My lawyer is saying- since the property is an SC/ST Land, the builder should provide a document which proves that the land has never been granted by Government. But they are not co-operating in this regard. Does anyone verified on this aspect?
If the property is a goverment granted SC/ST Land then it cannot be sold without prior approval from Government authorities. And no such document is there. If we purchase this then in future we might face issues as per PTCL Act, 1978. Please check and respond.

Hi.. in almost all states, there is a restriction on transfer of immovable property of SC/ST to non-SC/ST persons, but such restriction is not absolute. Has anyone booked a 2 or 3 BHK apartment in Ozone? I visited last week and the quotation is 2990/Sqft, with a premi payment option by the builder to the bank till possession-
For a 2 BHK - I need to pay the builder approx 7 lacs today. Till the possession which is Dec 2014 as of now, the builder will be paying the interest to the bank. Me paying nothing. The banker explained me that I would save approx 6 lacs of rupees for 2 years by not paying EMI. And I can invest it somewhere else and get returns. Looks lucrative.
Do you all see anything fishy over here?
Also I have been 2 times to the site. I do not find any labours or any work going on. Did anyone else see any development?

Quite interestingly, I visited this site so called "Ani Eco Zone" near K R Puram.. People are willing to construct houses in this layout, but builders are not supporting to the owners of layout. How many people have taken fitout possession? Is there any information about it?
The builder is saying that OC will come in about 6-8 months. What is the point to taking fitout possession other than paying the builder the full amount?
Why is the builder charging CAM from 31st, October? My understanding is that as long as the builder doesn't given possession (full possession where I can live in the building) they have possession of the property and therefore any maintenance is their responsibility. How can this be transferred to the buyer without giving possession?

Hi Rashmi...the builder of Sark One is quoting Rs 1.25 crore as initial price of the villas. But i find it lil more expensive .the location seems to be a little remote from wikipamia. Construction quality and building plan is Good
Cons
Although they Phase-1 is successfully delivered, 60 % interiors in the phase-1 is still pending
Most of the flooring is not completed above Floor-4
Work is very very slow,
they promised me to handover the flat by Aug-2012, but after hard fight i got it in Apr-13, i am almost the 3-4 occupant in the 72 flats in the building
Forgot about the amenities he promised, those will take at least 3-4 years
Mainly day to day Maintenance is pathetic
No Proper Power supply yet,
Lifts don’t work, they say there is voltage,
No Power Backup yet
Even no Internet, they are saying it will take atleast to get the internet in the community
Builder need a lot of experience to run this much community

I would suggest you to install an application which record's the conversation. This way you can record the threatening conversation and file an official complaint against the builders. Ushering in a policy of affordable housing in Gurgaon and other prime areas of the state, the Haryana government plans to build 1.25 lakh flats under the first phase. The size and price of these flats will be decided by the government and allotment will be done through draw of lots.
A senior official said deadlines will be set for the projects.
“Proposals will be decided on first-come-first-serve basis. Developers will have to furnish bank guarantees of 15 per cent of the total realisation from projects in Gurgaon, Faridabad, Panchkula, Panchkula Extension and Kalka-Pinjore. It will be 10 per cent in other areas,” the official said.
As incentive to developers, there will be no licence fee and infrastructure charge for these projects. The floor area ratio will be 225 as against the 175 permitted in group housing projects. Ground coverage will be 50 per cent as against the usual 35 per cent.
Applications have already been received for 86 projects and more developers are in the queue,

I am interested in buying a 2 bdr apartment in Chennai. After a lot of research and site visits, i have narrowed down my choices to Pristine Acres Plaza in Perumbakkam and KGS Sunny side in SIPCOT, Siruseri OMR.
