Q: I have been alloted flat in Tower-A and have paid amounts as per their advise. I have taken loan from HDFC Ltd. About 95% amount has been paid and still possession is not possible before year end. Though it may take another couple of years for the area to develop but I understand that at least 25% flats might be occupied once possession is given. I need to move by early next year. Let us be in contact with each other and those who wish to move soon after possession.

Hi Baldeep ,as of now there are no pre-launch stages now in any of the projects. Noida/Greater Noida authorities do not allow the project launch before the due diligence has been done from the developer's side. So, investing in any launched project is safe. You know i have heard that Amrapali has collected 30% of BSP from all the homebuyers with a warning that they will cancel bookings if 3rd 10% not paid by 16th dec 2012. Even they are putting interest randomly on people who had made their payments on time. They were also confronted by the buyers and they said this interest has to be paid only if you default payment beyond 16th dec although interest was built into the payable amount. See if your are not owner or the co owner in the property, then it will be problem for any tax benefit rather you will not get also on the loan repayment and interest payments even though you may be a joit borrower and the loan might have been given based on your salary. Q: I VISITED SILICON City site last week. I have booked a flat in Tower F. The work on this tower is extremely slow. The work progress of work in this tower is almost NIL in the past three months.Specification as promised by the builder is not being followed. See, investing in Noida extension is itself is a risk,.. because the land issue is yet not solve and there are many confusion about the verdict... there are still clashes between the builders, government and the farmers. but the area will boom up within 3 years. that time the future return you will get!! :) will be more than the you take now.

Guys the fact is true , i have gone through few reports that some real estate experts have also expressed a similar opinion about the issue.. :(

Hello Dinesh, there are 2bhks of 1020sqft and 3 bhks of 1300sqft that are avaialble for a basic sale price of Rs 2400-2500/sqft. which means that an all inclusive 2bhk will cost you around Rs 30Lakhs. this is a high rise building and if you are ok with the top floors that is 10th floor and above you can get it for around Rs 28Lakhs...

Hi Ravi, Since none of the builder neither harmed me nor benefited so it may not be good to spoil someone's sale because one point may be bad in my opinion but may be good for others so I will just compare on few points from buyer (end user) perspective only, not sure how much informative it will be. But I also like you to make at least 2-3 site visits and roam at least one km in all direction from your desired project then you will visualize the future shape within specified time frame , discuss with local people as much as you can !! This is the best experience in my opinion to finalize any project.

Q: The society lacks basic necessity like water quality, security, green area. The lift doesnot have sensor so one need to press all button which is not effective. Only 2 lift at basement 1. Security is a big concern, there are numerous attempt of theft from back side as wall are of 5 ft height only. No guard on the back of society. Hi , GDA's Housing Scheme is good, it fails to impress on some points. The scheme is for flats that are still not ready and will take another 3-4 years before they are ready for possession. Secondly, as far as pricing is concerned, a 2BHK unit is offered at an estimated cost of Rs 52.79 lakh which is almost at par with what private developers are asking for a ready-for-possession flat or one that would be ready in the next three to six months .
