of problem are arising in the real estate market. which is directly effecting the price to go up.
The resultant shortage of land where apartments, offices and shops can be built inflates prices. Today, as demand starts to weaken across property markets countrywide, we need to think of ways to build really affordable real estate.

Exactly after the huge problem of land the region which was witnessing huge real estate demand, had come under threat in May 2011, when Allahabad High Court had directed to stop all construction activities due to allegations from farmers, who were the original land owners. Around 50 residential projects worth Rs 37,500 crore were halted following the court order. In August 2011, Patwari villagers agreed to an additional compensation of Rs 550 per square metre (earlier, in 2008, the farmers sold the land at Rs 850 per sq m). But other villagers did not agree to this rate and had demanded for market value for their land chunks. Land price per sq m during that time in Noida was about Rs 70,000 per sq m while the farmers in nearby Noida Extension had only got Rs 850 per sq m.
Guys i don't think so, then why do you feel the builder are still investing in this area??The real estate in Greater Noida West picked up speed after the Supreme Court judgement. The projects in Greater Noida West witnessed over 30 percent appreciation in the last two quarters of 2012. Moreover Sector 2 has the best locational advantage… I understand the fact that it needs time to grow , but we are talking about future...so lets focus on that.

Yes Hitesh, there were land acquisition issues and due to that project was stalled in 2002. The Public Works Department said the bypass will begin from the Ring Road near the DND flyover loop and end at a point near the Badarpur border.

well this translates to a buyer paying an extra amount of Rs. 70-100 per sqr mtrs in Greater Noida and the Noida rates are yet to be finalised. A flat owner of 1000 sqr ft area house in Greater Noida will have to pay Rs. 55-60, 000 or more on possession.

As far as I know the booking is open for Phase I which will have 780 apartments. The project is around 14 kms from KR Puram Railway Station.
The project will have 2 Phases and 4 Blocks. Phase I will have 2 blocks and 4 towers ( G+9, G+11, G+13, G+26). All the 4 towers will have 4 clubhouses. Phase I will take 3 years time for completion and booking amount they are asking is Rs 2 lacs.

Hi Mr James, As per my knowledge, Carpet Area is the area enclosed within the walls, actual area to lay the carpet. This area does not include the thickness of the inner walls. It is the actual used area of an apartment/office unit/showroom etc. Built up Area is the carpet area plus the thickness of outer walls and the balcony.

Hi Guys, As per recent news, 152 premium apartments are set to auction in commonwealth games village as per Delhi Development authority. Electronic auction will be conducted by land owning agency & they have already fixed 3BHK unit price around 7crore. So the authority is planning for 1000 crore earn over from this sale.
Hi Raj Roy, That is right Mr Raj. I heard last time about this auction in year 2012. They were unable to do the auction as DDA had taken 60flats for official housing purpose. So this was the reason DDA postponed the auction. So as per the vice chairman of DDA, from year 2012 government didn't plan for the auction again, so DDA is going to remind current government whether they still want or not. If government will not respond ,then DDA will conduct the auction.

Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Himangi, But now the question is ,can a consumer get his or her money back with compensation? Then answer is YES. Refunds can be claimed if a project is delayed beyond the period stipulated in the agreement. You(buyer) can file a case in the Consumer Disputes Redressal commissions at the district, state and national levels.

Q: Easy process taken by DDA to reduce confusion among property Buyer & Seller.

Hi Akash, Delhi government has taken this new step to easy the property registration process. This process with not include any kind of property mafias or litigation. People want to register there property need not run from office to office for registration. This easy process will people to register their property quickly with out any glitch.
Hi Akash, As per my knowledge, from now on , buyers and developers found executing illegal documents to evade stamp duty will be liable for penalty up to 10 times of the applicable stamp duty on registration and also imprisonment. There are plans to issue advisories and a drive to build awareness among buyers.

Hi Tushar, As per my knowledge, recently, CREDAI recommend strongly to developers in the NCR to complete their existing projects before starting new ones. Definitely it is a good step taken by CREDAI. Perhaps, the developer fellowship needs to take the indication. Till that happens, buyers need to be aware of their rights.
Hi Tushar, According to me,buyer should send the developers a legal notice. On 19th May, 2014 the Competition Appellate Tribunal upheld the 2011 order of the Competition Commission of India holding a reputed developer guilty of abusing its dominant market position with regard to a residential society in Gurgaon.

Hi Akash, I agreed with Mr Raj. As per my knowledge, the farmers in this villages have withdrawn their cases, which were pending in Allahabad High Court. The farmers in written have promised to not to move against YEIDA in court. YEIDA Authority have issued compensation to these farmers.

However, buyers around the country are still showing caution about possible danger of taking that final step towards buying a property. Many are still warming the fences in anticipation of a further correction in prices.
@ Tushar, Yes Richa you are absolutely right. In my point of view, this is probably the best time to get something that suits your current needs, if not something aspirational. To sell off the built inventory, developers are creating tailor-made schemes for end users. These schemes would not be available once the existing inventory is sold. So, this is actually a limited period offer.

Hi Sufia, Nearly 1,500 plot holders in Sector 52 feel relief as HUDA administrator ordered immediate refund of dues to them in compliance with a directive by the Punjab and Haryana high court in July 2014. The high court had reduced the enhancement amount paid by the 1,485 plot holders to Rs 1,870.69 per sq yard, telling HUDA to pay back the remaining amount.
Hi , sufia, The plot holders, who had been struggling for more than a year to get the refund of the excess amount paid to HUDA, said now HUDA will have to pay Rs 250 crore in all. The allottees had met the estate officer and other staff in the HUDA office in Sector 56 many a time, but to no avail. Their wait finally came to an end when they met HUDA Authority on Thursday.

Hi Sufia, Delhi-Amritsar National Highway 1 will be completed by May next year as the contractor has started construction work on the remaining portion of the highway. The 470 km long Amritsar-Delhi national highway would be completed by May 15 next year except for a 20 km stretch which would be finished by March 2016. Definitely this road will have positive impact on Delhi real estate market as well as connectivity between Amritsar to Delhi.
Hi Sufia, Speaking about the National Highways network in Punjab, National Highways Authority said construction work on the Dera Bassi flyover has started and is expected to cost Rs 130 crore. Authority said the work on six km stretch of Ludhiana-Ferozepur road has also been initiated and the remaining 6 km stretch between Ludhiana- Chandigarh would be completed by February 15 next year.

Hi Mr Tushar, Facing criticism for inordinate delay in the completion of Western Peripheral Expressway (WPE) or KMP expressway, which is one half of the ring bypass around Delhi, Haryana government on Monday made a commitment to the Center to find a solution to the stalled project in the next one month.
Authority added one option discussed was to take over the project and build it with government funding. The toll amount that would be collected can be used to pay back to the banks. Even if the banks would have brought in a new concessionaire, which they are entitled to in a PPP project, they would have got the revenue from toll collection.

Hi Sufia, According to survey report, about 88.64% of the total households in Delhi are living in the houses, which are used strictly for the residential purposes and 11% are living in the buildings which are residential-cum-commercial. Even as space constraints are on the rise, about 51.11% (20.18 lakh) of the total families are still living in independent house.

Q: I saw in news , the Cabinet extended the cut-off date to be eligible for regularization from March 2002 to June 2014. Can anyone give clear idea about this?

Hi Mr Akash, As per Urban Development Minister, we took this matter to Cabinet after holding rounds of meetings with DDA, Lt Governor, Delhi government, MPs from Delhi and three municipal corporations. I also held meeting with law secretary and UD secretary prior to firming up this proposal. First, we gave three years' protection to all such colonies from demolition and sealing. Then we got Cabinet approval to regularize them. It will take some time for regularization, but we will do it.
Hi Akash, On how long it will take for these colonies to get the legal tag, Naidu said it will be done much before the deadline. Responding to how this decision is different from the UPA government's move of June 2012. That did not have the Cabinet backing and so no further steps could be taken. We have got all the necessary approvals to prepare the plan for regularizing the colonies. Regularization and planned development of these colonies are practical solutions since poor people who are already living in such blocks cannot be removed.

Apart from the transaction details, in addition to the basic information of the buyer and seller, the buyer is required to furnish the copies of PAN of both buyer and seller at the time of filling the Form 26QB. A bank challan along with the Form 26QB is required for depositing TDS through offline method at authorised bank branches.

HI Guys, As per local people, when they received notices under Section 6 of the old law issued on January 2, they were taken aback. The Section 6 notice is a step ahead of Section 4 notice. We met chief minister Khattar to register our protest. He gave us time, but no commitment.
@ Sufia, The new law, the land owners said, will make them eligible for compensation of around Rs 2 crore per acre and 20% of the developed land. On the other hand, the British-era law granted nearly half of the compensation and no rights in developed land whatsoever.

We have already appointed a management consultant and on January 15 we are calling in the architect for the design. We are also in talks with the banks to see if reverse mortgaging facility could be allowed to them. Hi Mr Raj, In my point of view, currently, privately owned land is more in Delhi which is not enough to meet the demand. Hence, it has become important that new areas be opened up. This policy will solve the acute shortage of land in Delhi and make the capital a world class and sustainable city.
@ Amit, Over 20,000 hectare is expected to be urbanized under the Land Pooling Policy (LPP) for which the authority plans to work hand in hand with private developers and experts. Half of this land (around 10,000 hectare) will be kept by the authority to develop the civic infrastructure and EWS housing and the rest will be used for residential and commercial purposes. The authority is also working towards enhancing the existing residential areas of Dwarka, Rohini Phase III, IV & V and Narela.

These three authorities are also preparing for four new urban township alongside Mathura, Agra, Aligarh and Hathras. Out of these four township, two will be developed at Raya & Tappal . About rest two township, locations are yet to be conformed.

Builder quoted price is around 4500/sq-ft. This project is located in one of the decent most preferred investment location. It is expected that possession of this project will be in 2021 December.
Currently booking is going on. This project will have G+18 floors in around 8acres of land. As of now land pooling is going on. Once the pooling will complete, then builder will start construction. Mr James is saying, construction work will start in 2017 (that too is not certain) and delivery in 2021. Even land pooling hasn't finished yet and land is not final. That means there is nothing on ground, everything is on paper.
Hi Vinod, Like you said, currently land pooling is going on. But there must be some time period for this. And yes everything is on paper. DDA has taken this initiative of land pooling, so that in future there will be no land litigation. So that there will be no dispute between builder & buyer. Definitely it will take some time. Once land pooling is done, builder will begin the construction.

Hi Raj, You asked a nice question. Definitely before buying a property ,you must know the advantages & disadvantages of it. Well, what to buy & why 1BHK not 2BHK a common problem now a days, specially with first time buyers. So in my opinion, before buying property, know your requirement first. Like why are you buying this?for renting or staying life time? How many members will stay? After marriage when you will kid, for that you have to think. These are basic things if you will know ,then you will find out a perfect BHK for you.
According to me, advantages of buying 1BHK - affordable, small size, low cost, maintenance easy because of small space. 1BHK apartments are easily available in everywhere. You can say out of 10 projects definitely 7 project will have 1BHK with other configuration. Even most of the builders prefer 1BHK units, because it is easy to sell. In some areas, people are crazy to buy 1BHK apartment.

Hi Subho, As per my knowledge, the difference between the freehold & leasehold property is the ownership and control of land. As the proprietor, you can basically do what you wish with your home gave you keep within planning rules. In leasehold; the ownership is given by the govt for residency of 99 years. It is conceivable to extend the leasehold to up to 999 years, if owner wishes to augment the lease.
@ Subho, In my opinion, suppose you have bought a freehold property then you possess the land it is based on as well as the house. In the event of flats, the owner of the house turns into a shareholder in the property. You can live there for whatever length of time that you desire.

Right Ramesk, Some of these points are tricks played by agents, and some points are suggestions on what you should do when you meet a builder, broker, agent or sales executive who is showing you or explaining about a project. 1) They create artificial scarcity and try to rush you, 2) Don't show the eagerness to buy, 3) do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat, 4) don't feel shy about asking legal documents, 5) Say that you are seeing other nearby projects as well, 6) Dont be tempted with awesome deals and discounts, they are well designed, 7) Ask which all banks have approved the project, 8) Don't get over obsessed with the upcoming infrastructure.
Yes Diwakar, If you are getting an email from the builders with the list of available flats, area, price per square feet and final price of the flat. You will find out that around 90% of them were marked as "SOLD" or "BOOKED" . This is nothing but artificial scarcity which try to rush you. You had no way to verify if they were really sold or booked by someone. You just had to believe on what the excel sheet told you. This will create a sense of emergency. Almost 80% of the time, this is artificially created by the sales executives.

Attibele is a panchayat town in Anekal taluk, Bangalore. The Karnataka-Tamil Nadu border is also settled in this locality which is marked by an arch. It is 32 km from Bangalore and 8 km from Hosur on NH 7. The place is well connected by both KSRTC and BMTC buses. Attibele is home for most manufacturing and textile industries. The real estate market here has been blooming slowly and steadily.

Now i understand. And because of that Mumbai managed to sell 16990 units under new launches or in primary market in the last 4-qtrs ending September 30 as against 13290 apartments in the previous 4-qtrs.

It is a clear cut order by SC and asked pollution control boards to consider surprise checks on building sites to check dust related pollution levels during construction work. And if the builders fail to keep pollution levels at the minimum charges a penalty of Rs.50000 a day.
Hi Pranab, In this way they could stop the pollution level in the state as well. A bench comprising Chief Justice of India TS Thakur and R Bhanumathi also suggested that the government phase out all diesel vehicles which are more than 5 yrs old.

Yes, the judgement made it clear that since 4 months delay in issuing allotment letter is clearly reason to the opposite parties, in all fairness, 24 months period for possession has to be computed from December 3, 2011, when the complainants signed the allotment agreement and submitted the same to the opposite parties on the same day.
Generally after collecting heavy sums, the builder postpones the execution of the buyers agreement to pocket interest on the amount. Since only the buyers agreement specifies the date of possession, the same is heavily delayed as a consequence of delayed execution of the agreement.

Hi Kamal, No need to worry about price appreciation. I have booked my flat at the rate of 5130/sq-ft. and i am sure that after possession, price will be in the range of 5500-6000/sq-ft. If you compare with rest of 7X project.. Gaur sports wood is still at best. I would ask you if you were given money say 100 crores at the annual rate of 1.8% per annum what would you do and would you like to return the money at the earliest possible or continue to pay the interest

I am agree with Lalit. You may complain against him to consumer redressal forum where he will be asked to pay damages to you for the delay if proved. You may also serve a notice on him to do so failing which you may appeal for him for specific performance in a court of Competent Jurisdiction asking him to honor the word of the agreement. But if he has a genuine cause to explain such delay for example government policy change, or unforeseeable bad whether and such then the chances for having to pay damages is minimal.I am agree with Lalit.
