You can ask for the floor plan issued by BBMP. Even you can ask the builder to provide you the approval documents from government authority

Q: I am planning to buy a 2bhk resale flat in Charitha Gardens at Marathahalli bridge. In the SBI website this is listed as approved for loan. But residents say that it is B katha. I am confused. How SBI has approved it? How much is the deviation there? is there any water issue? Is there any litigation? Is it worth buying? please provide your feedback on this project ASAP?
Latest Answer: I would advice you to go to your nearest SBI bank and check if they are giving home loan for this project or not. I do not think SBI will approve B Khata properties. You can avail home loan form other banks as well :)

Latest Answer: Hi Anusha, It is a 6 years old property. The project has been approved by BBMP, A Khata is there and all the nationalized banks are providing home loan for this project. Both Cauvery water and bore well water are available

Latest Answer: I heard that most of the New projects are having quality issues. Also not sure if construction will be delayed. Most of the new projects are quite away from city. At least the resale once are like we get what we see. Some already might have proper docs. Thats why I feel Resale is better. Let me know if I am wrong.

Q: Has anybody got any feedback on quality of Aaspire Heights? Quality looks good from outside but few flats in 4th floor have lot of cracks on the ceilings and walls. People in the office there don't show the flats properly. Anybody checked the documents? Did they get all approvals? Are there any legal issues? Can the builder be relied upon? Please reply ASAP. Latest Answer: I am resident and co-owner of this apartment. This is sad and true that things are not pretty well. This is co-development project where land owner gets all sort of favour from builder and apartment buyers get all sort of bullied treatment from builder and landowner. Landowner is not paying any maintenance since beginning and the "so-called" good people of apartments set their own society rules and collect maintenance. Till date no one had shown the accounts. Builders has very bad attitude and nonchalant behaviour on issues raised. I don't wnat to go-on and on. Rest you better understand about the situation.
