Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

I have not much idea on the project Mr Singh.. But one thing is there, whether the approvals are not ready or not, the price list is always ready and keeps rising.. I don't understand why builders are more iterested in money than in being legally and ethically right..

On Monday UP stamps and registration department declared the new circle rates for Noida and Greater Noida, keeping in mind about the slum in the real estate sector. From August 1 this new circle rate will work. Kindly discuss.

Hi, Mrs Lal, there are issue with the construction quality for ATS, but for Olive county is on narrow road but it's well place next to hindon canal and I have been to the society and very pleasant air due to water flowing just next to it. So Olive Country is a better project to invest
But my frnds i have a feeling that Olive county was good at Rs 4500 sq ft or around that value, anything more than that will either stagnate or as society grows old will depreciate with lots of land bank opening up around NH 24 and NE.

According to my knowledge, they are offering 2-3-4 luxury bhks with 1385 -2275 sq ft area. They are quoting Rs 7000 per sq ft now. Launching price was bit low, hence appreciation has already taken place !!

Actually, there was a time when IDFC badly wanted to buy a stake in this project and at that time the laws prevented them from buying although the stake was huge, a controlling stake by taking on the debt of Rs 1,600 crore for a token Re 1. And to answer why they are backing out, they are just not interested to buy a stake now, their priorities have changed I guess.

See the NHAI was dissatisfied with the way in which the expressway was being operated and the disagreements that it had with the concessionaire. So, the change of ownership was seen as a solution to the problem.

Yeas, the Noida Extension, land issues are solved...but the project land is around 105 acres.. but in between that, a Mandir is located. Hence the land division become a problem for authority. There is a confusion going around between the builder and the authority.

Hmmm, for 1 bhk they have 835 sq ft and 855 sq ft. fro 2 bhk they have 1060 sq ft and for 3 bhk according to my knowledge they have 1350,1435,1560 and 1600 sq ft ..

Guys, some more information : Greater Noida is situated approximately 55 mins. (52 km.) from the IGI International Airport in Delhi, 45 mins. (42 km.) from Connaught Place, Delhi via Noida-GreaterNoida Expressway. The region is located approximately 20-25 mins. away from Noida.

Hi Guys, As per my knowledge, the much-awaited Faridabad-Noida-Ghaziabad Expressway is finally coming on track and will provide fast connectivity to daily commuters of the area once complete; apart from this, it is also emerging as an excellent stretch for real estate development.
Hi Richa, According to me, the development authority is carrying on a demolition drive to remove the encroachments along the FNG corridor and speed up work. Today, FNG has become a very important infrastructural project, not just for real estate development but also as a facilitator of smooth traffic for the multiplying vehicular movement across the NCR. It is due to such factors that we are clearing hurdles to make way for early delivery of the project. Also, officials have been on their toes and are trying to resolve all legal issues between farmers and the Noida authority, so that work does not come to a standstill.

Hi Anup, when i enquired i was told that the possession can be expected by Dec 2016 and they have around 462 units for sale. As far as amenities are concerned, the apartments are fitted with Diakins VRV air conditioners wherein one outdoor unit is connected to multiple indoor unit and each indoor unit can be separately controlled by the user and has insulated roofs for maximum energy conversations. There are just 2 apartment on each floor so there is privacy for each flat. Auto sensor based car entry system, intercom facility, gas pipelines, integrated TV and networking facility, 24 hrs water supply , recreation centers, clubs and gymnasium are some of the features.

Hi Abhishek, Secor 76 ia quite a hot locality at the time and you can expect an increase of 20+lakhs in another 2-3 years. projected increase in rates is approximataely 35-40%.
I agree with suneet, moreover the area has projects from reputed builders like mahagun, skytech , elite etc. sector 76 is just 5 kms from noida city center metro station and 6-7 kms from the Noida-greater noida expressway. The prices are sure to boom.

Hi.. yes it is their new project that is in Pre launch phase...in Indirapuram and on the NH 24. The builder too has made a name for itself over the years and in the NCR area.
I was told that right now in this pre launch phase they are selling at a sale price of Rs 3850/sqft + other charges... this rate is for the ground and first 2-4 floors, the upper floors cost less with the flats in 9 and10th floor being around Rs 3700/sqft..

Well this 14 acres township is located near to Shubharti university on the Delhi Rourkee bypass road. the area has institutions on one side and residential complexes of the other side of this by pass. Sushant city by Ansals is just 2-3 kms away and just opposite the MIT engineering college.

Hi, I'm sure that all developers will be very happy with this and will welcome this move.. i have heard that currently the developers have to approach about 40 agencies and the whole process takes more than a year... this further delays the project so buyers will also benefit . The sector will get more transparency and professionalism with this and other developments in the sector.

Hi Anup Goyal, In my point of view ,the real boost for Gurgaon was because of its closeness to the airport. A new airport near Noida will change the face of the area. Roads will change and get lit up, law and order will improve, hotels will come up and the area will get cleaned.
@ Anup, As per my knowledge, on the newly developed Yamuna Expressway, where India's only Formula 1 track exists, several developers such as Supertech, ATS, Gaursons, Jaypee and others have launched real estate projects over the past few years. Definitely this location will have an ideal infrastructure.

In my point of view, another reason why so many army personnel have sold off their flats is that of late, their prices have shot up exponentially because of their favourable location. With the 7th pay commissions plan of 23.55% hike in salaries making rounds, it was extremely crucial on RBIs behalf to come out with a no-change review keeping in mind its anxieties on the inflation rate in future. The banks are still to pass on these benefits to the customers in comparison to repo rate reductions by RBI till date, Thus, giving the RBI reasons to hold back. If the commodity prices, including food and oil are kept under leash, rate reduction in next policy review is sure to follow.

Q: In May 2011, I bought a 3-BHK flat in Sector 120 Noida. The rate has changed from 2700 to 4700 psf. Property size 1670 sqft. The handover is scheduled in next month. I am paying an EMI of Rs. 18000 pm. The registration is yet to happen which will require another 3-4 lakhs. Kindly advice if I should keep this property and get the registration done to give it on rent (approx 17k) as i live in a different city. Or should i sell it before registration and invest somewhere else.

Hi Karunesh, First of all real estate is always a good option for investment and appreciation. Now about your question as compared to other regions other than Noida like Gurgaon, Bhiwadi, Faridabad etc. you can check stats any time just google it and you will find noida is far more better in terms of planned development,prices and appreciation. In appreciation Noida and Noida extention never failed and it is still in developing phase so prices will definitely goes up in a good ratio.
And if you want to invest in other place then i would suggest you to go for Yamuna Expressway because of all the ongoing and upcoming things there like F1 Track, Night safari, proposed airport, international universities, big industries, IT companies etc. The place is already very famous because of the expressway which one of its kind. But for this place you need to have patience for 3-4 yrs after investment to get a handsome return.
