The thing is schemes evolving flats can be avoided and there are some good RTM projects/Flats might be available but since it is GNA project it will be completed. Q: Hi one of my friend has booked a plot in an unauthorised colony of delhi, Krishna Park in Devli. ten years back he got that land for 5l and today the price of the property is 40l. i m surprised to know, why the price of the property has increased so drastically , the areas has no parks or offices, even the prople livving around are middle class and there are no proper roads and the area looks like a village only? i m surprised and regreting my decision of buying a flat 10 years back.

I think even claim that the government did not have the right to take over the service lane and green belt area since the owners are paying for the land. The company call ACE Realtor. peice of land is behind ruby hospital(about 4km). but the company offers me a receipe and a agreement paper of notary. but wat if the company disappear after having half of my money. i cnt go n search for them. they says it take one month for goverment court procedures. what shud i do & what precaution shud i take before buying it plz help. coz if i loose the money i will in great debt n cant ever get back again

I have asked about this, agents told me that from 14000 to 20000 Basic depending on where the plot is located. There are 4 kinds of Independent floors at TDI. 1. TDI My Floors are delivered (some families, including my uncle moved there) 2. TDI Tuscan (on 200 Sq Yds) under construction, advanced, possession in 6 months 3. TDI Tuscan exclusive (on 250 Sq Yds) sample ready, follow up on success of Tuscan 4. TDI Affordable homes (on 178 Sq Yds) this land was not a part of project initially, was acquired and later added to the master plan. SO i will conclude, that due to the proximity of Landran junction and University, the flat concept seems to be working very well for TDI, investors and end users. Hi, they launched this project in 2009 and the launching price was Rs 2750 per sq ft and now the price is Rs 3500 per sq ft. There is a chance of appreciation in near future looking at the location of the project.
Hi, this project is located in NH 24 also FNG is just a kilometer away. The rapid metro line is also coming up, hence the connectivity of the area is good and expecting a good appreciation of the place.

Hey Guys, Have you heard as per the Delhi Development Authority land pooling scheme, there are 2types of land pooling declared so far? Kindly discuss.
If you are thinking after the pooling what will happen to the land ,that DDA will keep? DDA will keep hold of 40% to 60% of land ,after pooling to use it for development of infrastructure and use it for specific purposes. To make Delhi a better place , infrastructure needs to be upgraded, developed. Keeping in mind of this DDA will utilize that land.

Hence the appreciation of the project is good. The area will also develop very quickly. The project is already close to Malls, SEZs, IT Parks, Hotels and other Colonies etc.

true, but you need to think that Noida extension, is now totally occupied with constructions. Although projects are giving possession, but no on can live there before 2017. hence if you engage your money now... you wont get a good future returns before 2020.. if no roads and water line is there, how wil people even buy units for resale???

See, the main reason real estate have become bit uncomfortable is the rise in price!!The basic reason is the scarcity of land in the cities.There are several reasons for this: states have zoning restrictions, land-use rules and so on.

Hi Sufia, As per my knowledge, in year 2010 Noida had average residential price is around 1750/sq-ft. But current market says in year 2014, the price moved to 3300/sq-ft. In year 2009, Crossing republik had average residential price is around 1860/sq-ft. After many ups& downs this price moved to 3750/sq-ft in year 2014. It's a remarkable change for crossing republik. And Raj nagar extension had average residential price around 1350/sq-ft in year 2011. But now this price impressive hike by touching 3200/sq-ft in year 2014.

Hi, Sector 4 Noida extension, was a big question for every one. The issues that this sector has faced are like land litigation, Bank approvals, environment approvals. But at last there are many projects that's coming out successfully in this area. You can also go this area and check out how many new projects are coming up.Secondly i would like to suggest that book flat in Noida extension, but avoid some project which comes under some disputed villages..where SC is still to give the Judgements.

See i have surveyed this area, according to my report the industrial roads is minimum 24m wide, and peripheral road is a 24 m loop and 12 m access roads to individual plots.Which makes the road of the sector proper and best.
I would also like to add that, New Delhi main station is just under 1 hr drive from G.Noida. The Railway Station at Boraki on Delhi-Kolkata line offers quick access to South Delhi and Noida. The most amazing thing is the link between Dadri and Tughlakabad which is coming up, and will connect Greater Noida with the Eastern and Western Main Lines.I have also gone through the news that there is a proposed International Airport at Greater Noida.

Hi, this is a project by Lotus, who is a good and reputed builder. They are coming uo with many projects like lotus peak, Lotus Bolevered and all... This is one of them, they are offering 3 and 4 bhks, with a sq ft size of 3650-4300-5300 sq ft. The price they are quoting is Rs 6905 per sq ft as BSP then additional charges.
The banks that have approved the project are ICICI, Axis, Standred Chartered.. The project is also approved by Noida Authority... Are ypu looking for investment or end use??

All investment in Dwarka expressway will have almost double returns, this is what the broker told me when i asked the same question. I guess frnd the returns of investment need time. If you give time return will be more and good. In the case of this project.. the brand is good... market value of the project is good and also have a good connectivity.. i feel you will have double returns by the time the project is delivered.

well Lohit... this is the case with almost all the developing nations...water mismanagement along with fluctuating climatic conditions has lead to water crisis.
yea and due to poor treatment infrastructure, the amount of waste water treated is quite less... and such untreated water causes much pollution. this cannot even be used for irrigation as it reduces the crop yield..

Hi Guys, I got to know from the news that the Urban Development Ministry has suggested plans connecting of user charges to inflation to finance Smart Cities. Is it genuine?
Let's assume an extraordinary water project is engaged for providing 24-hour water in a proposed Smart City then, according to the proposal, a few charges would be demanded to cover the operation costs as well as maintenance costs. Rohtak is an emerging center as of now... rohtak although being part of the NCR is quite far..around 70 kms from Delhi... national highway 10 connects rohtak to Delhi and there are plans by the NHAI (national highway authority of India) to upgrade it to a 6 lane.. this will still take time..

Yea, it seems there is trouble with land acquiring as in the Mukundpur-Shiv Vihar corridor . Originally the line was to start operations from the Shiv Vihar side, but now its changed plans and making operations from the Mukundpur side.
It seems that the land in the shiv vihar side ahas many trees and these needs to be cut for the metro.. but the rule says that in that case the trees needs to be planted elsewhere and this substitute land is still not identified or sanctioned.

Earlier, a concessionaire could exit only two years after the start of commercial operations for contracts awarded after 2009. For projects awarded before 2009, a complete exit was not allowed.

In the current climate, the valuation of road projects will be in the lower side, so even if a concessionaire wants to exit a project, he might not get the right valuation.
That is why the private sector developers have been staying away from road projects due to insufficient funding and land acquisition concerns, forcing the government to scrap awards on PPP this year. The ministry has now decided to award projects on the government-funded route.

Hi Mr Akash, The 5:25 scheme is aimed at correcting an asset-liability mismatch faced by banks wherein banks could not offer long-term loans to infrastructure projects.Banks rarely lend beyond five or seven years, but infrastructure projects can take up to 25 years to be viable.banks can’t raise money for that long a period to fund their requirements. The 5:25 scheme allows banks to think of the project in five-year windows. After that period, the borrower will pay back the loan through takeout financing provided by other banks.
In my point of view, infrastructure projects that are suffering from loan structuring issues due to short tenure of financing will be certainly benefited if the government extends the 5:25 scheme to existing infrastructure projects. It will also address the issue of bad loans (and loans threatening to turn bad) on the books of state-run banks.

Hi Sufia, As per my knowledge, the Delhi Development Authority (DDA) has postponed the computerised draw of lots for its Housing Scheme 2014,which was going to be held on November 17. This unfortunate delay was because for the technical reasons. It is expected that this draw will resume in four to five days.
Hi Sufia, In my point of view, the draw process was taking around 6-7 hours during its testing and the housing authority wanted to bring down that time period. DDA had originally planned to hold the draw in the second week of this month but technical reasons forced it to delay it.

G.F, flats are allotted under reserve quota to P.H. category registrants under 1% reserve quota. No locality choice in the registration under NPRS-79, AAY-89 & JHRS-96.

Asper my knowledge, the court gave two months to HUDA to address the issue. After two months the petitioners moved court for contempt of court by HUDA, which had failed to abide by the court’s order. In response, the court slapped a fine of Rs 50,000 on HUDA apart from telling it to refund money to the plot owners.

Hi Neeraj, In my point of view, major advantages of living in this area is connectivity , transportation & infrastructure. The Blue Line of the Metro, which starts from Dwarka, connects Vikaspuri to Connaught Place, Pragati Maidan, Anand Vihar ISBT and Vaishali. Vikaspuri will also benefit from the Delhi Metro's Phase III, which will be completed by March 2016. The metro station is barely a km away. It is also well served by autos and rickshaws. It is well connected to the airport, railway station and ISBT.
@ Neeraj, Yes Mr Tushar, i agreed with you. Vikash puri is a very nice area with decent residential environment. This is a great location in Delhi. Very safe and preferred location for living purpose. This location has great schools, excellent shopping stores, hospital and great people to live. A big central park at the location is very positive. Mostly service class people stay here in a family environment.

Hi Subho, As per my knowledge, the difference between the freehold & leasehold property is the ownership and control of land. As the proprietor, you can basically do what you wish with your home gave you keep within planning rules. In leasehold; the ownership is given by the govt for residency of 99 years. It is conceivable to extend the leasehold to up to 999 years, if owner wishes to augment the lease.
Well Subho, now a days all apartments are not in lease hold, many flats are now coming as freehold too. Property tax needs to be deposited each year in case of freehold property. But in case of leasehold property, comparatively rent amount is quite low. Some areas of Delhi, permits you to convert leasehold property to freehold property. There are set of rules & regulations for this conversion.

Hi friends, I have some information about this builder as i have inquired about this project. Morpheus developers have completed one project in Noida, Sec-78 which is Morpheus Greens. Their second project was Morpheus Bluebell which was initiated in 2010 but its construction is still going on. It had one more project as Morpheus Violet which stopped after few months of its launch. So, before taking any decision check all the due diligence for a safe riding.
Right Jay....... I have been a victum of the buy back scheme Morpheus Pratiksha has introduced. I invested in sec 2013 and they promised to return the money at rate of 30%. When the time came to get my hard earned money back, and I deposited the cheque in the bank, it got returned with a note, insufficient fund. I have all the MOU and other documents. Can any one suggest what should I do next.

Hi Vijay!! Yes, you can register the apartment in multiple people's name. It can only create a problem when you go for home loan bcz banks issue loan for individual or for blood relation jointly but as per your query you are purchasing in cash so you can do the registration in multiple people's name.
I am agree with Jeet...... But remember, while you go for sale, 3 of you should be present and need to sign in front of the registrar. And in future, if any one of you are not agree or not interested to sell then both of you can't sale it.

Q: I am having a flat in lotus boulevard no idea. I have been waiting for the builder to handover posession of the flat since Feb 13. ThE builder is to pay penalty for delay in handing over posession as per the agreement. Though there is no clause effecting penalty due to delayed payment of an instalment however the builder is indicating dependency of penalty on timely payment of all instalments. Also he is invoking force mature clause for work held up due to issue with NGT. Requested advice on what should be done to get maximum penalty benefit.

@Aveek, It's good idea Aveek before going for booking. You should check all the legal approvals and verify it by a property lawyer and you should move further. For a 2BHK + 2T, booking amount will be Rs.2Lakh, for a 3BHK + 2T and 3T, you will have to pay Rs.3Lakh each. But you all have to remember that Anti-trust regulator CCI has dismissed a complaint of anti-competitive practices made against realty player M R Proview Realtech. The allegations were that the company imposed unfair conditions with regard to its project in Ghaziabad, Uttar Pradesh. Competition Commission of India (CCI) considered services of development and sale of residential flats in Ghaziabad as the relevant market for the case and rejected the case.
Yes, i am agree with Karan. Last year, CCI said presence of other builders in the relevant market indicates that M R Proview is not enjoying dominant position and the buyers had options to buy flats from other developers in the relevant geographic market. The buyer did not seem to be dependent on the opposite party (M R Proview). Thus, rejecting the allegations, CCI said there is no prima-facie evidence of violating Section 4 of the Competition Act. Section 4 pertains to abuse of dominant market position.
